House Rules

We love sharing our home and want every guest to have a safe, comfortable stay. Please read these rules carefully before booking. By booking, you are agreeing to follow them.

1. Local Guests If you live in Salt Lake City or the surrounding area, you must message us before booking and explain the purpose of your stay. Local bookings require host approval and may be canceled at any time if prior reviews or concerns about misuse arise.

2. Occupancy and Parties Maximum capacity is 2 guests at all times, no exceptions. Unauthorized extra guests will be charged the nightly extra guest rate listed, plus fines. Unauthorized gatherings or parties will result in immediate removal without refund.

Fines: $500 for unauthorized parties or exceeding the maximum of 8 people. $50 per person per night for additional guests over 8. $1000 fine for parties involving excessive alcohol, intoxication, or disruptive behavior. Family or friends visiting briefly is fine, just let us know ahead of time to avoid misunderstandings.

3. Self Check-In This is a self check-in property. By booking, you confirm that you are willing and able to follow the instructions provided in the house manual.

4. Fees and Fines Smoking or vaping is not permitted in or around the property. Any smoking/vaping must be at least 20 feet away from doors and windows, and butts must be disposed of properly. Violation: $350 per day.

Unauthorized late checkout: $75.

Unauthorized animals: $500 per animal. Guests are responsible for all damages or extra cleaning caused by pets, ESAs, or service animals.

We comply fully with Fair Housing laws and review accommodation requests individually. Please contact us before booking if you are traveling with an animal, since not all can be accommodated due to host allergies.

5. Goodwill Agreement Please book in good faith. Retaliatory reviews, false claims, or attempts to damage our business are not acceptable. Guests who break rules are responsible for all associated costs, including legal fees if necessary.

6. Quiet Hours 10:00 pm to 7:00 am. Be respectful of our neighbors.

7. Liability Waiver By booking, you waive all rights to pursue legal action against the host or property owner for injuries or harm during your stay. Guests accept full responsibility for themselves and their group.

8. Cleaning Please tidy up after yourself. The cleaning fee covers standard turnover only, not heavy cleaning. Excessive mess may result in additional charges.

9. Security Cameras Exterior cameras are in place for guest safety. Tampering, disabling, or obstructing cameras will result in cancellation of your stay without refund and may involve police investigation.

10. Property Condition Guests have two hours after check-in to report any pre-existing damages. After that, you accept the property as-is. Any damages found after checkout will be billed in full.

By booking this property, you acknowledge and agree to the following:

Rental Agreement Required – A signed rental agreement is required to finalize your reservation. You will receive the agreement electronically after booking and must complete it prior to check-in. Failure to sign the agreement may result in cancellation of your reservation.

Security Deposit / Credit Card Hold – Some reservations require an additional security deposit or a hold on a valid credit card prior to check-in. The deposit/hold is fully refundable after checkout, provided there are no damages, violations of house rules, or outstanding charges.
