Important: To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.

Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.

HOUSE RULES:

• Occupancy [ 6 ]
• Primary guest must be at least 21 years old and present for the entirety of the stay.
• Early check-in and late check-out are possible, subject to availability and with an associated fee.
• Maximum of 2 pets are allowed (max 30 lbs each) for an additional fee of $100 per pet. Please clean up after your pet/s. Pets are not permitted in the pool or hot tub area.
• Parties or events are NOT allowed.
• Quiet hours are from 10 PM - 7 AM.
• Smoking is NOT allowed.
• Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.
• Fireworks are not allowed.
• There is a fire pit on site for guest use. We kindly ask you to bring your own supplies, extinguish any flames/coals after each use, and adhere to any county burn ban in effect. You can check for burn bans on the Texas A&M Forest Service website.
• For safety reasons, lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property.
• Please feel free to take out the trash and place in the designated bins. We try our best to recycle! Please, no plastic bags in the recycling bins.
• If any furniture is moved, please place it back in the original space where it was found.
• In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
• There are exterior cameras at the property for security purposes only. Please do not tamper with them.
• Additional charges (including shipping fees) may apply if personal items are left behind.

Pool and Hot Tub Rules:

• The pool is NOT heated.
• Please do not tamper with the pool and hot tub equipment. Fees may apply.
• Outdoor pool and hot tub should be used at your own risk. There is no lifeguard on duty.
• Children under 16 should be supervised at all times.
• No diving.
• No food or trash is allowed around the pool and hot tub area. Fees may apply.
• No glass items in the pool and hot tub area. Fees may apply.
• No foaming additives, bath balms, or any foreign chemicals should be added to the pool and hot tub area.
• For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.
• Please ensure to close the umbrellas after each use. It is very windy, and they can break. Guests will be responsible for the cost if they break from non-compliance with this rule.

HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as cattle, birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.

As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
