AGE & PARTIES: Minimum one guest at 30 years old. We do not permit parties or events, groups, loud or late outdoor noise, jet skis, smoking. Covenants on the property may limit non-family groups. Happy neighbors are good for everyone!

MINIMUM STAYS: 7 nights in Summer, 3 nights otherwise. Call for shorter stays.

RESERVING: We require: (1) acknowledgement of our lease for our mutual protection. Email and Cell Phone contact. (2) local 5% (Dorchester County) taxes paid by guests. Airbnb only collects state tax & tells us to collect local taxes after you book. The guest count on your reservation is the maximum number of guests permitted.

PETS: One dog allowed, upon request and only with owner's written permission and fee paid. We do this to accommodate special circumstances. If a valid service animal is coming with the party no additional dog is permitted. There is a fully-refundable pet deposit also collected separately. Dog must be on leash when outside, may not be in pool or on furniture. All dog signs to be resolved prior to exit. When there's same-day checkout/checkin, we may ask for a pet inspection prior to exit to ensure ability to perform turnover.

CHECK OUT:
10:30am thank you - there's no 1/2-hour option on the Airbnb system :) The house is simply to be returned "broom clean". The following is the house condition required at check out:

1. House left "broom clean".
2. No food left in house including inside fridge and on surfaces.
3. No trash in house - trash placed in bins and only in bags. If your trash exceeds the capacity of our four (4) large outdoor bins you are required to take it with you.
4. We kindly ask that no more than one, regular sized load of towels remains to be done on checkout to accommodate turnover that same day. That load can be started in the washer or in the dryer when the maids arrive, thank you very much! We do not ask that our guests wash sheets; simply leave them by the beds.
5. As a waterfront property we ask that no sand be brought into pool or house.

POOL: The pool is open at minimum between Memorial & Labor Day. Often longer. It is serviced 1x/week. Guest is responsible for light pool cleaning & water levels during their stay. Do not remove the pool cleaner device. We can heat the pool at guest expense when requested in advance, very early or late in pool season only. We charge only for the cost of fuel used. Pool heat subject to heater availability.
