Guest is required to sign RENTAL AGREEMENT and provide a digital copy of their ID.

SECURITY DEPOSIT is $300.

The property is furnished and includes: 1 bedrooms and bath, 1 car garage (for sub-compact cars only), sofa, unlimited Wi-Fi, refrigerator, gas stove/oven, microwave, dishes, utensils, pots & pans, coffee maker, 1 queen size bed with all linens, pull out sleeper sofa, pillows, portable A/C unit, heat, electricity, cable TV, as well as Smart TV options such as Netflix (all subject to change without notification).

Rental Party: The rental party shall consist of named Guest & following persons: (Please list all guests’ full legal names) _______________________________________________________________

Maximum Occupancy: The maximum number of guests is limited to 2 persons. All guests must be 21 years of age or older unless accompanied by parent or legal guardian. If more than the above-mentioned guests are in home, the security deposit will be forfeited in full.

Term of the Lease: The lease begins at 3:00 p.m. on (the “Check-in Date) and ands ends at on 11:00 a.m. on __________(the “Check-out Date). If guest(s) attempt to enter the house early & the cleaning crew cannot finish cleaning without interruption, they will not guarantee their work & may not return at no charge if needed.

Rental Rules: Guest agrees to abide by the Rental Rules attached as an integral part of this agreement & shall cause all members of the rental party & anyone else Guest permits on the property, to abide by the rental rules at all times or security deposit will be forfeited in full.

Access: Guest shall allow Homeowner or Homeowner’s agent(s) access to the property for purposes of repair, inspection & any other reasonable request. Homeowner shall exercise this right of access in a reasonable manner.

Deposit: A deposit of $300 is due at the time of reservations.

The deposit is for security and shall be refunded within 14 days of the checkout date provided no deductions are made due to: Damage to property or furnishings. Dirt or other mess requiring excessive cleaning (this includes additional linens above the issued amount);or Any other cost incurred by Homeowner due to Guest’s stay

Rental Rate & Fees: See rental rate listed . Other fees: $200 house cleaning + 14% tax + any applicable property damage protection/service/processing/booking fees paid to 3rd party site used for booking/reservation

Insurance: We strongly encourage all renters to purchase traveler insurance. .

Payment: Payments are to be made in full and are nonrefundable, without exception. Payments to booking sites are paid in full to the site & refund policy for reservation & booking as well as booking fees are governed by site not by homeowner.

Rental Rate: Rates are subject to change without prior notification. Rates and reservations are not guaranteed until payment is received & guest agreement is sent to guest by owner, then filled out, initialed, and signed by guest and returned to owner with driver’s license; not when reservation is made online through 3rd party site. PLEASE NOTE* Guest has the choice to purchase rental insurance on booking site for their stay in addition to the required security deposit paid to owner, not instead of & assumes all responsibility for damage(s) to the property or furnishing(s) during stay. Anything that is not covered by the guest(s)’s insurance, if any, will be charged to the guest(s) & deducted from their security deposit and anything over & above that amount will be charged as an incidental charge on the guest’s credit card provided on this guest agreement; i. dirt or other mess requiring excessive cleaning; or ii. any other cost incurred by Homeowner due to Guests’ stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately in writing or will be held liable & be charged, no exceptions.

Cancellation Policy: If the guest wishes to cancel his/her reservations, the reservations will be refunded as follows: See policy listed (at the time of booking)

Please NOTE: No refunds for cancellations made by guest after payment has been made, due to inclement weather, medical reasons or otherwise. If owner cancels reservation for whatever reason, the total amount paid will be promptly refunded.

Payment Method: Acceptable payment methods for booking through e bank to bank wire. If you chose to use check to use a check, payment must be received 21 days before check in date. Payments through web sites where listings are advertised are acceptable by credit and or debit card(s) or any other payment type. (s) that site accepts, plus any applicable fee(s) paid to said site. Cardholder must be Guest named on agreement and the Guest who is signing this agreement. By my signature below, I hereby agree that all monies are non-refundable per cancellation policy above and that any damage to the property & furnishing(s) will be entirely my responsibility. The parties agree to the terms of this Short-Term Guest/Rental Agreement, including attached Rental Rules, as evidenced by the signatures set forth below.

RENTAL RULES

1. Guest agreement needs to be filled out in its entirety including credit card info, initialed where indicated, signed & returned to owner with Driver’s License within for access to be granted; refusal to do so will result in a cancellation at the guest’s expense, as stated on listing online and agreed to

2. Smoking of any kind is absolutely not allowed including Vape & such, anywhere in or on the property & security deposit will be forfeited if found otherwise, for deep cleaning fees of carpets, furniture, bedspreads & pillows.

3. People other than those in the Guest’s rental party set forth above may not be in or on the property or security deposit will be forfeited and Guests will be asked to vacate the property without a refund of any unused portion of the stay. Any person in or on property, is the sole responsibility of Guest & any incidentals caused by such people will be charged to the Guest. We do not allow parties or events.

4. Owners are not responsible for accidents, injuries or illness that occurs while on the premises nor the loss of personal belongings or valuables of the guest(s). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm & or loss arising from their use of the premises & all others whom they invite onto the premises. Guest has option to purchase damage protection for guest(s)’s stay & assumes full liability if any damage occurs if insurance is declined & for anything not covered by insurance. Insurance is not in lieu of security deposit; it is in addition to.

5. Keep the property, all furnishings & appliances in good order & upon check out, the property should be left in same condition as at check in. If any damage is found at check in by guest, owner must be notified immediately in writing or guest(s) will be held responsible. Only use appliances, big or small, for their intended use(s) & with adult supervision when children are in Guest’s rental party.

6. Pets are allowed but must be disclosed and approved. A non-refundable pet fee applies.

7. Parking: Vehicles are to be parked in garage or on street. The garage is for sub compact cars only (i.e.,Nissan Versa). Parking on the street is available but scarce after 5pm. Park at your own risk and responsibility to not block neighbors’ driveways and observe street signs for town rules & all applicable laws will be enforced at the Guest’s expense.

8. Housekeeping & Garbage/Recycling: Daily maid service is not included. The onetime fee for housekeeping is for cleaning after your departure.

9. Water and Septic: Do not flush anything other than toilet paper down the toilets; no feminine products or flushable wipes should ever be flushed. If any foreign matter other than human waste & toilet paper gets flushed & clogs the system, guest will be charged for damages.

10. No weapons of any kind are permitted in or on the property.

PET POLICY:

We will welcome one dog under 30 lbs on a case by case basis. We do not allow any other pets. Please contact us prior to booking with your dog's breed, a bit of background on them, and let us know if you agree to the following pet rules:

We charge a $125 pet fee to cover cleaning. Your dog must be fully housebroken and over 1 year old.

Your dog must be on a current flea medication regimen, fleas are very common in southern California.

Do not leave your dog unattended at any time. If you leave the apartment the dog must go with you. If you go to bed they must be crated. We do provide a crate so you do not need to travel with one.

Your dog must be kept on a leash when outside and pick up after your dog.

If barking becomes an issue, I may have to ask you to shorten your stay.

Dogs are not allowed on the furniture (sofa, bed, etc.)
