Guests staying at the property must be listed on the reservation and verified through Airbnb, with the booking guest responsible for providing the names of all guests. The property is intended for quiet, respectful stays and is not suitable for parties, smoking, or vaping. Longer-term stays are preferred, with a minimum stay of 31 days required. A standard California rental lease agreement is required to rent this property. Depending on the length of stay, additional requirements such as a security deposit, proof of identification (Driver’s License or Passport), renter's insurance, and a tenant background check may be necessary. The host reserves the right to request any of these items based on the length of the stay. The rent may include a cap on electricity usage, and any amount exceeding this limit will be charged to the tenant. The exact cap will be specified in the lease agreement, please inquire for specifics prior to booking. The property is designed to accommodate the number of guests listed in the reservation; while exceptions may be made for a child, any additional guests must be approved in advance. Any violations of the House Rules are subject to fines including, authorized guests ($1,000/guest), unauthorized pets ($1,000/pet), smoking ($1,000)

HOUSE RULES: Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host.

1. No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is listing in the listing & contract. There shall be a minimum fine of $1,000 for this violation.
2. SMOKING/DRUG POLICY: Smoking/Illegal drugs on the Premises is prohibited. Any signs of smoking/illegal drugs will result in a $1000 smoking/drug fee.
3. QUIET HOURS POLICY: Quiet hours 9pm-8am. Be respectful of neighbors and keep noise levels down at night
4. Must be 25 years and older to book.
5. PETS – Any unauthorized pets shall incur a minimum fine of $1,000/pet for this violation. 6.) SUBLETTING POLICY: Guest does NOT have the right to sublet the Premises. $5,000 fine and immediate eviction. ATTORNEY’S FEES. Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement. ILLEGAL ACTIVITY. Guest shall use the Premises for legal, vacation rental purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid fees. GOVERNING LAW. This Reservation & Agreement shall be governed & subject to the laws of California. MISSING ITEMS. Lost or taken remotes, keys or other possessions of the property will be subject to a minimum $200 replacement fee. This includes but is not limited to keys, garage remotes, AC/Heat remotes, TV remotes. SECURITY DEVICES. The home has an exterior Ring security camera located on the Premises to ensure safety and occupancy limits are not being exceeded. It is not located inside the home.
