After your final payment, and about one week prior to your arrival I will send you the code for the lock that will work during your stay.

RENTAL RULES AND REGULATIONS

1. CHECK-IN TIME IS AFTER 4 PM MST and CHECK OUT IS 10 AM MST. NO Early Check-ins.

2. This is a NON SMOKING home. NO SMOKING IN THE HOME or outside near any open windows, screens, or doors.

3. No pets are permitted in the home (garage and outside the home is acceptable).

4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $500 is required. This will be pre-authorized on your payment credit card. The deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met.

a. No damage is done to the home or its contents, beyond normal wear and tear.

b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.

c. All debris, rubbish and discards are placed in sealed trash bags and then refuse containers in the garage, and soiled dishes are placed in the dishwasher and cleaned.

d. The home is left locked.

e. No linens are lost or damaged.

f. NO Early check-in or late check out (unless pre-coordinated in writing).

6. PAYMENT – Payments provided will be as specified on this lodgify listing.

7. CANCELLATIONS – Cancellation policy is as specified in this listing.

8. MONTHLY RESERVATION CANCELLATIONS – Cancellation policy is as specified in this listing.

9. MAXIMUM OCCUPANCY- The maximum number of guests per home is limited to eleven (11) persons. An additional charge of $10 per person per night for guests in addition to eleven (11) will be assessed and must be pre-approved. The home sleeps 11 people in beds (including a sleeper sofa). There is also a pack-n-play for younger guests.

10. THIS PROPERTY REQUIRES A THIRTY (30) NIGHT MINIMUM STAY. If a rental is taken for less than thirty days, the guest will be charged the thirty-night rate.

11. INCLUSIVE FEES – Rates include a one-time linen-towel setup. You will be provided with a startup supply of amenities (e.g. hand soap, toilet tissue, dish detergent, paper towels and trash bags). Once this supply is used, you are responsible for providing your own items. Amenity fees (for amenities on premises) are included in the rental rate (offsite amenities are not).

12. NO DAILY MAID SERVICE – While linens and bath towels are included in the home, daily maid service is not included in the rental rate however is available at an additional rate. We do not permit towels or linens to be taken from the home.

13. RATE CHANGES – Rates are subject to change without notice, but will not change after a confirmed reservation.

14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

15. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

16. Parking – Parking is limited to five (5) vehicles. Vehicles are to be parked in designated parking areas only (two cars in the garage, and up to three cars in front of the house, on the property near the garage). Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner. Additional vehicles can be parked on the property for a short-term basis in front of the garage or on the driveway, as needed during your stay. No trailers, campers, containers, boats, etc. are allowed to be parked on the property per the HOA. However, smaller personal utility items may fit in the garage.

17. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained, however we recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

18. The home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
