House Rules Summary

This is a quiet, family-friendly home designed for relaxation and time together. It is not a party or event property. The primary renter must be at least 25 years old, remain on-site for the duration of the stay, and complete a rental agreement prior to arrival. Guest count limits, noise ordinances, and pet policies are strictly enforced to ensure a comfortable experience for everyone.

House Rules:

#1 No Parties or Large Events This home is for families and responsible groups, not parties or large gatherings. We have exterior cameras at the front entry that monitor guest count. If more guests show up than were registered, the reservation may be cancelled without a refund.

#2 Minimum Age & On-Site Requirement The main guest must be at least 25 years old and must stay at the property for the entire reservation.

#3 Rental Agreement & Security Deposit Hold Before you arrive, you'll need to sign a short rental agreement. If it isn't completed, your reservation may be cancelled.

You'll also see a $500 security hold placed on your credit card. Here's the simplest way to think about it: It works just like a hotel. When you check into a hotel, they put a hold on your card for incidentals, not because they think you'll cause damage, but just in case something happens. The money is never actually taken from your account. The hold is released after checkout once everything looks good. We do the exact same thing. If nothing is damaged or broken during your stay, you'll never see that $500, it simply disappears from the hold.

This protects both of us and helps us keep the home in great shape for every guest.

#4 Local Guests We reserve the right to decline reservations from local guests.

#5 Security Cameras For safety, the property has exterior cameras only: Ring doorbell at the front door

#6 Maximum Occupancy City rules cap occupancy at 9 guests. Going over this limit will result in immediate cancellation without a refund.

#7 Smoking and Illegal Drugs No smoking, vaping, or illegal drug use inside the home. If you smoke, please step out to the street. A $1,000 cleaning fee applies if smoke or residue is found indoors.

#8 Firearms Policy Any firearm left behind will incur a $250 retrieval fee for on-site pickup, or it may be collected through the local police department.

#9 Noise Ordinance Quiet hours are 11:30 PM – 7:00 AM. Please be respectful of neighbors. Noise violations may result in a police visit.

#10 Extended Stay Cleaning For stays of 20 days or more, a light cleaning is required every two weeks starting after the first 10 days. This includes dusting, linen changes, vacuuming, and surface cleaning — charged at $100 per visit.

#11 Pets
 Pets are welcome with a non-refundable fee of $150 per pet. A maximum of 2 pets is allowed per stay.

#12 Commercial Use Using the property for commercial purposes or arranging third-party services without prior written approval is not permitted. Violations result in a $750 penalty.

#13 Mail and Packages Please do not have mail or packages delivered to the property during your stay.

#14 Acceptance of Rules By confirming your booking, you agree to all house rules above.
