Such restrictions do not automatically entitle Renter to a refund except when required by law or applicable Airbnb policy.
The coastal environment naturally includes insects, mosquitoes, flies, ants, palmetto bugs, rodents and other wildlife. Management uses reasonable pest-control measures, but occasional pest activity cannot be completely prevented and does not necessarily indicate improper maintenance.
Significant pest activity should be reported promptly so Management has a reasonable opportunity to address it.
Ocean, beach, inlet, canal, waterway and tidal conditions are naturally occurring and may change without notice.
Swimming, boating, kayaking, fishing, bicycling and other recreational activities involve inherent risks. Guests are responsible for evaluating conditions and must comply with posted warnings, beach flags, lifeguard instructions and governmental advisories.

Bed making is not included in the rental rate, standard cleaning fee or linen service. Beds are not made prior to arrival unless the optional bed-making service has been requested and purchased. Bed making is available for an additional $100 per reservation. This service is completely optional and is not required as part of the reservation.
Some Properties may have a limited supply of starter household items such as toilet paper, paper towels, trash bags, dish soap or similar items as a convenience to guests. Items and quantities vary by Property and are not guaranteed to be available upon arrival or sufficient for the entire stay. Renter should plan to provide any additional household supplies needed during the reservation.
Renter may be charged for missing or damaged linens, towels or household items beyond ordinary wear and tear. Beach towels are not provided unless specifically stated in the Airbnb listing.
Guests must follow property-specific checkout instructions concerning bedding, trash, dishes and other reasonable checkout requirements.
Early check-in and late checkout are not guaranteed unless approved by Management. Entering before authorized check-in or remaining after checkout without permission may result in reasonable additional charges when it interferes with cleaning, inspection or preparation of the Property, subject to applicable Airbnb policies.
Owner, Management and authorized employees, contractors or agents may enter the Property at reasonable times and with reasonable notice when practical for purposes permitted by law, including inspection, maintenance, repairs, pest control and addressing reported problems.
Management may enter without advance notice when reasonably necessary to protect persons or property, respond to an emergency or when otherwise permitted by applicable law.
Renter shall not prevent reasonable access when entry is permitted by law.
Owner and Management are not responsible for loss, theft or damage to personal belongings except to the extent liability cannot legally be waived.
Management will make reasonable efforts to locate reported lost items but cannot guarantee recovery. Renter is responsible for reasonable shipping and handling costs associated with returning found items.
Found property will be held for thirty (30) days after checkout. After thirty (30) days, unclaimed items may be discarded or donated as permitted by law. Management is not obligated to store, maintain or return items beyond this period.
Properties may contain exterior security cameras, doorbell cameras, noise-monitoring devices, pool equipment monitors, smart thermostats or other security or property-management technology when disclosed and permitted by applicable law and Airbnb requirements.

Any security cameras or monitoring devices required to be disclosed under Airbnb's policies will also be disclosed in the Airbnb listing as required.
Owner and Management will make reasonable efforts to provide the Property in a fit and habitable condition.
If the Property becomes unavailable or cannot legally or reasonably be occupied because of casualty, major mechanical failure, governmental action or another circumstance, Management may attempt to offer a reasonably comparable substitute when permitted.
Renter is not required to accept a substitute unless otherwise permitted by law or agreed to by Renter. If an acceptable substitute cannot be provided, refunds will be handled according to applicable North Carolina law, applicable Airbnb policies and the circumstances causing the Property to become unavailable.
Views, neighboring properties, construction activity, road work, beach conditions, traffic and surrounding conditions may change and are outside Management's control. Such changes do not automatically entitle Renter to a refund except when otherwise required by law or applicable Airbnb policy.
Renter and all occupants must comply with property-specific rules and applicable HOA or community rules.
Rules may address parking, trash, pools, hot tubs, elevators, golf carts, pets, noise, occupancy, beach equipment and similar matters.
Renter is responsible for reasonable fines or charges resulting from violations by Renter, occupants, guests or visitors after notice of the applicable requirement, to the extent permitted by law and Airbnb policy.
To the extent permitted by North Carolina law, Renter agrees to indemnify and hold harmless Owner and Management from claims, damages, injuries or losses arising from the negligent, unlawful or intentional acts of Renter, occupants, guests or visitors or their violations of these terms.
Nothing in these terms releases Owner or Management from liability that cannot legally be waived or eliminates duties imposed by applicable law.
Material violation of these terms, applicable law or property rules may result in termination of the tenancy and expedited eviction as permitted by the North Carolina Vacation Rental Act.
Grounds may include exceeding occupancy limits, unauthorized parties or events, illegal activity, unauthorized pets, serious disturbances, intentional property damage or other material violations.
Termination does not relieve Renter of responsibility for unpaid amounts, damages, fees or other amounts lawfully owed.
Any action involving the Airbnb reservation will also be handled in accordance with applicable Airbnb requirements.
Renter agrees to contact Management promptly regarding billing questions or disputes so Management has a reasonable opportunity to investigate and address the matter.
Payment disputes, damage claims and reimbursement requests involving an Airbnb reservation will be handled in accordance with applicable law and Airbnb's applicable payment, reimbursement and dispute procedures.
Management may provide reservation records, these terms, communications, photographs, invoices and other relevant documentation to Airbnb, payment processors or financial institutions in connection with a payment dispute, damage claim or reimbursement request.
These terms are governed by the laws of the State of North Carolina, including the North Carolina Vacation Rental Act when applicable.
Venue for legal proceedings arising from the reservation shall lie in the county where the Property is located unless otherwise required by law.
If any provision is determined to be invalid or unenforceable, the remaining provisions will continue in effect to the extent permitted by law.
This Vacation Rental Agreement and Additional Rules, the Airbnb reservation terms, applicable Airbnb terms and policies, property-specific rules and written addenda constitute the terms applicable to the reservation.
Property-specific written terms control over general terms when they address the same subject more specifically unless prohibited by applicable law or Airbnb requirements.
Renter consents to receiving reservation terms, notices, invoices and communications electronically.
To the extent permitted by applicable law and Airbnb requirements, booking or maintaining the Airbnb reservation, making payment or taking possession of the Property after receiving or being provided access to this Vacation Rental Agreement and Additional Rules constitutes acceptance of these terms whether or not a separate handwritten or electronic signature is obtained.
The person making the Airbnb reservation is responsible for ensuring that all occupants, guests and visitors comply with these terms.
By booking or maintaining the reservation after receiving or being provided access to these terms, Renter acknowledges the applicable cancellation and refund policies, understands that travel insurance or travel protection is not included unless separately offered or purchased and agrees to comply with applicable property, HOA, community and governmental requirements.
