We appreciate hosting wonderful guests at Tatum House. In order to keep this dedicated vacation rental as lovely as its photos, we use a management software outside of Airbnb. You will soon be receiving an email requiring indentification verification, and for you to sign a rental agreement. The following is a synopsis of what will arrive after you reserve Tatum House.
Requesting a reservation indicates you agree to follow House Rules/Additional Rules, and the Check-Out List:
You must be 25 years old to rent Tatum House.
You cannot book a reservation through Airbnb unless you are staying on the property yourself. Third party booking is not allowed. Once you book, your photo ID must be sent to us via this platform within 24 hrs.' along with a statement that you agree to abide by our house rules.
We do not offer luggage drop off prior to check-in.
Each adult guest must read the House Rules as well as the House Manual located on the kitchen island upon check in.
We want your stay to be amazing so if you need anything or have questions please contact us via the Airbnb message center immediately. Also, if something breaks or stops working, do not wait until check-out to inform us.
Tatum House sleeps 10 people in beds. There are three kings, and four twins (two sets of bunk beds with a weight capacity of 250 lbs for each mattress). Sofas are not considered beds, do not use them as such.
SMOKING: Smoking/vaping of any variety is not permitted anywhere on the property. If smoking (any substance) is detected or any smoke odor is found in the home after your departure, a fine of $500 will be issued.
NO DRUG USE: Please do not use drugs of any kind in this home. A fee of $500 will be charged if drugs are detected in the home.
PET POLICY: NO pets of any kind are allowed on the property.
If your stay includes a Tuesday: Trash/Recycle pick up starts early Wednesday morning. Please take both bins to the sidewalk every Tuesday night.
DAMAGED/MISSING ITEMS: If anything should break during your stay, please let us know asap rather than the turnover team finding out when they arrive.
The contents of this home (furniture, artwork, dishes, etc.) are photographed and video logged before and after each guest stay. In the event any items are missing or damaged, a fee may be charged for repair or replacement.
DECORATIONS: Please do not hang any items or objects whatsoever from the windows, walls, or ceilings (including the use of nails, tape, tacks, or adhesive material). Glitter, confetti (or anything similar), and or piñatas are not allowed.
BBQ: Please clean grill and grill utensils after use. PLEASE USE EXTREME CAUTION WHEN DOING THIS A $65 fee will be assessed to any guest that does not clean the BBQ. You do not have to clean below the grill.
At no time are fireworks to be discharged on the property.
NOISE LEVELS: This is business in a residential neighborhood, noise complaints are taken seriously. Please be mindful of the neighbors and reduce noise outside after 10 PM. NEIGHBORS WILL CALL US AND THE POLICE, AND A FINE WILL BE ISSUED FOR VIOLATING NOISE ORDINANCES. Additionally, you may be asked to leave the home immediately if the police are called to the home for noise complaints and violations - remaining reservation is non-refundable.
AIR CONDITIONING / HEATING: Please make sure all windows and doors are closed when the AC / Heat is on. During peak summer heat the air conditioning will keep the house pleasant, not ice-box cold.
INCLEMENT WEATHER: Please make sure the windows and doors are completely closed during stormy weather. Also, we’d appreciate if you would adjust the umbrellas to the down position in the event of high winds.
TOWELS AND LINENS: The gray towels are only for indoor bathing use; not for wiping up messes. For those of you with spray tans, please use the black bath towels. The striped Turkish towels are for the pool and outdoor use, but again, not for wiping up messes. There is a basket of rags in the laundry room, and a mop and bucket in the garage if you need to clean up a mess. If you wash towels or linens during your stay, please separate by color to avoid color bleeding (no colored towels of any kind should be washed with white towels). Instructions in laundry room and house manual as well.
CLEANLINESS: Please treat this home with respect and leave the home in the condition you found it. If you move anything from its original location, then return it before checking out. Failure to leave the home in a reasonable condition may result in an additional cleaning fee.
PERSONAL BELONGINGS: Please do not leave important personal belongings or valuables unsecured. The rental will not be held liable for the loss of guest property.
Please NOTE: The entire perimeter of the backyard is fenced in, but the pool IS NOT fenced in separately. Please make sure that all children or people who cannot swim are cared for accordingly.
The Pool is not a diving depth so NO DIVING from any areas into the pool. This is for your own safety.
The pool doesn’t have a lifeguard or fencing around it and if you decide to use the pool, the risk and liabilities are yours. Use it at your own risk.
Please do not allow anyone to enter the pool or backyard without being accompanied by an adult.
No glass by the pool. If broken glass is found in the back yard, it will result in a $500 fee.
No events or parties with outside groups or individuals are allowed.
This property cannot be used for purposes identified in the City of Phoenix Ordinance Section 10-195(c). The City of Phoenix short-term registration number for this property is 2021-0846.
ADDITIONAL FEES
POOL HEATING: Heating the spa is included in your daily rate. it heats quickly so please turn it off at night.
Pool heat is available Oct-May at a cost of $95+tax per day.
If Tatum House is left in a filthy chaotic disarray causing our cleaning crew to work longer hours than typical to clean, sanitize, and reset for our next guests, you will be charged $150/per extra hour they
must work. Thankfully, we have yet to utilize this option, but it must be stated.
We follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. NoiseAware is a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is 100% privacy compliant and is required on this property. There are two exterior security surveillance cameras located to the left of the main entrance, and one that views the driveway. If you have any questions, please ask.
A mid-stay cleaning is required for reservations over 14 days. The fee of $325 will be charged at the time of check-in.
Easy Check Out List:
Check out time is 11:00 AM.
Take kitchen trash and recycle to the bins in the garage.
Clean all dishes/pans/etc. Load dishwasher, and start using HEAVY CLEANING CYCLE.
Leave all towels and bath mats on the floor of the laundry room. (do not start wash)
Make sure the pool vacuum is plugged in.
Clean the BBQ if you used it.
Lower outdoor umbrellas.
Close and lock all doors/sliders/windows including door to garage and side garage door.
We work hard to provide an exceptional experience to every guest of Tatum House; it really is a special place. We have hosted the most wonderful people, and enjoyed every minute getting to know them through this format. We ask all guests to please be respectful, and follow the above mentioned "House Rules" including "Additional rules" and the "Easy Check Out List."
