DOG-FRIENDLY POLICY: We're pet lovers and welcome your furry friends! Please Note:

• $200 per dog, per stay.
• Only hypoallergenic dogs are allowed on the property.
• Dogs are not permitted on beds or furniture. Cleaning fees will apply if fur is found, starting at $100 for additional cleaning.
• Must be potty trained and NOT menstruating - If urine, feces, or blood are found on beds, furniture, and/or rugs, fees start at $100 for extra cleaning time and any long-lasting damage will result in deduction from security deposit matching the cost of replacement.
• Please clean up after your dog. Failure to adhere to this policy may result in a charge of up to $400 to the security deposit.
• When outside, please keep your dog on a leash (there are coyotes in the High Desert, which present danger to unleashed dogs)
• Please deposit waste in a plastic bag and place it in the garbage bin.

• You may not exceed the number of people stated on your reservation confirmation at any time without prior approval (regardless of whether they are staying the night or just visiting). If you violate these rules, we reserve the right to charge additional guest fees starting at $75 per person per night. • Your sole right to use the property begins with the 4PM check-in and ends at the 10AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in writing in advance. If you violate these rules, we reserve the right to charge 50% of the daily rate (with a minimum of $100) for an early arrival and/or late check-out. • Recreational vehicles, camping or other overnight accommodations outside the home are not allowed. Violations of this policy will result in termination of the reservation with no refund. • We do not guarantee the speed or availability of internet service. Internet service is provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you are used to. No illegal or abusive use of the Internet access is allowed. • We do not guarantee pool heating availability. This should be requested at least 3 days in advance of any stay to ensure availability of propane, and to allow us to schedule in advance with our cleaners. • The pool is usually heated up to 82 degrees. This means the pool temperature will be between 78-82 degrees, depending on outside weather and temperatures. We heat to 82 degrees to maintain the pool heat within this range. Any requests for a higher temperature will result in higher pool heating fees, in accordance with the propane costs to heat such a large body of water. • Cell service may not be available at the property due to the rural nature and geography of the area. • The High Desert occasionally has power outages. We are not responsible for any general outages of Southern California Edison. • Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service. • If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid. • Smoking is not allowed inside the house or on the property. We will charge a minimum of $250 upon finding any sign of smoking, including cigarette waste on the grounds. • Propane firepits or fireplaces may not be used for burnin •Pickleball Nets & Basketball Court: Guests are strictly prohibited from moving, adjusting, leaning on, climbing over, or otherwise handling the pickleball nets. If you would like to use the court for full-court basketball, please contact us 48 hours prior to checking, and we will be happy to arrange for the court to be converted prior to your use. Any unauthorized handling of or damage to the pickleball nets may result in a minimum $250 fine. If the cost to repair or replace a damaged net exceeds $250, the guest will be responsible for the full repair or replacement cost. • We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, and unauthorized late check-out. • By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable orders from the State of California regarding COVID-19. • We do not allow firearms on the property. If you are a firearms carrier, your firearm must remain off the property. • Payment terms. Payments are due 50% at booking date and 50% at 60 days before check-in (or at the time of reservation if less than the days for either payment). • Deposit policy. A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout.
