-All Garbage must be bagged and stowed in the garbage cans. Do NOT leave it on the porch or on the ground. Animals will find it and make a mess. -Smoking (any type/product including vaping) only allowed outside, with windows closed so smoke/smells stay outside. Charges will be passed on for smoking-related cleaning of the house or the yard.

• Add’l “add-on” guests, pls discuss with us prior to rental. Add'l Overnight guests- $15/guest/night. Add'l Day Guests might be a fee, depending on how many guests. The number of guests in your rental should be appropriate for the number of beds you use Pets are permitted with prior approval. Our pet fee is $200 FOR ONE DOG. ADDITIONAL DOGS ARE ADD'L FEES. PLS MESSAGE US FOR DETAILS.
• We work hard to make our property as safe as possible, but we have a pond, stairs, and woods. Pls watch children carefully. This home is our labor of love. If you make a mess, If you move something, put it back it. Basic cleaning supplies are throughout the property. This rental includes two homes that also rent independently. Any item moved from one property to the other should be returned to its original location. Additional cleaning expenses will be passed on to guests that don't return items. Evergreen Acres is perfect for large RESPECTFUL family and friend gatherings. If your group is large and you are gathering to celebrate a special occasion, please discuss with us to ensure our property is a good fit and discuss possible additional event charges.
  It is the renter's responsibility to communicate to the property owners an ACCURATE GUEST COUNT. Ex: Some renting platforms show a max of 16 guests, but you will have >16 guests. Bottonline: If the numbers on your reservation don't match your number of guests, pls. message us immediately to handle ADDITIONAL GUEST FEES prior to your arrival.

We have security cameras on the front porch , parking areas, and along the property lines. To ensure a peaceful stay for everyone, please keep noise levels low after 10 PM. For the comfort of all guests and neighbors, we have noise and smoke monitors in place both inside and outside the home. In order to better respect our neighbors, effective immediately, guests will not have access to the back pond or any wooded areas. You will still have access to the pond behind the barn. Please stay within the front or back yards and respect the clearly marked property boundaries, indicated by the tree line and signs. Our neighbors strictly enforce a No Trespassing policy. If you have any questions about the boundaries, please don’t hesitate to reach out. Evergreen Acres features an accessible entry ramp at the front of the house, making arrival and entry easier for guests with mobility needs. A shower chair and bedside commode are also available upon request. Primary guest must be at least 25 years old and present for the duration of the stay. To help maintain the property, guests are not permitted to hang, mount, tape, glue, or hammer nails, screws, hooks, decorations, signs, banners, or other items onto any walls, ceilings, doors, or surfaces within the property.

Any damage resulting from the installation or removal of such items, including holes, paint damage, residue, or other repairs, will result in additional charges to cover the cost of restoration.
