RENTER REQUIREMENTS
The person booking the reservation is considered the primary guest. The guest must be at least 25 years of age to reserve the home and must occupy the rental property for the entire duration of the stay. Please be advised that the name on all documents must match; name of guest on Rental Agreement, name on credit/debit card provided for payment, name on photo ID.
All other persons occupying the home are considered to be the guest's invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest's invitees. All reservations are booked in the specific home chosen for the number of persons detailed within for the dates reserved and the home cannot be sublet, shared or assigned. No other persons other than the invitees contained herein may use the accommodation.
SMOKING / PET POLICY
Smoking and pets are not permitted in our vacation homes. Failure to observe these rules will result in a deep clean charge against your security deposit.
POOL HEAT
Pool heat is an optional amenity available at most vacation homes upon request for an additional fee. Pool heat must be purchased for the duration of the stay. The daily rate plus sales tax for pool heat may vary by vacation home. If purchased, pool heaters operate on a timer for approximately 12 hours per day. Guest understands that the water heats gradually over this period and that during the cooler months the pool heater may not heat up to the desired temperature, as it is subject the ambient temperatures over which the owner and Reunion Resort have no control. Guest acknowledges that no refunds will be issued due to the inability of a pool heater to heat a pool to desired temperature during the cooler months.
Please note that it may take 12-24 hours for a pool or spa to reach its peak temperature. Pool heaters are designed to heat water temperature to approximately 10 degrees above the ambient air temperature. There is no option to only heat the spa as it is using the same water as the pool. The pool heaters operate on a timer and are set to come on in the morning and go off in the evening, therefore there will be some cooling off overnight when the air temperature drops. Guests are not permitted to access the pool heater at any time during their stay, this must be done by a trained engineer.
POOL CLEANING
Most properties with pools do not have screened in enclosures. This means that outside leaves, sand, pests, or inclement weather may impact the condition of your pool. Each home is scheduled for pool cleanings twice a week on specific days. If you want to schedule additional pool cleanings it can be available at a cost. Reunion Resort will not compensate for debris getting into pool or onto pool deck from in between cleanings.
REFRIGERATORS
To ensure your refrigerator is functioning as intended:
• Upon arrival, food at room temperature can take 2-3 hours to cool to refrigerator temperature. The more often the refrigerator is left open the longer food & beverage will take to cool
• Do not cover any vents on the inside of the refrigerator with food or beverage, this can cause the refrigerator not to cool.
• Do not over load the refrigerator with food and beverage, this can cause the refrigerator to not cool to temperature
• With freezers, please do not leave freezers open more than is needed, keeping the freezer open can freeze water lines which can impact or disable the water dispenser or ice maker.
AIR CONDITIONING
To ensure your air conditioner is functioning as intended: Air conditioning in any rental property should not be set below 72 Degrees Fahrenheit (22 Degrees Celsius) by the guests. Setting the thermostat to a lower temperature will not cool the property quicker. This may result in the system freezing up. If this occurs, the air conditioning will have to be turned off to allow the unit to defrost. The guest will have no air conditioning during this time and will be responsible for the technician's call-out charges. If you notice the windows have condensation that is a definite sign the air conditioning temperature is set too low and there is a risk of freezing the air conditioning unit, again resulting in no air conditioning. Please keep windows and doors closed when not in use. If your windows and doors are left open your air conditioner is forced to work harder and may freeze up resulting in no cool air.
RESORT POLICIES
By state law, occupancy of your rental home may not exceed what is posted for each rental property. For the home you reserved, the maximum occupancy is {reservations.unit_max_occupants}. This includes children under two years of age.
The rental home is not to be used to host large parties or events. Any guest having an event or party exceeding the maximum occupancy of the rental home, or any action that may be deemed or interpreted as intent to have an event or party exceeding the maximum occupancy of the rental home, will be removed without refund.
Drug use is prohibited in or near the property. Guests are not allowed to use the property for any immoral or unlawful purpose. Any guests who violate any law or ordinance will be removed without refund.
Reunion Resort has a strict noise ordinance of 10:00 PM. Guests who do not comply and disrupt the peace after 10:00 PM will be required to vacate the property without refund.
Please be aware that parking of RVs, campers, trailers or boats anywhere on the resort, including the driveway of the home, is prohibited.
Vacation Rental Homes that include elevators are for home owner use only. There are a few homes that offer exceptions that would be outlined on Reunion Resort home website description.
Use of garage, fireplaces, or firepits are prohibited for guests; they are for the use of the vacation home owner only.
All homes are provided with a basic starter supply of toiletries and kitchen supplies. Guests are responsible for purchasing additional supplies as needed for the duration of their stay.
Some of the bedroom accommodations of the home will feature a bunk bed. The upper bunks are specifically allocated for individuals with a weight limit of 175 pounds (79 kg) or less to ensure optimal comfort and safety.
Any Vacation Rental home features that are intended for children (i.e., slides, ladders, play areas, etc.) are for child use only and weight should not exceed 100 pounds.
The Resort is cashless. If you plan to utilize the outlets and amenities during your stay, please ensure to have a credit or debit card for payment.
Package handling and storage fees will apply for inbound and outbound packages.
All property descriptions provided on the website(s) are made in good faith. Reunion Resort and the owner(s) of the property accept no liability whatsoever for errors or omissions. Minor changes to homes may not be reflected in website photos.
RIGHT OF ENTRY
Guest agrees that Reunion Resort reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate.
SECURITY & SAFETY RISKS
Always lock doors and windows when you leave the vacation home. When you rent the vacation home, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the vacation home. Reunion Resort does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazard.
INDEMNIFICATION & HOLD HARMLESS
While Reunion Resort and its property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose.
Reunion Resort facilities and vacation home amenities are used at the guest’s and invitees’ own risk. Reunion Resort and the vacation home owner(s) accept no responsibility for any personal loss, injury or illness, and shall not be held liable for the safety of the guest or their invitees.
The vacation rental home will be inspected prior to arrival to ensure that the property is clean and in good repair. Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. In the event the property sustains equipment malfunction or a system failure, including but not limited to water, sewer, electrical, gas, plumbing, mechanical, appliances, pool heater, Reunion Resort and vacation home owner(s) shall not be held liable for damages and no refunds will be given for such failures. However, Reunion Resort will make every effort to promptly repair or replace the failed system or equipment, and in such event, Guest agrees to permit Reunion Resort or its service provider to have reasonable access to the property to inspect and make repairs. In the event of failure of equipment, guest must notify Reunion Resort within one business day. The resort will have 24 hours to tend to the request and attempt to rectify the issue.
Reunion Resort and vacation home owner(s) do not accept liability for lost or stolen personal property of the guest or invitees during the duration of the reservation.
Reunion Resort is a growing resort community where there is a chance of nearby construction or utility work occurring at any time without notice that has the potential to cause disturbances beyond our control. Reunion Resort has no control over construction projects, utility work, noise or schedules and cannot predict construction plans. The resort is not to be held responsible for any construction noise or nuisance during your stay. With the exception of emergency utility work, construction must adhere to county ordinances and HOA guidelines regarding noise, hours of work being completed, etc. No refunds will be given in the event of nearby construction or utility work.
Guest understands that use of the pool located at the vacation home is entirely at the guest’s and invitees’ own risk. Diving, horseplay or running around the pool are is prohibited. Each vacation home is equipped with a pool fence or pool alarm. The guest must immediately report any problems with the pool alarm or pool fence. Guest is prohibited from tampering with the pool alarm. Any person tampering with or disconnecting pool alarms commits a misdemeanor of the second degree, punishable by a $5000 fine or one year in jail. Guest understands that Reunion Resort and vacation home owner(s) are not responsible in the case of accident or illness during the duration of the reservation.
Reunion Resort and vacation home owner(s) do not accept liability for the failure of public supplies such as electric, gas, water, BBQ or telephone/internet (wifi) our any action taken in the vicinity of the vacation home reserved.
Reunion Resort and home owner(s) do not accept any liability for the failure of air conditioning system, pool heater, game room and theatre room electronics, or any household appliances, though urgent steps will be taken to rectify any problem.
The use of the BBQ is at the guest’s and invitees’ own risk and Reunion Resort will not accept responsibility for any injury of any kind that may arise from the use of such.
This property is located within a golf course community, and stray golf balls may enter the premises at any time. By entering and occupying this property, guests voluntarily assume all risks associated with potential contact or damage caused by golf balls. The owner and management shall not be held liable for any injuries, damages, or losses resulting from golf balls or golf-related activities, as these events are outside of our control.
Due to Florida's climate and tropical landscape, you may encounter common types of pests within your unit. In the event you have a concern, please notify the Front Desk so we can send our dedicated pest control company out to inspect and safely treat if necessary. We ask that you ensure food is not left out overnight that may attract ants into the unit from the outside.
