Located on the first floor of a three-story building, this condo provides your group with full access to the entire level. The layout features 3 bedrooms and 2 bathrooms, offering plenty of space to spread out. The sleeping arrangements accommodate up to 8 guests, featuring a queen bed in the master suite, a private bedroom with one queen, and a third bedroom containing one queen and one twin. Additionally, a full pullout is available in the living room for extra guests.

Inside, you will find many ways to relax and unwind, from hotel-quality mattresses and towels to spacious tubs perfect for a bath bomb. The home includes a fully equipped kitchen for preparing full meals and a private balcony where you can sip your morning coffee while soaking in the Florida sun. For the full "Ray" experience, a record table and some of Ray Charles' top records are provided to celebrate the life of a musical genius.

Set in the historical, residential neighborhood of Lincolnville, the property is surrounded by picturesque charm and deep city history. This flourishing area is home to local favorites like Blue Hen, Preserved, and Dog Rose Brewery, all within a few minutes' walk. You are perfectly positioned for exploration: an 8-minute walk to downtown King Street, a 6-minute walk to the Lightner Museum, and a 15-minute drive to Saint Augustine beach.

Practicalities include two dedicated off-street parking spaces in the back of the building, allowing you to leave your car and explore on foot. Please note that the building's entrances and elevator are shared amenities and require a private code for entry.

House Rules & Policies:

• Check-in: 4:00 PM | Check-out: 11:00 AM (Late check-outs are not accommodated; a $50 fee applies for guests staying past checkout).
• No pets are allowed at any time due to owner allergies.
• Smoking, vaping, and illegal drugs (including marijuana) are strictly prohibited inside the home; fines up to $300 may apply.
• Quiet hours are enforced from 10 PM to 8 AM per city ordinance.
• No parties: This home is not suitable for bachelor/bachelorette parties or large gatherings. Wedding groups are only accepted if the entire building is booked and require prior approval and an extra security deposit.
• Primary guest must be at least 21 and present for the duration of the stay.
• Security cameras are active in the back parking lot and stairwell for guest protection.
• All reservations must complete guest verification and sign a Rental Agreement, choosing between a Damage Waiver or a refundable Security Deposit.
