Smoking: NO SMOKING – NO SMOKING OF ANY KIND is permitted inside the premises. Smoking outside is permitted. TENANT agrees to pick up and dispose of all cigarette butts or other smoking paraphernalia prior to check out. IF EVIDENCE OF SMOKING IS FOUND INSIDE THE HOME, A $300 FINE WILL BE IMPOSED. Please dispose of your ashes and butts in a container, NOT in the Landscaping, and dispose of butts properly in the outside trash container in the Carport. 420 FRIENDLY OUTSIDE ONLY. INSIDE VAPOR IS OKAY.
Parking: There is a CARPORT WHERE 2 vehicles can fit tandem style. And there is plenty of street parking… . Do not park on the West side of the street on the 2nd and 4th Tuesdays’ of the month - due to Street sweeping or on the East side of the street on the 1st and 3rd Tuesdays’ of the month. Tenant will not hold the Owner liable for any parking tickets.
Noise level/ Respect your Neighbors!: Please be considerate and no loud music or parties beyond 9pm during the week days/ 11pm during the weekends.
GARAGE: Please always keep the Garage door locked at all times- unless you are out there using it. Inside you will find Beach chairs, a Large Beach Umbrella, sand-toys, a few coolers, 2 bikes, helmets, bike lock, bike pump.
Beach: For your convenience, there are beach chairs in the Garage and beach towels in the cabinets over the washer/dryer. Please DO NOT TAKE BATH TOWELS TO THE BEACH ! PLEASE ONLY TAKE THE BEACH TOWELS TO THE BEACH. To access the beach, you can cross Harbor Blvd. from Beachcomber St. and walk West on Beachcomber towards the ocean. You will see a sign after crossing Ocean Ave. that says “Beach Access” between the homes. Also, if you go south on Ocean Ave., you will come to Oxnard Beach Park. There are restrooms, playgrounds, and walkways, and next door to the park is Embassy Suites Resort where you can rent more bikes!
Tar: A day at the beach is so much fun, however, PLEASE CHECK YOUR FEET! You may have brought home a black, sticky substance called “tar” and it’s the pits!! It can get on clothes, the carpet, in the sheets, the house from bare feet or shoes/sandals and it is impossible to get out of the carpet. There is a container of “SCRUBS” and bottles of Baby Oil and rags located above the washer and some in the garage (next to the beach gear);we kindly ask you to use these supplies before entering the house upon your return from the beach. After growing up here, we’ve found that this really works the best and is non-toxic.
Bikes: Please feel free to use our bikes. There is a tire pump in the garage if you need it as well as bike helmets. If you use the bikes, please please please always use the bike lock and lock it up wherever you may go. The bike lock combo is “PASS”
Linens: There should be plenty of linens provided, however, depending on the amount of towels you use and/or the length of your stay, you may need to wash a load of towels. Please do not use more than you need.
Linens for Cot/Futon/Rollaway Bed: In the den is a tan ottoman that converts to a twin-sized cot, as well as the twin sized black futon for your use. Additionally there is a Fold up roll-away twin bed in the front bedroom closet. (sheets are located in same closet with matress pad, blanket) The bedding for the cot and futon in the den is located in the front bedroom, under the bed storage. There you will find (2) twin sized mattress pads, (2 sets) twin-sized sheets and (2) blankets. Please ONLY use these Linens if you are using the futon or ottoman cot. There are pillows in both bedroom closets.
Laundry: You may use our washer and dryer during your stay, but you may need to purchase laundry detergent if you will be here a long stay. As a courtesy we have provided laundry detergent– please NO MORE THAN 2 SETS OF sheets at check-out (NO TOWELS WITH SHEETS PLEASE) Please remember to clean out the lint trap on the dryer. Thank you for starting the sheets in the wash before you check out.
Ants: If you have lived at the beach, you are aware of Ants! They are very ferocious here and if you leave ANY type of sweets on the counter or in the cupboards (or anywhere in the house!) unless it is completely sealed—you risk an “Ant Invasion”. We do not like to use any toxic pesticides…We have found that if everything is kept clean and free of crumbs, no unsealed sweets in the cupboards, etc., then there will be nothing to attract the ants. Please store any opened packages of food inside the fridge/freezer, or in a TIGHTLY AND COMPLETELY SEALED CONTAINER—just to be safe!
Trash & Recycling: There is a trash bin in the kitchen and there are two bins in the Laundry room, left of the Dryer. One is for trash, and the other is for recycling. Please don’t forget to rinse your sweet, sticky items before putting them in the bins to prevent an ant attack. Please read further on down about the trash and recycling bins and pick up.****
Movies/DVDs: Feel free to TiVO some movies while you are here... DVDs (50 movies) are located next to the TV. The RCA DVD player in living room sometimes is stubborn, just open and close it a few times until it gets going. The back bedroom has a DVD player. To use this, follow the instructions for “BACK BEDROOM -TV/DVD” later in this book. The Front bedroom has cable TV channels.
Board Games: In the living room, there are games/cards/puzzles in the brown ottoman. Please return items to their location and all game pieces too.
BBQ GAS GRILL: The BBQ gas grill is located out back- right and below of the deck. Please, please, please, check to make sure to look at the propane tank –there is a gauge to see the amount left. For your convenience there is an extra FIULL propane tank in the garage. IF YOU DO SWITCH OUT THE PROPANE TANK, PLEASE LET US KNOW SO THAT WE WILL KNOW TO HAVE IT REFILLED. PLEASE clean the grill after each use, and remember to TURN OFF THE PROPANE TANK COMPLTELTY and return the BBQ cover to prevent rust in this very damp climate.
Security Deposit: This shall only be used for any expense incurred by the Owner for repair or replacement of property, furnishings, and equipment damaged during the rental term. If due to unforeseen circumstances, the Owner has to cancel the booking, the Owner will refund to the Tenant the security deposit in full and will assist to make arrangements for alternative accommodations to be found. The Tenant agrees Owners are not responsible for compensation of any part of Rental Fee, due to failure of fixtures, appliances, or utilities resulting in short-term inconveniences. All repairs will be attended to as soon as is reasonably possible.
Use of Premises: The premises shall be used and occupied by the tenant exclusively as a private family residence, and neither the premises nor any part thereof shall be used at any time during the term of this rental by the Tenant for the purpose of carrying on any business, profession, or trade of any kind for the purpose of gaining financial profit.
Occupancy and Vehicles: Tenant agrees that the premises shall be occupied by NO MORE THAN (#7 ) people in your party . Tenant understands that the rental price is based on the number of tenants at the time of booking. If it is discovered that more than the number of tenants provided are staying on the premises, the Owner has the right to charge a per person fee of $10 a night and this may be taken from the security deposit. Tenant agrees that the premises will not be occupied by minors unless an adult is present. Tenant agrees the unreasonable noise or disturbance may result in eviction. Tenant agrees that vehicles will be kept in allotted parking spaces: the 2 car garage or street parking. Assignment and Subletting: Tenant shall not assign this lease or sublet the premises. ALSO, ANY OVERNIGHT GUESTS MUST BE AUTHORIZED BY THE OWNER AND SUBJECT TO ADDITIONAL FEES.
Care of the Premises: Tenant agrees to promptly notify Owner of any necessary repair. Tenant agrees to return premises to Owner, on expiration of this lease, in good condition. The Tenant agrees to notify the Owner of any and all damages, and agrees to pay for any breakage or damage done by the Tenant and/or his/her guests to the property, furnishings and equipment.
Electronics, TV, CABLE: Tenant agrees to NOT TAMPER with ANY TV Electronics in the LIVING ROOM. If tenant desires to connect to a GAMING DEVICE, Tenant agrees to use ONLY the BEDROOM TV’s, and NOT the LIVING ROOM TV to connect to such device. $100 fine will be imposed if we find that the electronics have been changed or tampered with in the LIVING ROOM.
Utilities & Trash/Recycling: Owner shall be responsible for payment of gas, electric, water, trash, tv /cable and wireless internet services. Tenant shall be responsible to place all trash and recycling in the appropriate bins provided outside prior to leaving.
Liability: Tenant and/or his/her guests shall defend, indemnify, and hold the Owners of the premises harmless from and against any claim, loss, expense, or damage to any person or property in or upon the premises, including death, or any area allocated to or used by Tenant or its invitees, arising out of Tenant’s use or occupancy of the premises. Owners will not be held responsible for any man-made or natural disasters of any kind, which may result in the disruption of services, or which may affect the ability of Tenant to reside at premises. Any and all Disputes between Tenant and Owners shall be governed by the laws of the State of California.
Right of Entry: Owners (or a representative appointed by Owners) reserve the right to enter the premises at reasonable hours of the day for the purpose of inspection, whenever necessary to make repairs and alterations to the premises, or to show to workmen or contractors, with advance notification to Tenant whenever possible.
Care of the Environment: The Owner asks that the Tenant is respectful with energy and water usage-switch all lights and heating off when not required and upon check out.
Tenant agrees to run dishwasher prior to leaving and return items to their original location.
Housekeeping: In order to ensure that the costs of cleaning are kept to a minimum, Owners ask that Tenant please attend to the following items before checking out. Failure to do so may result in additional cleaning charges billed at $20.00 per hour or as noted. 1) Wash dishes in sink or dishwasher. 2) Return all furniture to original locations. 3) Inside Ovens: Please clean excessive spills as they occur. 4) Refrigerator: Please clean excessive spills or messes inside refrigerator and freezer. 5) Stains: Please attend to any stains as they occur, and when they occur. If Tenant has no success in removing them, please let Owners know ASAP so that these items will not be permanently damaged. A $75.00 fee may apply for stains.
