YOUR VACATION:
You are staying on a ‘room only’ or ‘self-catering’ basis and we recommend all guests purchase daily necessities prior to their arrival. An initial supply of toilet tissue, soap, dishwasher tablet, 1 x trash bag will be provided, but you will need to purchase your own products when these run out.
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen pantry, hence all food items will be removed after the guest checks out and no condiments will be provided prior to check in.
All bed linen and towels are provided. A washer and dryer are provided for your use.
The grill is offered complimentary but we don't provide gas or any other consumables that guests might need for grilling.
INVENTORY:
On arrival, please take a few moments to look around to ensure everything is to your satisfaction and nothing is broken or damaged. Please report damaged or broken items to the Property Manager immediately. If you break or damage anything during your stay, please contact the Property Manager immediately as a claim must be made during your stay if the repair or replacement is to be covered by the damage waiver insurance. Otherwise, you will be liable for the cost of repair or replacement charges.
DIALING OUT (USING THE LANDLINE IN YOUR VACATION HOME):
You are welcome to make telephone calls to local numbers in the USA. These are free of charge.
However, free calls do NOT extend to mobile, numbers outside the US or premium rate numbers. Please be aware that if calls are made to any numbers other than landline numbers then you will be liable for the cost of these calls.
If you wish to make calls to mobile numbers & numbers outside the US then we recommend that you purchase a telephone card from a local store and follow the instructions. You can usually get reasonable rates using these telephone cards.
POOL:
If you are travelling with small children, please make sure they are supervised, at all times, when in and around the pool area.
A pool fence is available for additional safety, should this be required. This will be in place for your arrival. Guests can remove this if they wish, but we ask that it is put back in place on the departure date for the next guests.
POOL HEAT:
The pool can be heated for an additional fee of $40 per day. This is recommended between the months of October & April.
Pool heat is only available for the entire stay and must be requested prior to your arrival. Please note that pool water may take up to 24 to 48 hours to be fully heated and is only switched on the morning of your arrival date. The pool heater might not function in cooler weather. This is not an equipment fault but should the outside air temperature fall below 52°F the heater will struggle to heat to the stated temperatures. We cannot do anything about this. Please be aware that the pool heat will only ever heat the pool water to 15 degrees Fahrenheit above the outside air temperature. For example, if the outside temperature is 70°F the pool will heat to 85°F maximum. Our pool heating is set to run at a maximum of 86°F.
The pool heating is programmed on a timer switch, which will vary between Summer and Winter, to maximize heating the pool efficiently.
If you have ANY issues with the pool heat, do not attempt to mend it yourself - Please contact the Management Company for assistance.
SPA:
This property has a spa and the guest will need to purchase pool heat to warm the spa. Please note this is a spa and not a hot tub. A spa has fewer jets and warm water. A hot tub has plenty of water jets, whirlpool action and very hot water. Please ensure you read the Spa Usage Guidance information found in the Welcome Book in the Vacation Home.
POOL CLEANLINESS:
The pool is serviced each week by the same person, but not always on the same day. Please do not lock the outside pool screen door so that he can obtain access. If you are at the villa out by the pool, he will say hello then quietly get on with his work. He may have to ask you to vacate the pool temporarily but should not disturb you excessively. His work should take around twenty minutes.
All our pools and the pool decks are cleaned every week but sand and dust can accumulate on top of the pool screens. When it rains in Florida it really rains, and this can result in any accumulated sand or dust falling onto the deck and into the pool – thus leaving sand on the bottom of the pool.
Please don’t think that your pool has not been cleaned; it has. But if you arrive at our holiday home and the pool is not to your satisfaction then rainfall disturbing accumulated sand is more than likely to be the reason, please feel free to use the equipment provided to skim the pool of sand debris.
AIR CONDITIONING:
Our homes are Air Conditioned (AC) throughout for your comfort. A thermostatic control is used to turn on/off heating or AC. The temperature MUST NOT be set lower than 74°F when cooling, as this will Freeze the unit, and may cause permanent damage. Please be aware that the AC will only ever cool the air temperature to 20 degrees Fahrenheit lower than the outside air temperature and lowering the thermostat will not cool the air any more.
If the unit is frozen, and/or damaged during your stay, you will be charged the full cost of fixing, or replacement of the unit, and any maintenance costs to return the AC to full working order, as stated in the Terms and Conditions.
Keep all doors closed at all times for optimum comfort as there is an AC shut off which operates if you leave external doors open. This includes games room door / garage door / external door / sliding pool door.
PESTS:
The home is treated regularly for unwanted pests such as ants. However, Florida has a tropical climate and some pests are inevitable. Please clean up spills and crumbs so pests are not encouraged into the property. If you see more than the occasional spider or ant, please contact the Property Manager so that the appropriate treatment can be arranged.
TRASH COLLECTION:
All trash must be bagged (13-gallon bags and not exceed 50lbs) before placing outside in the trash bench. The trash bench is located to the front of the home. The resort has a 7 day concierge service, please put trash out daily to avoid a build-up. If the trash does not get emptied, please alert the local Property Manager. Here are some helpful notes
• All trash bags must be tied closed, no open tops with trash spilling out
• Do not use small shopping bags as these will not be collected
• All Boxes must be broken down flat and placed beside the bin
• The trash bench belongs under the porch area please do not put by the curb side or on the driveway
• Trash should be placed in the bin daily and by 6am ready for pick up. Please put into the bin the night before with lid closed.
Trash placed after the valet has come through the area, will be picked up the next day
• PLEASE ENSURE THE TRASH IS PUT OUT THE NIGHT BEFORE DEPARTURE or before 6 am TO ENSURE THIS IS TAKEN AWAY THE MORNING YOU LEAVE to avoid excess charges
Failure to follow the above can result in a fine from the Housing Association and this will be passed on to the guest. If you have any question about trash, please reach out to the local property manager (contact details above)
SMOKING / VAPING:
As agreed in our Terms & Conditions, smoking / vaping is NOT permitted in the villa - this includes the Games Room (garage) and pool area. If there are any smokers in your party/group, they are free to smoke outside the pool screen and to the front of the home.
PARKING:
Guest park vehicles at their own risk and must abide by all community, city, county and state parking rules and laws. Guests must follow posted street signs, particularly rules regarding parking, as some communities do allow street parking overnight or require parking on a specific side of the street. ADCOM Holidays is not responsible for thefts, damages, towing or fines.
VEHICLE RESTRICTIONS
Please be aware that most communities / resorts do not allow coaches, buses over 15 seats, RV's, trailers, boats or commercial vans to be kept on the sub-divisions (drop-off and pick-up is allowed).
