Additional rules Please read below before confirming your booking. (RENTAL AGREEMENT)

By confirming your booking you agree to adhere to the rental terms set forth in this listing and this document. ***Cabin rental agreement: 1.)Check-in time is 4pm or later and Check-Out time is 10am. We need the 10am-4pm window to allow time to clean/sanitize the cabin and address anything maintenance related. *Late checkouts will have $50 charge per hour. *If cleaning schedule permits and cabin is ready for guests, we may allow Guest to checkin early with a $50 additional fees that will go towards cleaning team. 2.)The primary renter must be at least 21+ yrs. of age and present during the entire stay...No exceptions.. 3.) 6 people max occupancy including children! If max occupancy is exceeded we will know and have the right cancel your reservation without refund and you can be asked to leave. No more than 6 humans are permitted inside the property at any time. 4.) 2 vehicle max parking. More than 2 vehicles are not permitted. All vehicles must be parked in designated parking area on the side of the cabin. Parking on the street is not permitted. Illegally parked cars will be towed at your expense. *Additional vehicles parked on street may get ticketed by City, Guest are responsible for it. 5.) Although there are no steep roads, it’s easily accessible right off the Strip. NO REFUNDS for weather related issues, road conditions, power outages beyond our control. We will be considerate on these situations to help out our guest as much as possible. If this is a concern you may purchase travel insurance through AirBNB to cover unexpected travel related issues. 6.)We have stocked the cabin with many items including start-up supplies as per booking. However, you may likely need to supplement with your own during your stay such as, toilet paper, paper towels, soaps, etc.. depends on usage. 7.)**No pets of any kind! If you bring an animal of any kind inside this cabin there will be an additional cleaning fees we have to pay, $250 additional estimated cleaning fees will be extended to guests. 8.)-HOT TUB-(No children under the age of 18 permitted in hot tub at anytime without adult supervision)Remember when using a hot tub certain health-risks are associated. Use at your own risk! Our housekeepers drain, sanitize, re-fill and replenish chemicals before your arrival. Therefore, it may be later that evening before it is hot and ready for your enjoyment.(DO NOT SIT OR STAND ON HOT TUB COVER) They can break and you may be charged for replacement. Remember when not using the hot tub to leave the lid closed so hot tub will stay warm. 9.)Septic system: The septic system is very effective, however it can get clogged if improper materials are flushed.. Do not flush anything other than toilet paper. No feminine products should be flushed at anytime! If it is found that feminine products have been flushed and clog the septic system, cleaning for damages up to $1,000 will be extended towards guest. Absolutely no grease to be drained in any sink or toilet! 10.)Smoking is not allowed inside the cabin and drugs of any kind are not permitted. If we find evidence of smoking inside there will be an additional cleaning fees we have to pay, $500 additional estimated cleaning fees will be applicable. 11)Keep doors closed during your stay to keep bugs/critters out. You are in the mountains. 12.)Please do not throw any food or trash off of the decks. 13)BEARS: There is a very good chance you will see bears near the cabin, do not feed the bears! Also do not leave food in your car, bears can damage you vehicle trying to get to food and we will not be responsible for such damages. 14.)This cabin is privately owned/managed. Owners are not responsible for any accidents, injury, or illness that occurs while on the premises. The homeowners are not responsible for loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from the use of the premises or others who they invite to use the premise. 15) Any damage to any items in the cabin including couches, chairs, tables, TVs, pool table, hot tub, beds, sheets, towels, pillows, game tables, etc., are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless if substantial. It is our home. Please treat it as if it were your own. 16) No fireworks on property 17) Absolutely no fires inside or out. No unauthorized fires (including candles). 18) No Subletting. The rental property may not be sublet. Your reservation is not transferable to any other party. 19) Security of Personal Property. We are not responsible for any acts of theft or vandalism, or other damages to any personal property or for personal items left by guest in the accommodation at departure. Guest is responsible for all shipping costs for any Lost and Found items that Owner is requested to return to Guest. Items found and not claimed within 30 days will be disposed of at the discretion of Owner.

To help our housekeeper prepare for the next guest follow rules below: 1-Please empty fridge completely . 2-Please discard all BAGGED trash in the common dumpster area located inside the resort. Please do not leave Bagged Trash on the floor or on Porch. 3-Please load all dirty dishes in dishwasher and run cycle. Soap is provided . 4-Place all used towels on the bathroom floor. 5-Make sure all windows and doors are shut and locked. 6-Please be checked out by 10am.

I will abide by the rules and accept these rental conditions: • The property I rent will be returned in the same condition in which it was rented and I will be responsible for all damage and/or loss that occurs during my rental period. • I agree to hold harmless and to indemnify the Owner of the Rental Property against all loss, damage, expense and penalty on account of personal injury or property damage to the rental dwellers, the undersigned or to any minor child or children in the charge of the undersigned, howsoever rising, whether by act or acts or failure to act of the employees, owners or animals of the said company or property owners or not. • I acknowledge receipt of the property in good order and condition (if found otherwise per my arrival I will contact Owner immediately) and further agree that the Owner of the Rental Property shall not be liable for consequential damages of any kind or nature from whatever cause arising, whether property or equipment is loaned or rented. • I enter into agreement freely with the Owner of the Rental Property at my own risk, acknowledging the risks inherent in indoor and outdoor activities and assume any and all responsibility for the minor children and myself in my charge. • All parties agree to and will comply with Federal, State and County pollution laws and any other applicable laws and regulations.

Failure to comply with all above rules will possibly result in additional charges.
