Pets: Pets are allowed with prior approval and pet fee paid.

Respect the Property: Treat the home as you would your own home.

Cleanliness: The home should be left in the same condition as it was found. The cleaning fee covers basic cleaning. Any additional cleaning required due to excessively dirty areas or overly soiled linens (e.g., make-up stains or bodily fluids) will be deducted from your security deposit, including replacement costs if necessary. There is a minimum $50 surcharge for any additional cleaning.

No Parties: Parties are not allowed. Only guests listed on the reservation are permitted on the property unless prior approval is given by the host. If things get out of hand, the neighbors may contact me, and you will be required to leave.

Be a Good Neighbor: Please be kind and respectful to our neighbors. Nashville, TN's noise ordinance requires quiet hours after 10 p.m. If you are enjoying the outdoor spaces after 10 p.m., please keep noise to a minimum to comply with local regulations.

Late Check-Out Fee Schedule Check-Out Time: 11:00 a.m. Guests are required to check out by 11:00 a.m. Any late check-outs will incur the following fees: 11:01 a.m. - 11:15 a.m.: $25 fee 11:16 a.m. - 12:00.: $50 fee Note: Fees will continue to increase by $25 every 15 minutes past the scheduled check-out time. Late check-outs beyond 2:00 p.m. will result in additional fees or a full-day rate charge, subject to the discretion of the management. Strict Enforcement: Please be aware that this fee schedule is strictly enforced. Just as Airbnb strictly enforces host policies, we must adhere to these guidelines to ensure smooth operations and fairness to all guests and host. We appreciate your understanding and cooperation.

Early Check-In Fee: Early check-in may be available upon request and approval by the host. In the event of a necessary repair affecting the function and integrity of the home, the property manager, owner, and/or approved repair personnel have the right to access the property with or without prior permission. We will make every effort to schedule repairs at a convenient time of day.

Pet Rules: No pets are allowed on beds or furniture. Please clean up pet refuse in the outdoor pet area. Must be up to date on flea & tick & shots. Claw damage, chewing, or soiled furniture or linens will result in charges for repair/replacement/cleaning.

No Smoking Policy

Smoking is strictly prohibited inside and outside the property. This includes, but is not limited to, cigarettes, cigars, vaping devices, pipes, and any other smoking materials.

Zero Tolerance:

Any evidence of smoking, including smell, ash, or discarded materials, will result in a minimum $200 charge to cover the cost of the additional cleaning and ventilation required to restore the property to a smoke-free environment. If the smell of smoke prevents the property from being available for subsequent reservations, the guest will be held responsible for the full cost of the reservation(s) that must be canceled as a result. We appreciate your understanding and cooperation in maintaining a clean and comfortable space for all guests. Violation of this policy will not be taken lightly.
