This includes the parking space as our cleaners can't go in to clean if you are in our parking space. ❗❗No glass at or near the pool & no smoking/vaping of any kind anywhere on the complex grounds and not even on the patio. ❗❗ ➢ This is NOT A HOTEL. There is no "front desk". Please contact us and we will communicate with the office on your behalf. ➢ Unauthorized late checkouts (Airbnb Overstay Policy). Anything over 15 min will incur a fee = to the nightly rate you paid. This includes returning our key fob in the designated spot by 11am. ➢ No tampering, unplugging, or covering any devices. ➢ No unregistered guests in the unit, visiting, entering the complex, sneaking in, or inviting them to the common areas. We can't go over the stated capacity. ➢ We require guests to upload a selfie in your profile photo that way we know who is checking in. ➢ We provide a "starter set" of toiletries, shampoo, additional supplies will need to be purchased by you. ➢ Quiet Time is 8 PM to 10 AM, ☆No running, stomping or hard shoes in the unit. ➢ Please do not rapidly drop more than 2 degrees at a time. Please do not go below 70 without prior written approval. Both of these actions will freeze the system and the AC will stop working. Please let us know if you would like it lower than 70. - If is is done without permission and the AC freezes over, you will be responsible for the costs incurred to hire a vendor and you will be at the mercy of their timetable to fix. ➢ Not responsible for injuries sustained during your stay. ➢ Left items. $75 shipping & handling fee. ➢ Lock-out fees are $75 and must be pre-paid. ➢ We provide 1 access fob or key. If we provide you with a physical key to access our unit and you misplaced or lost it, the fee is $250 to rekey the whole lock. $50 will need to be paid prior to a new key being provided. ➢ Lost or stolen fob or key not returned will incur $250 fee each. ➢ Lost/misplaced key or fob - we cannot guarantee you will get another during your stay and you will lose access to the amenities or unit. Fee of $250 to replace will need to be paid before we order another. The time it takes to get another may be long. Please don't go to the office asking for one. They will only communicate with us on this. ➢ No 3rd party bookings ➢ Do not park outside of where we designate in your check-in instructions. If you do and are towed, it will be at your expense. You must have updated tags. ➢ Amenity Closures/Non-functioning - Amenities are public and owned by a 3rd party. You are able to use them, however, we are not responsible or financially liable in the event of any closures of the complex amenities or anything outside of the unit itself. We list these amenities as an option for you to use during your stay. ➢ We do not permit any Airbnb services or experiences on this property, including 3rd-party bookings made through the Airbnb Experiences platform. Any guest who attempts to host or bring an Airbnb related service or Experience onto the premises without prior written approval will have their reservation cancelled immediately with no refund issued. *Unauthorized pets, parties or smoking - $500 fine. *Unauthorized individuals - $50 per person per day.
