REQUIRED:

1. Signed Rental Agreement: A signed rental agreement is required upon booking.
2. Security Hold: Guests must submit a credit card deposit as an off-platform security hold. The hold will be placed 2 days prior to arrival and released 3-7 days after departure, assuming no damages are reported. In rare cases where we need to retain part of the deposit, we will communicate with you before doing so. Our overall reviews average 4.9+ with over 800 five star reviews, clearly this would not be the case if we were not fair.

HOUSE RULES: Enjoy & Relax! Our top priority is that you have a great time. Make yourself at home and enjoy your stay!

No Smoking or Vaping: Smoking or vaping of any kind is strictly prohibited inside the house. Violations will result in forfeiture of your deposit.

Respect Neighbors: Guests and permitted visitors (within property occupancy limits) must be respectful of neighbors and local residents.

Pets: Well-behaved dogs are welcome (sorry, no cats), with a maximum of 2 dogs per stay. The pet fee is $95 per pet. Guests bringing pets without prior approval or payment will be charged $250 per pet. Please report pets in advance to help us remain pet-friendly.

Shoes Off Inside: Please remove your shoes when inside the house to help us keep floors clean, especially from hard-to-remove sap.

Elderly Guests & Stairs: If elderly guests are part of your group, be aware that some properties (Retreats 1, 2, 4) have steep stairs. For homes such as Retreats 7, 8, 9, 10 & 17, a full stairway is required to access the main floor. Contact us for mobility concerns.

Fireworks & Hazardous Materials: Fireworks and other hazardous materials are strictly prohibited in or around the property, especially in Shasta County.

No External Wood Fires: Wood fires are not allowed on or near the property due to high fire danger. A gas firepit is provided for your use.

OTHER KEY INFORMATION & CONDITIONS: Supervise Children Closely: Please monitor children at all times, particularly around amenities such as hot tubs (available at certain retreats), the lake (no lifeguard), steep slopes, high decks, and internal stairs. Wild animals are also common in the area.

Property Offered "As-Is": While we strive to ensure everything is functioning perfectly (internet, hot tub, TV, appliances, etc.), we cannot guarantee the operation of all amenities. We will, however, do our best to address any issues quickly if reported during your stay.

Use Amenities Responsibly: Hot tubs, pellet stoves, decks, trails, lakes, and pools can be dangerous if not used properly. Ensure close supervision of children and always follow safety instructions.

Vacation Use Only: The property is to be used for vacation purposes only. Please maintain the cleanliness of the house and report any accidental damages during your stay.

Liability Waiver: Guests waive and release any claims against the owners or managers for injuries or damages sustained on or near the property, including common facilities or amenities. Use them at your own risk.

Utility Outages: Occasional power, water, internet, or TV outages may occur beyond our control. No refunds or compensation will be provided for these outages.

No Refunds for Shortened Stays or Unforeseen Events: There will be no refunds due to shortened stays or unexpected events such as weather, lake conditions, or personal emergencies.

Lake Levels & Boat Access: Shasta Lake is a reservoir, and water levels can vary greatly, affecting views, marina access, and boating. Please check lake levels on our website before your stay.

Check-Out Requirements: At check-out, please wash and put away any dishes, return any moved furniture to its original location, dispose of all food from the refrigerator, and take out the trash.

Wildfire Advisory: Forest fires are common in Northern California during the summer and fall. Depending on wind direction, you may experience smoke or haze.
