★ IDENTIFICATION AND GUEST PROFILE ★ Please provide a valid state picture ID prior to check-in. This is required by my insurance and for safety, just as you would expect when checking in at a hotel.

If your profile has no reviews, IDs of all guests over age 18 will be required within 48 hours of your reservation.

We require that the guest who made the reservation has their ID verified with Airbnb before they arrive and is present for the reservation. Profile photo must be a valid and current photo.

★ NO VAPING, SMOKING OR FIRE OF ANY SORT INSIDE★ If you smoke outside, please dispose of your butts in the trash bin.

★ NO PARTIES ★ No more than 6 adults max are allowed. No loud music or gatherings of more than the guests authorized under the reservation.

★ DOORS & WINDOWS ★ Please make sure windows and doors are locked when leaving, simply press the lock button upon exit. Keep doors and windows closed while the central A/C is in use and to keep critters and bugs out of the home.

To enjoy the outdoor breeze, make yourself comfortable on the porch, the decks or the firepit area.

★ FIRE PIT, GRILL AND FIREWOOD ★ No open fires in the fire pit before 4pm, per county/town rules. Firewood is provided but if wet or low, it can be purchased at a nearby gas station or store for about $3-5. Please ensure the grill cover is properly placed and secured with its velcro straps, and remember to place the safety log back on top for extra support.

★ SHOES ★ Keep shoes to a minimum indoors. After hiking, swimming etc., shoes are often wet and muddy. Please use the boot scrapers next to each door to clean shoes as needed.

★ FOOD ★ Basic condiments provided. Help yourself to the spices, oil etc. If you found you used large amounts of these items, please pay it forward for the next guest to enjoy and replace them.

★ NO FOOD CONSUMPTION IN BEDROOMS ★ Critters, mice and insects are a part of a mountain home and I want to have a comfortable clean home for everyone to enjoy. Please keep food consumption to designated areas.

★ BOOKS, MAGAZINES, COLORING BOOKS, BOARD & CARD GAMES ★ Please enjoy them but leave them for the next guests to enjoy.

★ NO UNAUTHORIZED LATE CHECK-OUT ★ We have a $100 per hour unapproved late checkout fee.

★ QUIET HOURS AND NOISE ★ Enjoy yourselves! Our amenities are for you to sit outside and relax 24/7, but please do so with our neighbors in mind. We observe Page County quiet hours, which defines evening time as "the local time between the hours of 11:00pm and 6:00am Sunday through Thursday and between 12:00am and 6:00am Friday and Saturday."

Outside of quiet hours, please refrain from yelling or playing loud music outdoors.

★ CRITTERS ★ Insects, spiders and other critters are common in a mountain/rural home. We do what we can to keep them out, including regular professional pest control service. That said, even in professionally cleaned homes like ours, spiderwebs can appear overnight. Please do your part and keep doors and unscreened windows closed as much as possible.

★ HOT TUB ★ Please shower before using the hot tub. No pets, spilled alcohol, excessive lotion/sunscreen, bubble bath, or foreign objects in the hot tub. Close the cover when not in use. Any hot tub non-compliance that requires a drain and fill after your departure will result in a maintenance fee of $200.

Also, please double-check that the hot tub is closed and that the long wind straps, which cross from the back to the front, are securely latched. These small actions are a huge help in preventing damage and ensuring the amenities remain in great condition for future stays. Thank you so much for your cooperation!

★ DOGS ★ Our pet fee is charged through the platform at the time of booking when you add canine guests to your reservation. If you need to add a dog to your reservation, please submit an alteration request or reach out and we can send you an alteration request. Note: 3 dogs max.

Please disclose all canine guests, both visiting and overnight. Please keep your pups on a leash outside of fenced areas. The main drive is shared, so other people may be driving or walking nearby, and interactions with wildlife may occur.

Please pick up all pet waste. Please keep dogs off beds and furniture or bring your own covers and sheets to protect the beds and furniture.

★ NO DAILY MAID SERVICE ★ Linens and bath towels (plus extras) are included, daily maid service is not included. On-site laundry is available for use at some properties. Nearby laundry facilities are available. if you require additional linens, please let me know and I can arrange a drop off.

★ STEALING ★ My trusted friend and cleaner takes inventory of everything in the home after each check out. If you are caught stealing a claim will be filed.

★ FALSIFIED INFORMATION & RESERVATIONS ★ Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. This includes false or misleading statements about the age and/or number of guests who will be staying at the property.
