A few house rules just to keep us all on the same page:
- No parties or events allowed. Please ask us directly if you plan on having guests not staying at home. We may or not be able to accommodate.
- No unregistered guests allowed.
- Quiet Time is enforced 10 pm - 8 am.
- No smoking allowed, $1000 fine for any violation.
- No illegal substances allowed on the premises.
- No confetti, it can be challenging to clean. We encourage you to decorate and celebrate in other creative ways that do not involve confetti. Need ideas? Just ask us :)
- Water balloons need to be picked up and properly disposed of.
Add Ons:
• Pool heating is available upon request for $65 per day. Kindly let us know at least 24 hours in advance so we can ensure the water is perfectly prepared for your arrival.
• Additional guests may be allowed with prior approval.
• Early arrivals and late departures may be available upon request.
• Early check-in between 1–3 PM may be arranged for a $100 service fee
• Late checkout until 11 AM is complimentary when our schedule allows
• For extended flexibility, we’re happy to reserve the night before or after your stay at 50% of the nightly rate
•For same-day adjustments, a $100 rescheduling fee may apply if our housekeeping team is able to accommodate

RENTAL AGREEMENT:
THE PARTIES. This Short-Term Rental Agreement (“Agreement”) between the guests and host:
THE PREMISES. The Host agrees to lease the described property to the Guest, and the Guest agrees to rent from the Host:
Policies and House Rules:
Smoking Policy – smoking is only permitted outdoors and should be done at least 10 feet away from the doors. This policy is in place to ensure the comfort and safety of all our guests and to maintain a pleasant environment within our premises.
NO CONFETTI ALLOWED. Please be advised that the use of confetti is strictly prohibited in this property. This includes any form of confetti, glitter, or similar materials.
Guest Responsibilities – Guest will not have parties, make loud noise or do anything that could disturb the neighbors. Guest is responsible for keeping the Rental Property and all its fixtures and furnishings clean, sanitary and free of any damage. Guest will not use couches or sectional sofa for sleeping. Guest will not sit on couches or sectional sofa with bare skin (clothing required, shorts, shirts etc). Guest will not use decorative bedding and pillows for sleeping, Guest will remove decorative bedding and pillows and use blankets, linens and pillows underneath for sleeping. Whenever leaving house, Guest will lock all doors and windows. Guest is responsible for costs to replace any missing items from the Rental Property. Guest is responsible for the cost to clean, replace or repair any damage to the Rental Property or any of its contents. Any breakage, damage, dirt/mess/stains requiring excessive cleaning to Rental Property or its contents or any other costs incurred by Homeowner due to Guest’s stay at the Rental Property will be charged to the Guest. Prior to Checking-out Guest will put all debris, rubbish and discards in the trash cans adjacent to the garage, all dishes, plates, utensils, pots, pans, etc. must be washed and stored as they were found upon Check-In (if not done additional cleaning fees may apply). Guest will leave all dirty beach towels on top of washing machine, place all bath towels and washcloths on bathroom counters. Upon check out Guest will lock all doors/windows and shut off lights.
Indemnification and Hold Harmless – Guest agrees to indemnify and hold harmless the Homeowner for any liabilities, theft, damage, cost or expense whatsoever (including but not limited to attorneys’ fees) arising from or related to any claim or litigation which may arise out of or in connection with Guests use and occupancy of the Rental Property including but not limited to any claim or liability for personal injury, damage or theft of property or infringement of intellectual property rights (e.g., illegally downloading video, audio or text files via any internet service located at the Rental Property) which is caused, made, incurred or sustained by Homeowner. Homeowner is not providing any other warranty of any kind, except as otherwise expressly provided herein, whether written or oral, statutory or contractual, express or implied, including, without limitation, THE WARRANTY OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE OR USE, which are hereby expressly excluded. The term “Homeowner” as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The term “Guest,” as used in this Agreement shall include Guest’s heirs, successors, assigns, invitees, representatives and other persons in or on the Rental Property during Guests occupancy (without regard to whether such persons have authority under this Agreement to be upon the premises), where the context requires or permits.
Violation of Agreement – If Guest violates any of the conditions of this Agreement, Homeowner may terminate this Agreement and enter Rental Property. Upon notice of termination of this Agreement, Guest shall vacate the Rental Property immediately and forfeit all Rental Fees, Cleaning Fees, and Property Damage Protection.
Chargebacks – Guest agrees not to initiate any chargebacks with their payment provider for any portion of the rental amount, cleaning fee, or additional charges related to their stay. Disputes regarding the stay should be handled directly with the Host. Guest acknowledges that the rental charges are for services rendered and that chargebacks are not an appropriate or lawful method for seeking a refund under these circumstances.
Pool – Guest understands that pool area is a liability and waives all liabilities of Host and assumes all liabilities. Cameras are on site and only viewed on an as needed basis in case of emergency or injury.
Agreement – This Agreement, together with the attachments referenced herein and attached hereto, constitutes the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. No modification of this Agreement shall be binding on either party unless it is in writing signed by both parties. Each section, subsection or paragraph of this Agreement shall be deemed severable and if for any reason any portion of this Agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this Agreement. THE PARTIES ACKNOWLEDGE THAT THEY HAVE READ THIS AGREEMENT, UNDERSTAND IT, AND AGREE TO BE BOUND BY ITS TERMS AND CONDITIONS.
