HOUSE RULES

1. Smoking is NOT allowed on the inside of the premises. All cigarette butts or cigar remnants need to be properly disposed of or $100 fine will apply. Smoking inside the premises will result in 100% of the security deposit being forfeited and/or charged an additional cleaning fee.

2. Guests are entitled to quiet enjoyment of the premises during their stay and should extend the same courtesy to others. From the hours of 9:00pm - 9:00am noise should be kept to a minimum as would be expected in a traditional residential area. Fines to the Owner resulting from noise complaints will be assessed to guest.

3. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

4. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

5. Keep the property and all furnishings in good order.

6. Only use appliances for their intended uses.

7. Parking: Parking is limited to 1 vehicle per bedroom. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. A charge of $25 per towel will be assessed for any missing towels at the end of your stay. Dishes will need to be put in the dishwasher and the dishwasher started. Dishes not placed in the dishwasher will prompt an additional $50 fee. Our cleaners work on very tight turnarounds and not having the dishes in the dishwasher and started can add an additional 1-2 hours to their cleaning time.

9. Community Pool: The Cobbly Nob community pool is available for all guest. It is located at the top of the hill, follow the sidewalk down the side of the building toward to sky deck to access the pool. Pool towels are available for guest use and will be located in the pool room. ONLY pool towels should be taken to the pool. There is no life guard on duty and children under the age of 12 must be accompanied by an adult.

10. Hot Tub: Hot Tub is for Guest use only. No children under the age of 5 permitted in hot tubs at any time and children over the age of 5 not permitted without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.

11. Fireplace: The property has A wood burning fireplace during the winter months. Only substances such as wood or fire starters should be used.

12. Water and Septic: DO NOT FLUSH anything other than toilet paper. No wipes feminine products, diapers, etc. should be flushed at any time. If it is found that wipes, feminine products or diapers have been flushed and clogs the toilet or septic system, you could be charged for plumbers visit. the system.

13. Inclement Weather: No refunds will be given for storms or power outages. Mountain roads can be curvy and steep. Roads are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. It is highly recommended that guests purchase travel insurance if losing money due to unexpected situations is a concern.
