• No Smoking, any substance anywhere in the home. Smoking anywhere on property will result in a $500 fine. Smoking is permitted outside of the building.
• Available parking spots cannot accommodate RVs, trailers, oversized or commercial vehicles and thus these are not permitted.
• Guest's Minimum Age requirement for this property is 28 years old. Any reservation not meeting this requirement is void and subject to cancellation unless explicitly approved by the host.
• If booking, you agree to provide the host with your email address, government-issued photo ID, a signed copy of our occupancy agreement, and full name & age of any staying guest or temporary visitor (No unregistered people allowed on the property). All guests booking a stay of 21 days or more are required to complete an online screening process before check-in. This screening includes a background check and credit check conducted through a third-party service. The host will provide a link and instructions for completing and paying for the screening. Approval of the stay is subject to satisfactory results, as determined by the host. Failure to complete the screening within the specified timeframe may result in the cancellation of the reservation.
• Please send us an inquiry before submitting a booking request to confirm availability. While we strive to keep our calendar updated, there are instances when current guests request to extend their stay, which may impact availability for your desired dates.
• You must inform us and get approval in advance if you plan to have any visitors or additional guests not listed in your reservation. Having un-approved visitors OR more guests than the number of Adults/Kids included in the reservation is not allowed and will incur a charge of $100/day per each guest or temporary visitor. It doesn't matter if they stay overnight or for just a short period.
• Any visitor staying past 10pm is considered a staying guest and will be charged the per person fee.
• Number of people on the property at any point of time cannot exceed the Maximum Occupancy number (Maximum Occupancy of this property is the same as maximum number of people it can sleep).
• No Loud music/noise. No parties, events, birthdays, bachelor or bachelorette stays, this includes "social gatherings" of any definition or reason. Any noise complaints received will result in a $500 fine, and if a second noise complaint or the police is called there will be an immediate eviction without a refund.
• Exterior of the property is equipped with security cameras watching and recording the outdoor gates, walkways and building entrances. Disabling, obstructing, or tampering in any way with any of the safety or security devices, will result in $500 fee for each occurrence and immediate cancellation of the reservation and removal of guests without refund.
• Quiet Hours begin at 10pm.
• Communication/Messaging: If you have any needs or issues, you will message us through the booking platform Messaging Center only. You acknowledge that phone support is not provided.
• Electric Vehicle Charger: If the property is equipped with a Level2 EV charger (240V 20Amps), Guest is permitted to use it for free anytime outside of peak hours of 4PM-9PM for up to 20kWh per day, equivalent to 600 kWh per month. This allowance is intended to accommodate the typical charging needs of guests during their stay. The cost for additional electricity usage beyond the specified limits will be calculated at the standard utility rate of $0.35 per kWh. Guest agrees to set their EV current limit to 20Amps prior to using the EV Charger in order to avoid any excessive current draw resulting in wiring damage and fire hazards.
• Host shall have the right to enter the Property: (a) in case of emergency, (b) to make necessary repairs, (c) to verify that the terms of this Agreement are being met, (d) to exhibit the Property to prospective or actual purchasers, mortgagees, tenants, workmen, or contractors. Except for emergency cases, Host will provide guest with a minimum 24hour advance notice prior to entry. Guest will also be provided with the regular landscaping schedule. Landscapers may visit outside of their typical service days, especially due to factors such as weather conditions, holidays, or unforeseen emergencies.
• Do not leave entrance/garage doors open. Lock the doors AT ALL TIMES. We want you and your things to be safe.
• Do not alter or move any furniture.
• Do not burn candles, incense or any other open flames.
• Do not use the Internet service for any copyright infringement or cybercrime activity.
• There is no supply restocking or cleaning service/material offered during the stay.
• Mail service not supported except for stays of 60 days or longer. All packages will be rejected. We suggest guests that require mail delivery set up a temporary mailbox at the post office.
• We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. There will be a minimum handling fee of $100, plus the cost of shipping and packaging for anything you request being returned. Requests must be made within 48-hours of departure; after which period, items may be donated at the sole discretion of the host.
• We are not responsible or liable for any accidents, injuries or illness that occur while on the premises. Use of Community Amenities (if available), including but not limited to the pool, spa and BBQ grills, are at your own risk.
• Guest acknowledges that the property is not freshly painted. Guest understands and agrees that there may be scuffs, marks, and minor dents on the walls, which are typical and to be expected in a rental home. The Guest accepts the property in its current condition.
• The rental rate includes basic utilities (electricity, water/sewer, trash, gas and internet) up to a total monthly limit of $750. Guest shall not be responsible for payment of utility bills within this usage cap and agrees to practice reasonable conservation efforts. If Guest’s usage exceeds the stated cap in any month, then Guest must pay Host the additional charges within ten days of being presented with a statement of excess utility charges. Host reserves the right to adjust the included usage caps during the rental term if Guest's consumption is significantly higher than normal residential levels. Host shall not be responsible for any utility interruptions or damage arising from utility failures.
• Unapproved Late Check Out fees: Every 30 min after 11am will incur an additional $100 charge.
