Pool heating fee is included in the total during the winter months. We keep the pool temperature around 88 degrees.

This is a very quiet, residential waterfront community. As such we work very hard to be good neighbors. We have designated quiet hours which are from 9p - 7a each night to limit any noise across the lakes to our neighbors. We make use of noise monitoring hardware to monitor for excessive noise.

Any violations of the quiet hours policy may result in immediate cancellation of your reservation and eviction from the property without refunds.

This home is a complete non-smoking home, inside and outside. No cigarettes, canibis, cigars or vaping allowed. Any violation of this rule will result in a $500 additional cleaning fee.

In addition, in place of a security deposit, we require all guests staying at the property to purchase a $99 property damage waiver which covers up to $10,000 in damage with a $0 deductible. This is a mandatory fee for all bookings via VRBO and direct channels.

If you are entitled to a refund per the cancellation policy listed at the time of your reservation, we reserve the right to retain a 3% credit card processing fee. This fee will be calculated based on what has already been paid to date toward your reservation. In the event that you are only entitled to a 50% refund of the reservation amount, we will waive the 3% credit card fee when processing your refund.

The pontoon boat is provided at no additional charge for your stay and is available for your use. We maintain the boat to the best of our abilities and perform checks before each guest's arrival to make sure that they are charged and in working order. However, we cannot control mechanical failures or other unforeseen circumstances that may make the boat unusable for your stay. In the event that the boat is not in working order, no refunds will be given. The rate quoted is purely for the rental of the house and the property itself. The boat is offered as a free amenity and is offered without any guarantees made about its availability during your stay.

For safety reasons use of the pontoon boat is prohibited if temperatures are over 95 degrees or if we are experiencing high winds. No compensation is provided if the boat cannot be used due to weather.

No one under the age of 25 may operate the boat. No exceptions.
