Maximum occupancy 8 guests.

The 4% resort fee included in the quote is the required resort fee that must be charged and does not allow access to the Durango Mountain Club. For an additional (and optional) 4% resort fee, you will have access to the Durango Mountain Club which includes an outdoor heated pool with slide, outdoor hot tub, and workout facility. When booking, you will see the option to purchase the extra amenities for the additional 4%.

This home is pet friendly! We allow a maximum of 2 dogs and the pet fee is $40/day (for a max $250 per stay).

12. CANCELATIONS:
    72 Hours: Full Refund Minus 4% Credit Card Transaction Fee 61 -30 Days: 50% Refund Minus 4% Credit Card Processing Fee 30 Days and less: Forfeit all fees paid.

13. DAMAGE WAIVER FEE: Covers unintentional damages to the rental unit that occur during your stay up to a maximum of $10,000. Any damages that exceed $10,000 will be charged to the credit card on file. .

RULES & REGULATIONS

1. CHECK-IN TIME is AFTER 4 p.m. MST AND CHECK-OUT TIME is 10 a.m. MST. No early check-ins. This agreement does not create a tenancy or residence. You must depart at the appropriate time.

2. MAXIMUM OCCUPANCY: Note that the maximum occupancy allowed is noted at the description. Please do not exceed the maximum occupancy. Violations can result in termination of your stay without refund.

3. SUPPLIES: Upon arrival, the property will have several days supply of toilet paper, paper towels, dishwashing liquid, dishwasher detergent, laundry detergent (if applicable), bar soap, shampoo, conditioner, body wash, lotion, and liquid hand soap in the kitchen. If you are missing supplies upon arrival, please contact us. If you run out during your stay, please purchase more as required.

4. CLEANING FEE: A departure cleaning fee has been charged. However, if the property is left exceptionally dirty/trashed and additional cleaning time is required beyond the norm, you will be charged for the additional time. Please ensure that all dishes are put in the dishwasher and start the dishwasher the morning you depart.

5. NO SMOKING: This is a non-smoking property (marijuana or tobacco) and pets are not permitted, unless the home is pet friendly, and the $25/day pet fee (Max $250) has been paid. Please note the maximum number of pets is two (2). Please do not bring more than two pets and please clean up after your pets.

6. MINIMUM AGE: We will not rent to anyone under 25 years of age unless accompanied by an adult guardian or parent.

7. EVENTS: Events such as weddings, reunions, rehearsal dinners or any type of gathering of more than 150% of the properties sleeping occupancy are not allowed without prior written authorization from Modern VRM.

8. WEAPONS: To ensure the safety of all of our guests, guns are forbidden on the property at all times, even if the guests has a concealed-carry permit.

9. INDEMNIFICATON: Guest agrees to indemnify and hold the Homeowner and Modern VRM LLC and its Agents, harmless from any liability for personal injury or property damage sustained by Guest or parties invited onto the property by Guest.

10. SUBSTITUTION: In the event that the property reserved becomes unavailable for any reason, Modern VRM LLLC will make all reasonable efforts to accommodate Guest in a comparable or superior property. If no alternative property is available that is suitable for your needs, Modern VRM LLC will refund all payments and deposits in full and no further obligation expected of either party.

11. DAMAGE WAIVER FEE: Covers unintentional damages to the rental unit that occur during your stay up to a maximum of 210,000. Any damages that exceed $20,000 will be charged to the credit card on file.

12. FALSIFIED RESERVATIONS: Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.

13. INCLEMENT WEATHER POLICY: Though we wish you a wonderful stay with wonderful weather, it cannot be guaranteed. No refunds will be given in the event of inclement weather, lack of snow or poor skiing conditions.

14. MAINTENANCE AND ACCESS: Modern VRM LLC (or its designated agent) has the right to enter the Home at any time during the guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time or if the Home is unavailable for any reason as determined in our discretion, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

15. DAILY MAID SERVICE: There is no daily maid service. We can provide daily maid service for an additional fee if available.

16. DISPOSAL: Please do not put potato, carrot, onion peels etc. in the disposal.

17. WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance. These rules do not replace the terms and conditions set for the in the Rental Agreement signed at booking.

18. COVID 19 WAIVER AND RELEASE: Renter/Guest is aware of the Coronavirus/Covid

19. Pandemic, its risks and recommended safety guidelines, and desires for Modern VRM LLC to book the home for the Renter/Guest’s use. Renter/Guest is staying at the property entirely at its own risk. Renter/Guest acknowledges that Modern VRM has not and is not able to independently inspect or test the properties for the presence of Covid 19 and is unable to otherwise verify that any property is free from the Covid 19 virus. Renter/Guest hereby waives any and all claims against, covenants not to sue, and releases Modern VMR LLC, and Owner any liability related to Covid 19.
