By booking this home, you agree to the following rules and policies. These rules are strictly enforced.

-Damage, Cleaning & Responsibility: The home is inspected before and after each stay. A $95 damage waiver is included and covers accidental damage up to $1,500

Guests are responsible for: Damage beyond the waiver coverage Missing items Excessive cleaning

Charges may be applied to the card on file for damages, missing items, excessive cleaning, or fines This waiver is not insurance and does not cover intentional or excessive damage.

-Maximum Occupancy & Registered Guests Only: Occupancy is limited to the number of beds provided: Twin beds sleep 1 guest Queen/King beds sleep 2 guests

Only registered guests may be on the property. Extra or unregistered guests are not allowed without prior written approval Each unauthorized guest may be charged 10% of the nightly rate Violations may result in immediate eviction without refund

-Minimum Age Requirement: The primary guest must be 30 years or older, provide valid ID if requested, and remain at the property for the entire stay. Failure to meet this requirement will result in denied check-in with no refund.

-No Parties, Events, Pets, or Smoking: No parties, events, or large gatherings. No pets. No smoking or vaping indoors.

Violations may result in: Immediate eviction No refund

Additional fees, including: Unregistered pet: $1,000 Indoor smoking: $500 Excessive cleaning or damage as applicable

-Quiet Hours & Noise Policy: Quiet hours are 10:00 PM – 7:00 AM, per local ordinance.

Excessive noise, music, or disturbances may result in: Immediate eviction $500 fine No refund for remaining nights

-Check-In & Check-Out: Check-in: After 4:00 PM Check-out: By 11:00 AM

Early check-in or late check-out must be approved in advance and may include an additional fee. Unauthorized late check-out may be charged $100 per 30 minutes.

-Cleaning Fees: A professional cleaning fee is required and non-refundable.

Additional fees may apply for excessive mess, including: Excessively dirty home: $500 Extra garbage: $35 per bag Displaced furniture: $100 per item Broken glass in or around pool: $500

-Pool & Spa Rules (If Applicable): Use at your own risk No glass in or around the pool Children must be supervised at all times Pool heating is optional, costs extra, and must be arranged before arrival Pool heat is not guaranteed to reach a specific temperature

-Inspections & Maintenance Access: Occasional inspections or maintenance may be required to ensure systems are operating properly. Guests agree to allow access with reasonable notice Emergency access may occur without notice

-Security Cameras: Exterior security cameras are installed for safety and property protection. There are no cameras inside the home.

-Lost Items: We are not responsible for lost or forgotten items. Returned items may incur a $25 handling fee plus shipping.

-Respect the Home & Neighborhood: No illegal activity, commercial use, or behavior that disturbs neighbors is permitted.

Failure to follow these rules may result in additional charges, eviction, and loss of remaining reservation funds.
