🔑 Key/Fob Care We provide one key/fob—please keep it secure, as replacements can take time. Lockout fee: $75 (prepaid) Lost key/fob replacement: $250 Please don’t go to the community office for replacements—they can only communicate with us.

⏱️ Checkout timing matters Our cleaners are on a tight schedule for the next arrival. Unauthorized late checkout past 15 minutes may be charged up to your nightly rate.

🛠️ Please don’t unplug or cover devices This helps us keep the home running smoothly (and safe) for everyone.

👥 Registered guests only For community rules and safety, all guests must be listed on the reservation, including just visiting or dropping off bags (This is the complex policy). No unregistered visitors in the unit or common areas. 💸 A fee of $50/day applies per person.

🤫 Quiet hours: 8:00 PM – 10:00 AM We appreciate your help keeping things peaceful—no loud noise, running, or stomping. 🌙

❄️ A/C care (super important in AZ!) To prevent the system from freezing: Adjust temperature no more than 2° at a time. Do not set below 70°F without written approval If the A/C freezes due to settings below 70 or rapid drops, guest is responsible for vendor costs and repair timing.

🐾🎉🚭 No unauthorized pets, parties, or smoking To protect the home and community rules, violations may result in immediate cancellation (no refund) and a $500 fine per occurance.

🚗 Parking Please park only where indicated in your check-in instructions and ensure your tags are current. If towed due to incorrect parking, it will be at guest expense.

🏊 Community amenities Amenities are shared and managed by a third party. You’re welcome to enjoy them, but we can’t control or guarantee availability (closures/maintenance can happen).

📦 Left-behind items We’re happy to help return items—shipping/handling is $75. Must be pre-paid

🧴 Starter toiletries We provide a complimentary starter set. Additional supplies are guest responsibility.

🚫 No 3rd-party bookings The person who books must be the person staying.

🚫 No Airbnb services/experiences on property without written approval Attempting to host or bring third-party Airbnb services/experiences onsite without approval may result in cancellation with no refund.
