HOUSE RULES & CHECKOUT PROCEDURES

QUIET HOURS:

• The City of Scottsdale enforces strict quiet hours from 10:00 PM to 9:00 AM. We kindly ask you to respect our neighbors by refraining from any gatherings in the backyard after 12:00 AM (midnight). Please note that any violations resulting in a fine from the Scottsdale Police Department will be the responsibility of the booking party leader/guest. Any violations resulting in a citation from the Scottsdale Police Department will be the personal responsibility of the booking party leader/guest, including payment of any fines incurred.

PICKLEBALL HOURS OF OPERATION:

• Per the City of Scottsdale regulations, playing pickleball and using the stadium lights is strongly prohibited between the hours of 10:00 PM and 9:00 AM. Any violations resulting in a citation from the Scottsdale Police Department will be the personal responsibility of the booking party leader/guest, including payment of any fines incurred.

• POOL HEATING FEE: The pool may be heated UPON REQUEST and PRIOR to the guests arrival in order to cover the costs to heat the pool. There will be a charge of $75 per day from October through April. We cannot heat the pool for individual or specific days during a guests reservation (it is an all or nothing). The pool will be heated to a comfortable 80 - 82 degrees.

• POOL HEATING DISCLAIMER: Electric heat pumps are designed to function efficiently when the ambient outdoor temperature is above 50 degrees. However, when the temperature drops below this threshold, the heat pumps automatically shut off to conserve energy and prevent overheating. As soon as the temperature rises above 50 degrees, the system will resume heating the pool to the desired temperature of 80-82 degrees, working continuously to maintain comfort for our guests.

• NATURAL GAS FEE: There will be an additional flat rate charge of $50 per reservation for use of the Natural Gas for the Fire Pit. Additional propane tanks for the BBQ will be available and accessible upon request.  

• PET FEE: There will be an additional Pet Fee of $150 per pet. Pricing can be negotiated based on size, age and training of animal. Please be advised that this fee is PER ANIMAL and that the guest is still liable, responsible and will be held accountable for any pet accidents throughout the home for the duration of their stay (i.e., Urine or poop stains, chewed up furniture, damaged property or missing personal belongings).

• Please be sure to shut and lock ALL DOORS throughout the entire property before exiting or leaving. These doors include:

• Sliding glass door off kitchen
• Siding glass door in master bedroom
• Door leading to the garage
• Front door

• Strip all beds of any dirty sheets, pillowcases, used linens and place them inside of the washing machine prior to vacating the premises. Please note you are not required to do any laundry.

• Empty fridge of all personal items or leftover food.

• Take out the trash prior to your departure. Both the trash can and recyclable is located in the garage.. All RECYCLABLE ITEMS can be disposed of in the REDISH-BROWNISH can located next to the black trash can. Trash gets picked up every MONDAY morning bright & early - so please be sure to wheel it to the edge of the driveway on Sunday evening (the night before). Recycling gets picked up every FRIDAY morning bright & early - so please be sure to wheel it to the edge of the driveway on Thursday evening (the night before). The recyclable is in the front driveway.

• Place all dirty dishes in the dishwasher.

• ABSOLUTELY NO SMOKING of any kind inside of the home (Back patio ONLY). Please be sure to pick up your cigarette butts after yourselves. A $250 Penalty Fee can and will be enforced.

• There is absolutely NO DECORATING allowed at the rental property. This will include but not limited too: confetti, pin tacks, tape, and streamers. In the event we find any of these items at time of checkout a $300 fine will be incurred.

• Be mindful and careful of other people's property.

• • • Please Note: This property is guarded by NEST Security Cam. These cameras have been installed for security & liability purposes only. There are 4 NEST security cameras on property. There are 3 cameras in the backyard and 1 in the front yard. These cameras are designed to pick up both audio and video.

• POOL & HOT TUB SAFETY 
WARNING: Per Arizona Revised Statutes Title 36, Chapter 16, Section 1681, please be aware that there is NO pool fence or barrier around the pool or hot tub at this property. However, for added safety, we have installed audible alarm systems on all windows, doors, sliding doors, and other access points leading to the pool area. These alarms are designed to alert you whenever a pool access point is opened.

Guests acknowledge that children and/or handicapped individuals should never be left unattended in or near the pool or hot tub area. Swimming and/or playing in or around water involves inherent risk, and by choosing to use these facilities, guests expressly assume all responsibility and liability for their own safety, as well as for the safety of any children or individuals under their supervision.

Ranallo Real Estate nor its property managers bear any responsibility or liability for ANY problems, issues, injuries, or casualties sustained on the premises. Furthermore, by agreeing to move forward with your booking reservation and accepting our House Rules & Checkout Procedures, this document serves as your agreed-upon, signed waiver.

• POOL EQUIPMENT RULES & RESPONSIBILITY: For your safety and to ensure our pool facilities remain in proper working condition, please do not touch, move, or tamper with ANY pool equipment. This includes, but is not limited to:
• Pool Vacuum
• Pool Heat Pump
• Variable Speed Pump
• Pool Hoses
• Pressure Valves
• Water Features

Unauthorized interaction with pool equipment may cause damage, create safety hazards, or disrupt pool operations. Guests will be held financially responsible and liable for any repairs, damages, or service calls resulting from violation of these guidelines.

Lastly, please respect this home as if it were your own. Have a blast and enjoy your stay.
