By booking this reservation, you agree to the additional policies, terms, and conditions below.
GENERAL RULES:
The primary guest on the reservation must be at least 21 years old. We will decline/cancel any reservation that does not meet these criteria.
The property shall not be used by more than the number of adults and children listed in your reservation. Maximum Occupancy. The number of people present at the Property may not exceed the maximum posted occupancy.
This property does not allow pets. This includes emotional support animals. Only registered Service Animals will be allowed and only when documentation is provided that the pet is registered with the guest's home state. Special allergic preventive treatment may be needed after checkout.
GUEST REGISTRATION
The primary guest must complete the Check-In Form, which will be provided after the booking is confirmed. Full names of all adult guests must also be submitted, as they are required by the resort's security gate. Entry will not be permitted without this information.
RESERVATION:
Check-in time is after 4 p.m. Check-out time is before 10 a.m. Upon request, early check-in or late check-out may be arranged based on availability, and an additional fee will apply. If the Guest does not depart the home by check-out time additional charges may apply to cover costs incurred by the Company, including but not limited to moving the incoming guest to another home or having to reschedule housekeeping staff.
The Company will not release the door code for the vacation rental until the reservation is paid in full.
The Guest shall not assign responsibility nor sublet to other parties without the Company's written consent.
By Florida state law, occupancy may not exceed what is posted. Maximum occupancy includes infants and children.
No pets are allowed in any vacation rental unless otherwise stated. Should an animal be brought into the home, an additional cleaning fee will be applied.
The Guest agrees to abide by all HOA association rules, including but not limited to all community signs, trash management, parking, and noise limitations.check-out
If, during the rental period, any law or ordinance is violated, any drug use occurs in or near the property, or the property is used for any immoral purpose, occupancy will be immediately terminated without refund.
Any refunds issued by the Company will be processed through the Guest's original payment method. No refunds will be given for late arrivals, early departures, or unused days of the reservation.
All the vacation homes are self-catering accommodations. We will supply some small starter products, including hand soap, toilet paper, and trash bags, shampoo/condition. Additional supplies and replenishments are the responsibility of the Guest.
PARTIES:
The neighborhood enforces a strict no-parties/noise violation policy for all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined the security deposit.
QUIET HOURS:
The resort has a 10 pm quiet time and we ask our guests to adhere to this policy. Please keep noise after 10 pm down to a minimum. Non-compliance with this policy could lead to immediate termination of the rental agreement with no refund provided.
Absolutely no parties allowed, no loud noise, and no extra people sleeping other than those agreed before booking.
PARKING
The resort only allows Cars and may not allow Boats, RVs, Motorcycles, or trailers to be parked or stored on the resort property at any time. If they find guests to have a Boat, RV, motorcycle, or Trailer they will tow it at the cost of the owner of the vehicle or trailer. Parking rules are set by the Resort HOA, it is out of our control.
Guests must follow the resort parking rules. It's the guest's responsibility to check the parking rule with the resort parking authority. The host is not responsible for the vehicle being towed because of a parking violation. No refund or reimbursement for these incidents.
No parking on any grass areas in any of the communities. Violators will be towed.
Failure to comply with any of the terms herein will, at the sole discretion of the Company, result in the immediate termination of occupancy without refund.
No overnight street parking allowed in WIR resort, if car still park in street, car will be towed
CANCELLATION / ALTERATION: In the event you want to cancel the reservation, We abide by the Strict cancellation Policy of Airbnb. In the event you want to alter or change the reservation it's subject to availability & there may be a difference in nightly rate due to different seasons but please note that we are not obliged to approve the request.
TOWELS & LINENS
Please be respectful of bed sheets and towels (normal wear & tear is expected). Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Unsalvageable linens/bath towels will incur a fee of $25/each. PLEASE DO NOT USE TOWELS PROVIDED IN THE UNIT FOR OTHER USE OUTSIDE OF THE APARTMENT.
Towels, sheets, pillows, and blankets are not meant for outside use. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils, or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear, will be charged to the Guest. Moving to furnish inside, outside, or in the game room of the Premises is strictly forbidden.
Additional Supplies: Towels/wash cloth request is subject for approval some might result in additional fee for additional request of towels, Wash clothes, Sheets Blanket. We do not provide pool towels.
HOUSEKEEPING: Daily housekeeping service will not be provided and is not included in the daily rental rate (however cleaning services are available, upon request, and will incur an additional fee).
Cleaning services include the changing of bed linens/towels, vacuuming all carpeted areas, trash removal, cleaning the kitchen and bathroom(s), sweeping, mopping, appliance cleaning, etc.
Unless cleaning services are requested, guests will be provided with towels, linens, toilet paper, paper towels, shampoo, conditioner, soap, etc. as a one-time courtesy, however, no amenities will be replenished. It is the sole responsibility of guests to replenish these items and should, therefore, plan accordingly. We encourage guests to bring such items with them (including beach towels) and prohibit towels and linens from being removed from the property.
Guests are prohibited from flushing anything (other than toilet paper). No feminine products should be flushed at any time. Guests will be charged for damages to the septic system should unauthorized items be discovered.
CLEANING FEE: A one-time Cleaning Fee will be applied to all reservations, with prices varying according to the size of the property, and will be shown on the booking page.
NOTE: The cleaning does not include any cleanings during the stay and does not cover trash left on the property. We ask that all guests remove their trash at the time of departure and place it in the appropriate bins or dumpsters located on the property. If the property is not left in suitable condition, the guest understands and acknowledges that Nova Vacation will charge guests accordingly.
INTERNET/CABLE TV: Nova Vacation offers guests free wireless internet access and cable television at all properties. If services become unavailable due to circumstances beyond our control, Nova vacation will dispatch a technician to the property to attempt a repair; however, services are not guaranteed and will not constitute a refund of any kind or relocation to another property. While our goal is to provide continued service, we rely on the expertise of third-party vendors to maintain services.
All our properties are equipped with basic cable. We DO NOT offer pay-per-view channels or events. Guests ARE NOT authorized to charge any movies, pay-per-view channels, or events to any properties. In such an occurrence, guests WILL BE charged for all applicable fees.
RIGHT TO ENTER: If necessary, the Owner or Agent or their designated vendors may enter the property in order to inspect or make necessary or requested repairs. Regular vendors to the property including, the pool, yard, and cleaning services shall be allowed to enter at normally scheduled times.
TRASH
For Trash Collection, it will be the HOA's responsibility to collect the Trash. We can request it from our Property manager to inform our HOA. If HOA failed to collect this will not warrant a refund since it is out of Nova Vacation Control. We will supply two trash bags upon check-in. The guest is required to purchase more trash bags from the store as needed. Every morning, please place all trash bags in the little bench/bin outside of the front door by 7 a.m. Trash is picked up daily. In the event, you missed the trash pickup, or if you have an excess of trash that cannot fit in the bin, please take the excess trash bags / bulk items to the nearest trash dumpster located in the subdivision. We can provide the exact location of the nearest trash dumpster upon request.
We have pest control service in this home every Month but this is Florida if you leave the door or garage open! Bugs will come in!!! keep all doors closed 24/7. Ants, bugs are common in Florida. We are able to assist as long as you will allow our team to do treatment. We don't allow any refund or compensation regarding this though rest assured that our home is always cleaned and inspected prior to the guest's check-in.
AIR CONDITIONING / HEATING: All properties are equipped with central heat & air conditioning. Guest agrees that Air conditioning shall not be set below 72 degrees and heat shall not be set above 78 and that the fan setting shall be ""Auto"". Doors and windows shall be closed when either heat or air conditioning is in operation. If the thermostat is set below 72 may cause the unit to condensate or shut down. Guests will be responsible for such repairs caused by extreme temperature settings.
There is no daily cleaning service on this property.
Furnishings. Furnishings are subject to change without notice. Furniture, televisions, electronics, gaming equipment, bedding, linens, mattress, kitchen equipment, utensils, or any other property supplied with the Property must not be moved, taken out, or transferred out of the Property. Loss of these items as well as damage to the Property or furnishings will be charged to the guest.
There is Wear and Tear in the property no refunds will be provided for Wear and Tear.
No chargebacks will be levied against any payments made in settlement of the agreed rental made with a credit card transaction as deposit, balance, or full payment after the departure date
SMOKING
This unit is a Non-Smoking Unit. We allow smoking in the outside areas, such as the patios but guests are required to use a proper ashtray and not bowls, cups, or any other utensil from the property's kitchen. Anyone found to have smoked or vaped in the unit or left cigarette butts or ashes on outside areas will be charged a minimum $500 fee.
Smoking is not permitted anywhere in the property. If there is any tobacco smell in the House after your departure, you will be charged a cleaning fee. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.
Criminal Activity Prohibited.
Criminal Activity Prohibited. Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to the use of the Property's Internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the Property during your stay.
You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to Nova Vacation from police, neighbors, or neighborhood or homeowner associations.
Maintenance or Housekeeping Issues
Property Conditions. The Property is provided as is, and we are not responsible for the interoperability or unavailability of any amenities. You agree to contact Nova Vacation using the contact information provided in your confirmation email, as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous condition, at the Property, or if any incident occurs at the Property that is related to such a problem or condition. You further agree to give Nova Vacation a reasonable amount of time to respond to your report and to cooperate with Nova Vacation's efforts to address the concern or provide a remedy. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We may enter the Property at your invitation to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property. You acknowledge that if the Property has access to amenities that are shared with other properties, such as a shared pool, hot tub, parking lot, or fitness center, the availability and condition of those amenities are outside Nova Vacation Home's control.
ISSUES AND REFUNDS
The host will not compensate or refund any issues not reported within 8 hours after check-in. Guests must also allow the host and/or repairman access to the property to remedy any issue after the host has been notified. Guests must also allow entrance for regular maintenance. If a guest stays after the issue is remedied or addressed, there will be no further remuneration or refund.
FORGOTTEN ITEMS
We are more than happy to mail back forgotten items. There will be a fee to cover the cost of picking up and mailing the item. Please note that we are not responsible for the things that are being left on the property though rest assured that we will help to ship it back once found.
DELIVERY
Please make sure to have the package delivered within your stay.
SWIMMING POOL/SPA AND POOL HEATING
The owner and management do not accept responsibility in the event of injury or death caused as a result of the use of the pool. All children must be supervised at all times. Diving, horseplay, or running around the pool area is prohibited. Caution must be taken around wet areas. The owner cannot guarantee the water temperature in either the swimming pool or spa. The actual water temperature will vary with the ambient temperature, time of use, and prevailing weather conditions. In the unlikely event of any pool heating equipment failure, guests shall report to the Property Manager. The owner and Management will do everything in their power to rectify any problems as quickly as possible.
OPTIONAL SERVICE
Pack N Play: only includes Full Crib if the Crib is not available please feel free to rent it to our local vendor which will be provided once you request.
BBQ Grill Should be requested 1 week prior to the arrival If you were not able to request please feel free to Order it directly from our local vendor which will be provided once you request it.
POOL HEAT
Pool/Spa heat is an optional amenity available at an additional cost. To activate pool heating, guests must request and prepay the pool heating fee at least 3 days prior to the check-in date.
Please note:
The spa will not be heated unless the pool heater is also turned on.
Pool/Spa heat must be purchased for the entire duration of your stay.
Once requested, the heater will be activated 24 hours prior to check-in and will operate approximately 8 hours daily on a timer, starting in the morning and shutting off in the evening.
The pool heater functions through heat exchange and may not operate effectively if the outside temperature drops below 55°F. In such cases, guests may request the pool heater to be turned off, and the pool heating fee will be refunded. However, if pool heat is included complimentary with your reservation, no refund will be provided.
During cooler weather, maintaining pool temperatures above 80°F can be challenging. This is not considered equipment failure, and refunds will not be issued for this reason.
Please be aware that pools are serviced weekly by a professional pool cleaning company. To ensure quality maintenance, they may need access to the pool area during your stay. We appreciate your understanding and cooperation.
SECURITY & SAFETY RISKS
For your safety and the security of the property, always lock all doors and windows when leaving the vacation rental. Guests are responsible for the property, its contents, and their personal belongings during their stay.
Nova Vacation LLC is not liable for any injuries or accidents resulting from a lack of caution or failure to follow safety guidelines. Children must be supervised at all times to ensure their safety.
Open flames, including candles, are strictly prohibited indoors due to fire hazards. The only exceptions are citronella candles in outdoor buckets or emergency candles provided by the host in the event of a power outage. Please exercise caution to avoid potential risks.
INDEMNIFICATION & HOLD HARMLESS
Nova Vacation LLC and its property owners strive to maintain vacation properties in excellent condition; however, no guarantees are made regarding the suitability of the property for any specific purpose. Guests and their invitees use the property, its structures, and premises entirely at their own risk.
Nova Vacation LLC and its property owners are not liable for injuries or damages caused by the intentional or unintentional acts of guests or their invitees, or due to malfunctions, misuse, acts of nature, or other natural occurrences involving structures, appliances (including hot tubs and BBQs), furnishings, or equipment. No guarantees are expressed or implied regarding the compatibility or suitability of utilities, materials, or services provided at the property. This includes, but is not limited to, allergens, mold, airborne spores, pet dander, and chemical agents from items such as appliances, linens, carpeting, utensils, and fixtures.
By booking this reservation, guests and their invitees agree to indemnify and hold harmless Nova Vacation LLC and its property owners from all claims, demands, losses, liabilities, or responsibilities of any kind, including legal defense costs, arising from the use of the property. Any violation of laws or ordinances by guests will result in the immediate termination of occupancy without refund.
PLEASE NOTE:
The property may exhibit normal wear and tear due to frequent use. This includes, but is not limited to, worn carpets, faded curtains, minor scuffs on walls, or aged furniture. No refunds will be issued for these conditions.
If major appliances or equipment require attention during your stay, Nova Vacation LLC will address these issues during normal business hours. However, refunds or price adjustments will not be made.
Refunds are not available for weather-related issues, early check-outs, or service interruptions (e.g., internet or cable outages) beyond the control of Nova Vacation LLC.
In cases of significant incidents, such as severe property damage or sale of the property, Nova Vacation LLC reserves the right to provide alternative accommodations of similar or superior quality without further liability.
Construction or renovation activities in the vicinity of the property are beyond Nova Vacation LLC’s control, and refunds will not be issued for disruptions caused by such activities.
Resorts are managed independently of Nova Vacation LLC. Interruptions to resort services, including clubhouse amenities, are not the responsibility of Nova Vacation LLC, and no refunds will be provided for these issues.
Upon check-out, the property will be inspected. Any unreported damage will be billed through the guest’s booking channel.
Nova Vacation LLC reserves the right to refuse service to rude, disrespectful, or discourteous guests. Reservations may be terminated without refund if guests engage in harassment or verbal abuse of staff.
