Welcome to our vacation homestay. We ask that you observe the following house rules while staying in our self-catering home. By confirming your reservation and entering the property, you agree to the rules outlined below. Each rule exists to protect your comfort and privacy, safeguard our neighbors’ peace, and keep us in full compliance with State, County, City, and HOA regulations. Should anything in the home need attention during your stay, please contact us immediately so we can resolve it promptly.
Our house rules are mandatory, and we enforce them to maintain compliance with State, County, City, and HOA vacation rental guidelines and requirements.
This property is offered as a self-catering home.
NOTICE TO GUESTS: PROPERTY RULES AND REGULATIONS
Primary Guest & Registration – The person who places the booking must be at least twenty‑five years of age, remain in residence for the entire stay, and complete our digital check‑in form, government ID verification, and rental‑agreement signature within forty‑eight hours of making the reservation. Bookings made on behalf of another party are not permitted, and the documentation may require updates if your travel group or governing regulations change before arrival.
Florida Property Pool and Hot Tub Heating:
Our Florida properties offer optional swimming pool and/or hot tub heating at an additional charge. Please let us know if you want to request this service during your stay.
California Property Hot Tub:
The hot tub at our California property is available at no additional charge for guests.
Reservation and Guest Policy:
Please ensure that the number of guests on your reservation matches the number of guests in your party. If there are any changes, update your reservation accordingly. The quote and reservation/booking are based on the number of guests declared and registered on the reservation/booking platform. Unregistered guests will be charged $150 per guest per day. The reservation is accepted and confirmed only for the number of guests listed on the original booking and Rental Agreement. Additional guests will be considered trespassers and asked to vacate the property. No extra guests or day visitors are allowed unless they were disclosed and approved at the time of booking
No Parties or Events:
Parties, events, ticketed events, reunions, weddings, commercial photo shoots, or any gatherings are strictly prohibited, per our house policy and Airbnb’s policy. All unit occupants must evacuate upon posting a nonresident evacuation order issued by the City, County, or State. Violating these rules may result in fines, citations, or eviction.
No Illegal Activities:
Illegal activities, weapons, and illicit substances are strictly prohibited on the property. Violations will result in immediate termination of occupancy without a refund, and you will be responsible for all costs incurred. This includes drug use or any unlawful purposes during the rental period.
Security Deposit Hold:
A credit card hold is required two days before check-in as a security deposit. The hold will be released within 14 days of check-out, pending any charges for damages or missing items. We do not charge a damage deposit upfront but will request credit card verification, similar to hotel policies.
No Animals or Pets:
Due to life-threatening allergies, pets are strictly prohibited. Any animals on the property will incur a $1500 deep cleaning fee. Service animals must have validated credentials and should not be left alone on the property. If a pet is found, you must immediately board it elsewhere.
Supervision of Children:
Children under 18 must be supervised at all times. The home is not child‑proofed. Guests accept full responsibility for supervising anyone under eighteen years old and for any risks related to pools, spas, balconies, or household features.
Linens and Towels:
We provide linens, bath towels, and a starter supply of essentials such as toilet paper, paper towels, laundry pods, and basic toiletries. Please avoid staining or bleaching our towels and linens with makeup, facial creams, tanning products, or other substances. Stained or un-salvageable items will result in additional charges.
No Smoking Policy:
Smoking, vaping, candles, and incense are prohibited everywhere on the property, both indoors and outdoors. Violating this policy will result in a $1000 fee for smoke mitigation. Smoking monitors are installed, and any smoke detection will notify the host.
Parking Policy:
Guests may park up to four vehicles in the designated parking spaces, depending on their size. Trailers, RVs, campers, buses, or other large vehicles are not permitted and may be towed at the owner’s expense. On-street parking or parking on the grass is also prohibited and subject to towing.
Quiet Hours:
Quiet hours are from 10:00 PM to 7:00 AM. Loud noises outside during these hours are strictly prohibited in accordance with local noise ordinances.
Check-In/Check-Out Policy:
Check-in and check-out times are specified in the listing or short-term rental agreement. Check-out is strictly at 10:00 AM unless otherwise agreed upon in writing at least 48 hours in advance.
Housekeeping Policy:
Guests are expected to maintain cleanliness during their stay. Do not leave food or trash on the floor, carpet, or scattered throughout the house or pool area. Before entering the home, please dry off after using the pool or hot tub. Cleaning supplies are provided for tidying up. Unreasonable dirtiness or property damage will result in deductions from the security deposit.
Pest Control:
Leaving food or trash out can attract pests, particularly in hot or humid environments. We have a proactive pest control program in place, and refunds will not be provided for pest issues.
Electronic Devices and Cameras:
Do not tamper with, disable, or damage any electronic devices, such as Wi-Fi, alarms, door locks, pool equipment, or thermostats. Outdoor cameras monitor the property’s exterior, including the front door, perimeter, and garage. The rental agreement prohibits disabling these cameras. No cameras are located inside the home.
Pool and Hot Tub Maintenance:
The pool and hot tub are checked daily and are cleaned weekly. Please allow the pool team to perform their maintenance when they arrive. Additionally, a gardening team will visit weekly to maintain the landscaping.
Reporting Damages:
Please report any damages or breakages immediately. Accidents happen, and it’s easier to resolve them promptly. Any damage discovered after check-out will result in additional fees.
By staying at the property, guests agree to these rules and any consequences for violating them. Commercial photography and filming requests must be made in writing and may incur extra fees.
