By booking your reservation, you agree to the following rental terms:

CHECK-IN INFORMATION: Your check-in information will be texted to the phone number on file 14 days prior to the arrival date if we have received your signed rental agreement and final payment.

BEACH BLUE RENTAL AGREEMENT

1. CHECK-IN TIME: 4:00 pm CST CHECK-OUT TIME: 10:00 am CST • The housekeeping schedule is managed by our housekeeping company therefore, we cannot accommodate early check-ins. Arrival inspections are completed the day of your arrival even when the property is unoccupied the night before. • Your door key code is programmed to allow access on your day of arrival at 4:00 pm. The door key code will deactivate at 10:00 am on your day of departure. In rare instances, access to your unit may be unavoidably delayed due to cleaning or maintenance issues and may not be ready until 5:00 pm. There is no discount offered due to an unavoidable late check-in.
   • Motorcycles, trailers and boats are not permitted. Events such as weddings or large gatherings are not permitted unless prior authorization is given before arrival date. We do not have access to the property owner’s mailbox. If you plan to receive mail during your stay, please rent a box from the UPS Store or the USPS.
2. This is a NON-SMOKING unit. PETS or ANIMALS are not permitted. If either are found to have been in the unit there will be an additional $300 fee.
3. AGE REQUIREMENT • The minimum age to rent this property is twenty-five (25) years old, no exceptions. You must be able to show proper identification at check in. We do not rent to vacationing singles under the age of twenty-five unless accompanied by an adult guardian/parent who is required to reside at the property for the duration of the booking dates. Any reservation obtained under a false pretense will be subject to forfeiture of all monies paid, and the party will not be permitted to check-in. • The maximum number of guests is limited to the advertised occupancy. The person who signs the rental agreement is required to stay in the property for the duration of the reservation and must be 25+ years of age.
4. NO DAILY MAID SERVICE • Daily maid service is not included in the rental. Linens for the bathrooms, kitchen and bedrooms are provided in the unit. Please bring your own beach towels. Towels and linens may not be removed from the unit. A starter supply of trash can liners, dishwasher detergent, paper towels, toilet paper, soap, and shampoo will be supplied. Please bring an extra supply of bathroom toiletries, laundry detergent, paper towels, dish soap, etc. • We reserve the right to charge an additional cleaning fee if there is excessive mess and departure instructions have not been followed. Departure and arrival information will be sent by email 7 days prior to your check in date.
5. COMMUNITY RULES AND REGULATIONS - Please observe the community rules and regulations of the neighborhood homeowners association in order to avoid being issued a fine. Community officials regularly patrol the area to document rule infractions with time stamped photos. In the event a fine is issued to the property during your stay, you will be responsible for paying the cost.
   • No overnight parking of any vehicle on the street. Each property has a limit for parking, we have no overflow to provide for extra vehicles. • No vehicle or golf cart may be parked on pine straw or grass outside of the designated parking spaces. • Vehicles may not be parked sideways in the driveway or designated parking area. • Dispose of bagged household trash as directed only.
   • In the event a FOB, keycard, armband or pool pass/card is lost, missing or broken upon your departure, the cost of replacing will be charged to the credit card on file.
6. SECURING PERSONAL PROPERTY - Beach Blue Properties, LLC is not responsible for acts of theft or vandalism, damage to personal property, or for personal items left by the guest in the accommodation at departure. If a “left behind” item is found and you wish to have it returned, there is a $25 service charge plus shipping.
7. RENT DISCOUNTS – Some of our rentals include the use of a golf cart at no additional charge. On rare occasions, a golf cart may not be in working order or may need repair while the guest is vacationing. There will be no discount given for unavoidable non-use of a golf cart in the event the golf cart becomes inoperable. However, every effort will be made to repair the cart in a timely manner. There is no refund or discount for a guest’s early departure.
8. EVICTION - Beach Blue Properties, LLC reserves the right to evict a guest party who causes or engages in the following (including but not limited to): excess noise or disturbances to neighboring guests, unlawful activity such as drug use, underage alcohol use or fighting, and verbal or physical abusive of Beach Blue staff. If law enforcement or resort security is dispatched to the property, the guest party will automatically be evicted.
9. VACATION RENTAL DAMAGE PLAN - The Vacation Rental Damage Plan is included in your total rental cost. The Vacation Rental Damage Plan covers unintentional damage to the rental unit interior that may occur during your stay, provided damage is disclosed to management prior to check out. The policy will pay a maximum benefit of $1,500 for unintentional interior damage. The policy does not apply to damaged golf carts. Any damage that exceeds $1,500 will be charged to the credit card on file. If, during your stay, an Insured person causes damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse Beach Blue Properties for the cost of repair or replacement of such property up to a maximum benefit of $1,500. The Vacation Rental Damage Plan fee is non-refundable.
10. HURRICANE OR STORM POLICY – Should a hurricane or tropical storm threaten our area, we will receive evacuation instructions from the National Hurricane Center and our local officials. If a “Mandatory Evacuation” order is issued and you have purchased CSA Traveler’s Insurance coverage before the storm was named, a refund will be given by CSA Travel Protection according to CSA refund policies. *Beach Blue, LLC will not issue a refund of any payments due to a hurricane or storm. Please refer to the CSA Travel Protection information in Paragraph #14.
11. PROPERTY SUBSTITUTION - Beach Blue Properties, LLC manages properties that are privately owned and subject to reasonable wishes of the Owner. Properties are occasionally removed from our rental program on short notice due to change in ownership or other changes made by the Owner. In addition, a property may become uninhabitable due to unforeseen maintenance issues. Although we will do our best to fulfill your specific request, it is not guaranteed. At the time your Reservation is confirmed, we reserve the right to change the assignment to a comparable Rental Property. Should this occur to a confirmed reservation, every effort will be made to inform you of the need to change your Reservation to another suitable accommodation. Please be assured you will either be moved to a comparable rental property or upgraded, at our discretion, depending on rental property availability. In some cases, a comparable rental property may not be available due to the unique nature of the request (e.g. penthouse units); in which event Beach Blue may offer you the next best comparable rental property, reschedule your reservation, or issue a refund.
12. EARLY CHECK- IN POLICY – The unit door code will activate at check in time of 4:00PM CST on your day of arrival. *You may request an early check-in but, this is not guaranteed and is only available if someone else is not departing the same day as your arrival and the unit is ready for your arrival 12PM-3PM CST. If available, there is an EARLY CHECK-IN FEE OF $100.00 to access the property 12:00PM-3:00PM CST on check-in day. This will be charged to the card on file if access is permitted. We do get last minute bookings and people who extend while in-house therefore, this cannot be guaranteed. Early check-ins are not allowed prior to 12:00PM CST, no exceptions. If you wish to arrive before 12PM CST on your day of arrival, you must book the night prior.
