VACATION RENTAL TERMS AND CONDITIONS
RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. This person is considered Guest. All other parties involved with the rental are the Guests invitees, and all discussion regarding reservation, cancellations, and damage policies will be discussed with the Guest only (and not the Guests invitees). Guest agrees to read and abide by the Terms of this agreement and ensure all other occupants abide by these terms. The Guest understands that Columbia Management LLC rents to responsible adults over the age of 21 ONLY.
LIABILITY: Each unit is privately owned. Property owners are not liable for any accidents, injuries, or illnesses that may occur while on the premises, nor the loss of personal belongings or valuables of the guests. By accepting this reservation, all guests and anyone they invite onto the premise are expressly assuming all risk/harm as a result of using the premises.
LENGTH OF STAY: A minimum of a 3-night stay is required on all reservations.
AVAILABILITY: In the unlikely event that your property of choice becomes unavailable, due to circumstances beyond the control of we will make every attempt to move your reservation to another Summerville Resort approved accommodation.
TAXES: Applicable state and local taxes are not included in nightly rates and will be imposed.
PARKING: Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked vehicles are subject to towing where applicable fines/towing fees are the sole responsibility of the vehicle owner.
SMOKING: Smoking inside the property is prohibited.
APPLIANCES: Appliances may only be used for their intended purposes.
AIR CONDITIONING / HEATING: All properties are equipped with central heat & air conditioning. Guest agrees that Air conditioning shall not be set below 72 degrees and heat shall not be set above 78 and that the fan setting shall be "Auto". Doors and windows shall be closed when either heat or air conditioning is in operation. If the thermostat is set below 72 may cause the unit to condensate or shut down. Guests will be responsible for such repairs caused by extreme temperature settings.
MAINTENANCE: All guests are required to maintain the upkeep of the property and all furnishings. The property should be kept in the same condition as it was originally presented. Guests are asked to inspect the property upon arrival and immediately report any noticeable damage/malfunctions to the property manager.
SECURITY: Guest shall look after to their own and to the Property security by locking doors, windows, garage doors, etc.
LOST ITEMS: The manager shall bear no responsibility for lost, stolen, or abandoned items.
HOUSEKEEPING: As we are not a hotel, daily housekeeping service will not be provided and is not included in the daily rental rate (however cleaning services are available, upon request, and will incur an additional fee).
a. Cleaning services include the changing of bed linens/towels, vacuuming all carpeted areas, trash removal, cleaning of the kitchen and bathroom(s), sweeping, mopping, appliance cleaning, etc.
b. Unless cleaning services are requested, guests will be provided with towels, linens, toilet paper, paper towels, shampoo, conditioner, soap, etc. as a one-time courtesy, however, no amenities will be replenished. It is the sole responsibility of guests to replenish these items and should, therefore, plan accordingly. We encourage guests to bring such items with them (including beach towels) and prohibit towels and linens from being removed from the property.
c. Guests are prohibited from flushing anything (other than toilet paper). No feminine products should be flushed at any time. Guests will be charged for damages to the septic system should unauthorized items be discovered.
DEPARTURE CLEANING FEE: A one-time Departure Cleaning Fee will be applied to all reservations, with prices varying according to the size of the property, and will be shown on the booking page.
NOTE: The departure cleaning does not include any cleanings during the stay and does not cover trash left on the property. We ask that all guests remove their trash at the time of departure and place it in the appropriate bins or dumpster located on the property. If the property is not left in suitable condition, the guest understands and acknowledges that Columbia Management will charge guests accordingly.
ACTS OF GOD: No refunds will be issued for Acts of God (e.g. storms, tornados, hurricanes, etc.), unless the state or local authorities have issued a mandatory evacuation in a "Tropical Storm/Hurricane Warning area." In the event of such an occurrence:
a. Guests will be provided with a partial refund for any unused days in a registered booking.
b. Guests will be provided with a refund for any advanced payments collected/deposited for a registered booking where they were expected to arrive during a broadcasted mandatory evacuation.
ARRIVAL/DEPARTURES: Guests are permitted to check-in after 4:00 PM (local time) and are to check-out by 10:00 AM. Any early check-in or late check-out is available and will incur an additional charge. PRIOR WRITTEN APPROVAL IS REQUIRED from Manager for late check-out.
PETS: Pet policy is set by the owner and arrangements must be made prior to arrival. If pets are permitted, a non-refundable pet fee per dog of $135 is required. Only a Maximum of 2 dogs is allowed at a maximum of 35 lbs. Guest assumes Full Responsibility for any damages caused by the Pet to the home or its content. No Exceptions.
OCCUPANCY: In accordance with Florida law, guests may not exceed the maximum occupancy rate (which includes infants and children) designated for each property. Columbia Management reserves the right to terminate any rental agreement and evict guests from the property who are found in direct violation. In such an occurrence, guests automatically forfeit all secured funds, rendering the rental agreement null and void. Special accommodations can be arranged for Service Animals.
RESTRICTIONS: All RV campers, enclosed trailers, and/or tents on the premises are forbidden.
UNLAWFUL ACTIVITIES: All guests are prohibited from engaging in the use of illegal drug paraphernalia on the property and/or creating a disturbance/nuisance to neighbors. In such an occurrence, the authorities will be immediately contacted, with guests automatically forfeiting all secured funds, rendering the rental agreement null and void.
POOL SAFETY: Columbia Management assumes no liability for the use of a swimming pool at any of our properties (as applicable), nor do we provide lifeguards. Guests can use the pool(s) at their discretions and are required to adhere to all safety rules as outlined (e.g. walk slowly around the pools, ensuring that children are accompanied/supervised by an adult over the age of 18, monitoring the behavior of everyone to prohibit roughhousing, dunking, pushing, or wrestling, proactive keeping the pool area clear of clutter, debris, toys, etc. Columbia Management prohibits swimming at night or in inclement weather, eating, drinking, or chewing gum while in the pool(s) or having glass near the pool(s) area. Guests must always keep the pool area locked and secured, completely remove pool covers prior to use and refrain from throwing rocks or metal objects into the pool (which can cause damage and incur additional charges). Guests are essentially using the pool(s) at their own risk.
POOL AND SPA: If so equipped, spa nor pool heating are included in rental rates. Pool heating fees must be paid for prior to use. Guest agrees not to tamper with pool heat controls or manipulate heater in any way. Pool heat shall not exceed 85 degrees.
INTERNET/TELEPHONE/CABLE TV: Columbia Management offers guests free wireless internet access and cable television at all properties. Telephone services are not customarily provided. If available in your property free calls are allowed within the US and Canada ONLY. If services become unavailable due to circumstances beyond our control, Columbia Management will dispatch a technician to the property to attempt a repair; however, services are not guaranteed and will not constitute a refund of any kind or relocation to another property. While our goal is to provide continued service, we rely on the expertise of third-party vendors to maintain services.
a. All our properties are equipped with basic cable. We DO NOT offer pay-per-view channels or events. Guests ARE NOT authorized to charge any movies, pay-per-view channels, or events to any properties. In such an occurrence, guests WILL BE charged for all applicable fees.
RESERVATION FEES DO NOT INCLUDE: Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls, and other items of a personal nature.
SUBLEASING: Guest shall not sublet the property.
OWNERS CLOSET/PRIVATE PROPERTY: Guest agrees not to access any locked storage or areas not expressly meant for guests, even if unlocked, which contains owners or managers' property and may contain cleaning supplies and or items that could be hazardous to children and adults.
RIGHT TO ENTER: If necessary, the Owner or Agent or their designated vendors may enter the property in order to inspect or make necessary or requested repairs. The owner or Manager will contact Guest before entering the Property except in the case of an emergency. Regular vendors to the property including, pool, yard, and cleaning services shall be allowed to enter at normally scheduled times.
RESPONSIBILITY: Guests hereby assumes all risk of damage to any and all personal property of property owner, including household furniture and goods during such use and occupancy. Guests hereby assume any and all risks associated with the foregoing and agree to hold property owner harmless from and indemnify Columbia Management against the same.
DISTURBANCES: Guest and their guests shall behave in a civilized manner and shall be good neighbors, respecting the rights of the surrounding neighbors, and shall not create noise or disturbances that interfere with the quiet enjoyment of their property. Outdoor noise or noise carrying outside from inside the home should be kept to a minimum regardless of the hour and in compliance with the local Noise Ordinance.
GUEST CODE OF CONDUCT: All properties managed by Columbia Management are owned by private families like yours. Therefore, guests and their invitees are expected to maintain the highest degree of care during their stay. By booking a reservation with Columbia Management (whether by phone, through our website or with a third-party vendor), guests and their invitees acknowledge they have read, understood, and will adhere to the terms and conditions as outlined or be held liable.
USE: It is agreed that the premises shall be used only for residential purposes and for no other purposes whatsoever. Guests and their Invitees may use and occupancy the premises agreeing to observe and comply with all restrictions, laws, and ordinances affecting the property or occupancy thereof. Smoking is not permitted in any property. A $500 fee may be charged for ionization if smoking in the property is detected.
DRUGS - If guests are suspected of carrying and/or using illegal drugs of any kind inside the property or around the community, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY
