Disclosure Regarding Rental Agreement and Security Deposit

By booking this property, you acknowledge and agree to the following:

Rental Agreement Required – A signed rental agreement is required to finalize your reservation. You will receive the agreement electronically after booking and must complete it prior to check-in. Failure to sign the agreement may result in cancellation of your reservation.

Security Deposit / Credit Card Hold – Some reservations require an additional security deposit or a hold on a valid credit card prior to check-in. The deposit/hold is fully refundable after checkout, provided there are no damages, violations of house rules, or outstanding charges.

Condition of Stay – Completion of the rental agreement and payment of any required security deposit are conditions of stay. Failure to comply may result in cancellation without refund.

Local Guests If you live in Salt Lake City or the surrounding area, you must contact us before booking and explain the reason for your stay. Local reservations require pre-approval and may be canceled at the host’s discretion if there are concerns about past reviews, misconduct, or potential illegal activity.

Security Deposit & Agreement Some reservations may require an additional security deposit or credit card hold. Guests will be contacted before check-in for registration. A signed rental agreement is required.

Occupancy Limits The maximum capacity is 6 guests. This limit cannot be exceeded. Unauthorized guests will be charged at the posted extra guest rate per person, per night. Exceeding occupancy or hosting an unauthorized gathering will result in immediate removal, no refund, and the following fines:

Unauthorized gathering/party: $500

Excessive alcohol use or intoxicated guests: $1,000

We have a strict zero-tolerance policy for parties. Please inform us of any visitors in advance.

Self Check-In By booking, you agree to follow the check-in instructions provided in the house manual or guide.

Fees & Penalties

Smoking/Vaping: $350 per day if done anywhere on the property. Must be at least 20 feet from doors and windows. Cigarette butts must be disposed of properly.

Late Checkout: $50 fee if you remain beyond your agreed checkout time.

Any costs or losses caused by rule violations will be charged to the guest.

Animals Unauthorized animals (including ESA and service animals not disclosed prior to booking) will result in a $500 fine per animal. Accommodation requests must be made before booking. Due to severe allergies, not all ESA animals can be accepted. Guests are responsible for all damages and additional cleaning related to animals.

Quiet Hours 10 PM to 7 AM, including in the hot tub area. Please be respectful of neighbors.

Liability Waiver By booking, guests accept full responsibility for any injuries or harm that may occur during the stay and waive any right to pursue claims against the host or property owner.

Cleaning Guests are expected to leave the property in good condition. The cleaning fee covers standard turnover only. Excessive mess may result in additional charges.

Security Cameras Exterior security cameras are in use. Tampering with or disabling cameras will result in immediate cancellation without refund and may involve law enforcement.

Condition of Property Guests must report any pre-existing damage within 2 hours of check-in. After that, the property is considered accepted in its current condition. Damages found after checkout will be charged to the guest.
