■ RENTAL AGREEMENT SIGNATURE - You will be sent a Rental Agreement. Signing and returning the rental agreement is a requirement for staying at this property. If you do not sign the rental agreement within 24 hours of booking, your booking may be canceled.

■ CHECK IN / CHECK OUT - CHECK-IN is 4:00PM or later. CHECK-OUT is at 10AM. Check-in and Check-out times are Strictly Enforced

■ EARLY CHECK-IN/ LATE CHECK OUT - We can OCCASSIONALLY offer an early check in/out for an additional fee. If available, this can only be set up 7 DAYS prior to your stay. Please inquire if you are interested. If you stay late, past your check out time, you will be charged $100/hr. If you arrive early, you're welcome to enjoy the grounds, jump into the resort pool, or spend some time exploring Branson.

■ AGE - All guests must be 25+ with the exception of children with their parents.

■ QUIET HOURS – Quiet hours are 10 PM to 8AM Daily. Please be a courteous guest and respectful to your neighbors.

■ WINDOW SHADES – The window shades in the main living areas are automated and are run by the keypad on the wall in the upstairs and downstairs living areas respectively. Please do not try to manually raise or lower the blinds. The keypad numbers correspond with each set up windows starting with the number one from the south. To raise or lower the shades simply push the corresponding numbers and push the up or down arrow and the shades will automatically open or close. If you have any issues with the blinds please report them immediately and we will have it addressed. The shades in the bedroom are manual and can be lifted or raised by manually grabbing the plastic hand piece in the center and pulling down to close or lifting up to raise. Any damage to the blinds during your stay will be charged to your security deposit and/or you will be responsible for any cost to repair after your stay.

■ HOT TUB - Absolutely NO GLASS or food near the hot tub. NO BUBBLES, NO SALTS OR OILS can be added to the hot tub. You must shower first and wear a swim suit (not clothes) in the hot tub. Hot Tub is serviced every week and may not be available for use during that timeframe.

■ SECURITY CAMERA - There are security cameras looking toward the entry/parking area and the pool. They are NOT pointed toward hot tubs or other private places. This security system is in place for your protection. If you touch or tamper with the cameras, you will be asked to leave the property immediately. We strive to host a home in a safe environment and this is for your protection.

■ NO SMOKING - This is a NON-SMOKING / VAPING cabin. NO SMOKING OF ANY KIND IS PERMITTED. If you smoke in the cabin, you will be evicted with no refund AND charged a $250 fee.

■ UNCONTROLLABLE SITUATION - NO REFUNDS for weather/natural disasters/power outages/other things that are beyond our control. If this is a concern, please purchase TRAVEL INSURANCE for coverage.

■ PETS – One or Two Dogs may be accepted. Prior approval is required and size and breed restrictions apply please check with owner prior to booking. Pets are not allowed on the furniture or bedding. An Additional Pet Cleaning Fee of $200 will be collected after a confirmed booking. An additional refundable pet deposit may also apply. A signed pet agreement is required. Pets must be on a leash in all outdoor areas. Pets are not to be left unattended and all pet waste should be disposed of properly on the property or in the common areas.

■ FIRE PIT / FIREPLACE - Never, under any circumstance, put something flammable in the fire pit or fireplace. Do not cook any food or roast marshmallows in the fire pit or fireplace. The fireplace is electric and for warmth only. If you have trouble using it, please see the guest manual. The fire pit is propane and runs from a propane tank.

■ CRITTERS - We have the cabin on a regular pest control schedule to help minimize the possibility of insects and critters. However, this is a lake area and some insects are unavoidable. You can occasionally expect to see critters (bugs, spiders, ants, squirrels, frogs, etc.) in or around the cabin. If this is a concern for you, a place further from the water may be a better fit for you. Please help us by keeping the floors swept, sweets in the fridge, and trash cleaned up.

■ PRIVATE POOL - Our private pool is for the enjoyment of our guests only. It is gated, although, you are responsible for supervising your guests in and around the pool at all times. If you have issues with using the private pool please alert management as soon as possible. The pool is cleaned every week. If the pool needs attention please contact us immediately. There is no life guard on duty at the pool. No Jumping/Diving is allowed at any pool. Children 14 years old and under must be accompanied and supervised by an adult.

■ RESORT POOL- There are two outdoor resort pools and a Lazy River. There are also two indoor resort pools. The resort pools are available to all the guests at the resort. There is no life guard on duty at the pools. No Jumping/Diving is allowed at any pool. Children 14 years old and under must be accompanied and supervised by an adult.

■ MISC - No drugs. No parties or events. No fireworks on the property. No live fires. No weapons. Do not throw things other than TP into toilet. No re-arranging furniture. No glitter, confetti, or candles in the cabin.

■ SECURITY DEPOSIT - A $300 security deposit will be held on your card. This will not be charged unless a rule is broken or the property is damaged. The hold will released within 10 days after your stay. Security deposit will be processed by host on guest's credit card.

■ SECURITY DEPOSIT PENALTIES

**Stolen towels: $10 per towel, no matter the size.

** Smoking in the home: $250 minimum.

**Late Checkout Past 10am without our consent. $100 minimum and up to $100 per hour past your check-out time.

**Excessive Guests: If additional guests over the confirmed reservation are staying you could be charged up to $50 per guest.

**Excessive Cleaning if place is left filthy with trash everywhere. $150

We want you to enjoy your stay and last day. Please do not worry about cleaning chores. No need to strip beds or start laundry or dishes. When you are ready to check out, we only ask that you put everything back where you found it when you arrived. We will send you a message with a few things to remember the day before checkout. Please be sure to throw your trash away and lock up when you leave.
