Overnight Maximum: 6 persons total.

Guest must register all overnight guest full legal first & last names (for insurance and the safety of the community). Please provide full names upon booking on messaging thread. Day visitors only with Host’s written approval; first and last names must be provided in advance. Unauthorized visitors may cause immediate termination without refund.

Guest Verification and Digital Boarding Pass:

To ensure the safety and security of our property and community, we require all guests to complete a secure identity verification process before check-in. This is a required step for every reservation.

This verification is handled through a secure and private platform, EnsoConnect, an official trusted partner of Airbnb. As part of this screening process for legal compliance, you will be asked to:

1. Provide essential screening information, including your full name, email, phone number, date of birth, and address. We require this information to prevent fraud and to ensure we have a reliable way to contact you for any issues during your stay.
2. Upload a photo of your government-issued ID and a selfie for identity confirmation.
3. Review and sign our rental agreement.
4. A required $5750 security deposit hold (returned after your stay provided no damage found).

The information you provide is encrypted and used solely for identity confirmation in compliance with local regulations and to protect against fraud. Your privacy is our top priority.

Your Digital Boarding Pass:

Completing your digital boarding pass is a quick and essential step to confirm your reservation and receive your check-in details. For your convenience, your digital boarding pass will be sent to your email at three key times: right after booking, 30 days before your arrival, and the night before check-in.

Once you've completed this step, you will see a digital welcome book with all of our recommendations and things to do. Your digital boarding pass will also display your home address, Wi-Fi details, check-in instructions, and the property access code. The access code will appear at 4 PM on your check-in day unless early check-in has been pre-approved.

Keeping it Comfy & Safe: • Our smart Minut system monitors noise levels • Exterior cameras watch over the hot tub and outdoor areas only • Your indoor privacy? Absolutely guaranteed! No interior cameras

House Love: • No smoking/vaping indoors. Smoking permitted 20 ft from the house with proper cleanup. Fee: $1,000 + cleaning if violated. • No pets allowed. Unauthorized pets = $500 + cleaning/repair. • No events, parties, or large gatherings. Violation = removal without refund + $1,000 fee. • Quiet hours: 10 PM – 7 AM. • Please respect neighbors at all times. • Park in the driveway only (can fit up to 2 vehicles). No overnight street parking. • Trash bins out to the curb Monday after 6 PM for trash pick up on Tuesdays (every other week is recycle pick up) • Treat home with care. Excessive mess or tampering with smoke detectors, cameras, or noise sensors may result in fees up to $1,000 plus costs.

Guest agrees to: • Use Premises for residential lodging only. • Comply with occupancy and safety rules. • Not alter or tamper with locks, alarms, smoke detectors, or safety/security equipment. • Report any damage, accident, or hazard immediately to the Host.
