Practical Info & Rules Check-in is at 3:00 PM and check-out is at 10:00 AM. Please note that this is a triplex property; while your unit is completely private, it shares walls with neighbors. Due to the lively downtown location, guests should expect urban sounds. Additionally, there is an active construction site adjacent to the building. Guests must be 25+ to book. Pets and smoking are strictly prohibited. Please be aware that there is no dedicated parking; street parking is available but can be limited. An overnight lot is recommended at the corner of Ash St and Kettner Blvd. The BBQ grill is currently out of order.

-After 2 PM → No fee -11 AM – 2 PM → 25% of nightly rate -Before 11 AM → 50% of nightly rate
1. ⏰ Check-Out: Standard check-out is 10 AM. Late check-out: must be requested at least 24 hours and no more than a week before departure, and is subject to availability.
-Before 12 PM → No fee -12 PM – 3 PM → 50% of nightly rate -3 PM – 6 PM → 75% of nightly rate -After 6 PM → 90% of nightly rate
1. 🚫 Unauthorized Late Check-Out Fees: Guests must vacate on time. Failure to do so delays our cleaning team and incurs a fine (per hour, minimum):
-Studios/1BR → $50 -2BR → $100 -3BR → $200 -4+BR → $300
1. 👤 Minimum Booking Age: Guests must be 25+ to book, unless approved in advance by the host. Exceptions require:
-Trip details (purpose, number of guests, relationships, age) -Written confirmation that you’ve read and will follow our house rules
1. 🎉 No Parties or Events: Absolutely no parties, events, or large gatherings (including fraternity/sorority events). Violations = immediate termination without refund.
2. 🚔 Law Enforcement Intervention: If police are called due to disturbances, the reservation will be ended immediately.
3. 🔊 Quiet Hours: Keep noise low, especially 10 PM – 8 AM, to respect neighbors.
4. 🚭 Smoking: Strictly prohibited.
-1st infraction → $250 fine -2nd infraction → $500 fine -3rd infraction → $1000 fine
1. 🐾 Pets: Not allowed. Violations = $500 fine + cleaning fees if needed.
2. 👥 Maximum Occupancy: Do not exceed the property’s listed maximum occupancy. Visitors are allowed, but overnight occupancy cannot exceed the limit.
3. 🚗 Parking: Use designated spaces only and follow local parking rules. We are not liable for infractions.
4. 🗑️ Garbage: Dispose of garbage properly and follow recycling guidelines.
5. 🛠️ Property Damage: Guests must report and pay for any damages during their stay. Report issues as soon as they are noticed.
6. 🔒 Safety, Security & Legal Compliance: Keep the property secure at all times and comply with local laws. Illegal substances = immediate termination + law enforcement involvement.
7. 🚨 Emergency Situations: Follow posted safety instructions and call emergency services if needed.
8. 🎒 Abandoned Items: $50 fee to mail left-behind items. Items not claimed within 30 days will be discarded.
9. 💸 Refund Policy: Full refund if canceled within 24 hours of booking. Airbnb guests also receive a full refund if canceled 60+ days before check-in.
