GUESTS HAVE TO READ AND AGREE TO THESE HOUSE RULES.

1. PARTIES or events are completely forbidden. If Host arrives at the premises and there is a party going on, guests will be asked to leave the house immediately. A $500 penalty will be charged. We do not allow VISITORS. Only the registered Guests can use the premises. We video-monitor the house main entrance. We have a Ring device that actively records audio and video on the main entrance.

2. SMOKING. This is a NON-SMOKING house. Smoking is only permitted in the outdoor spaces. If Guests smoke inside the house (Tabacco, weed, pipe, vape, etc.) there will be an additional charge of $200 for professional cleaning and odor removal treatments.

3. PETS are allowed. Guests have to pay a non-refundable pet fee ($50 to $300 depending on size and quantity). Consult with us before bringing your mascots. Please clean after your dog. Additional cleaning fees might apply for cleaning pet-related excessive dirt, scratches, excrement/pee, hair, and odor.

4. DAMAGE DEPOSIT - A mandatory deposit of $700 will be required. Your credit card will not be charged unless there is a claim. We will NOT open a claim on the security deposit provided the following provisions are met. No parties/events occurred during the stay. No indoor smoking happened. No un-authorized pets. No damage is done to unit or its contents, beyond normal wear and tear. • All debris, rubbish and discards are placed in dumpster. • No article, linens, objects, books, or anything from the house are lost or damaged.

5. CONDITION OF THE PREMISES Guests agree to: (i) Properly use, operate and safeguard the unit and all furniture and furnishings, appliances and fixtures within the premises (ii) Maintain the premises in clean and sanitary condition, and upon termination of the occupancy, to surrender the premises to owner in the same condition as when Tenants first took occupancy, except for ordinary wear and tear, (iii) Maintain the surrounding grounds, plants, and terraces in a clean and safe manner, (iv) Water and sewer - No flushing of anything other than toilet paper. No feminine products should be flushed anytime.

6. CANCELLATIONS – Please check our listing to agree to our cancellation policy. Most of our reservations are non-refundable.

7. MAXIMUM OCCUPANCY – The number of Guests included in the night rate is (5) Guests (adults and children), but you can add more Guests by paying additional fees $25/night/guest. The maximum occupancy is 7 Guests (including small children). We do not recommend more than 4 adults. Consult with us if you are going to be more.

8. NO DAILY HOUSEKEEPING SERVICE – Linens and bath towels are included in the unit. A mandatory cleaning fee of $100 is required and included in the total reservation. You can request additional housekeeping services.

9. HOUSE RULES OF BUILDING & QUIET ENJOYMENT – Guests shall not use the premises in such a way as to violate any law or ordinance, commit waste or nuisance, or annoy, disturb, inconvenience, or interfere with the quiet enjoyment of any other or nearby residents. Guests shall not use premises to host parties or events, or any illegal activities, or play loud music after 11pm. No visitors are allowed at the property. Consult with us if you are having a quick family visit, hired chef, doctor or therapist appointment. Home delivery is allowed.

10. ACCIDENTS, INJURIES OR ILLNESS- The unit is privately owned. Unit owners are not responsible for any accidents, injuries or illness that occurs while on the premises or outdoors. They are not responsible for the loss of personal belongings or valuables of the Guests.

11. TRAVEL INSURANCE – We highly recommend all Guests purchase travel insurance. Consult with us if you are interested in getting travel insurance.

12. SECURITY VIDEO MONITORING- For security purposes we video-monitor main doors and outside spaces. We have a Ring device on the main entrance that actively records audio and video.

13. MOSQUITO ADVICE: Miami is a tropical-weather city. Therefore, mosquitoes are endemic, and part of the environment all year around. Mosquitoes love hotels just as much as they love private homes. We provide sprays, repellents, and citronella sticks... but we can't guarantee a mosquito-free stay.
