We are thrilled you chose our home for your family vacation and hope you make great memories! Your rental includes linens and towels. We also have a few beach towels for guest use however it would be a good idea to bring beach towels. Beach towels are not included with cleaning service and must be washed and put back prior to departure to avoid a $25 fee.
We provide a STARTER SET of toilet tissue, paper towels, bath soap, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.
GATE PASS
Effective 2023 SIPOA will be implementing a $40 gate fee to all guest. TWO guest passes are included in your reservation but additional gate passes will have to be purchased for additional vehicles. Our home is allowed up to 5 vehicles per stay however if you plan to rent a golf cart SIPOA considers this a vehicle so please plan accordingly. RENTAL CAPACITY:
The Town of Seabrook has a strict policy on the amount of guest allowed on properties. Our home is licensed for 14 guest age 2 and older. Evidence of unauthorized, excessive number of guests will result in an immediate charge of $25.00 per person per day and possible eviction.
EQUIPMENT FAILURE, HOUSEKEEPING, AND OTHER INCONVENIENCES:
All equipment in the home should be in working order but please understand things do happen! Immediately report any equipment failure. Every effort will be made to rectify the problem, but WE CANNOT REFUND MONEY DUE TO MECHANICAL FAILURE. Please be patient if you encounter any inconveniences. We will be as responsive as possible and will do our best to rectify those things that are within our control. Samples of inconveniences which are not in our control and which do not warrant any refund of rental monies include but are not limited to: breakdown of TV’s, DVD players, appliances, poor cleaning issues; outages of the power, cable, internet, water, or telephone services; construction taking place in the areas. We do get pest control and make EVERY effort to eliminate unwanted pest such as flies, ants, roaches, mice, and other rodents inside the house. However, you are at the beach and especially in summer and rainy weather pest may come in! We will make every effort to take care of any issues but cannot always control them!
We will do our best to ensure that the property is properly cleaned and sanitized prior to your arrival and uphold the highest standards for this. If you are not satisfied with the housekeeping upon arrival, please notify us immediately. If you can not get in touch with us, please call Sandpiper Management directly. We will send a housekeeper as quickly as possible. NO REFUNDS will be granted for unsatisfactory housekeeping, but every reasonable effort will be made to accommodate your needs.
DAMAGE TO THE PROPERTY
A refundable Security Deposit or rental insurance is required. It is designed to relieve you of your responsibility for ACCIDENTAL DAMAGE caused to the Property by you or your Guests. A refund will be sent within 30 days of departure assuming no excess cleaning or intentional damages are found requiring the deposit to be withheld in full or in part. Should such discovery be made we will contact you in writing not more than 30 days after departure with a full list of items requiring all or part of the deposit. The price of the cleaning fee is for a normal cleaning however any additional fees incurred by the cleaning company will be passed directly onto the guest.
Please report and damage immediately so we can do our best to resolve the issue. A list of items that will result in forfeit of deposit are below but but limited too
1. Intentional, willful, reckless, or malicious acts of the Tenant or others on the premises during the tenancy.
2. Theft from the premises of the owner's property.
3. Gross negligence of Tenant or intentional misuse of furnishings, appliances, equipment, or other amenities provided within the home.
4. Damage caused while under the influence of alcohol or drugs.
5. Damages to property resulting from operation of any motorized vehicle by a Tenant.
6. Damages related to smoking inside the home.
7..Damages related to tampering with "Alarm Systems and Controls" or "Audio / Video / Internet wiring or component programming" within a property.
8.Damages related to the gas log fireplace due to the logs being re-arranged or burning wood/paper/marshmallows etc. inside the gas log fireplace.
9. Gross negligence of Tenant or intentional misuse of the home, by having an un-authorized party or gathering which results in extra housekeeping and/or damages.
10. Charges resulting from excess cleaning above and beyond what is normal for a property.
11. Failure to comply with any rules issues by the Town of Seabrook that results in fines to homeowner
NO SMOKING
We have a strict NO SMOKING policy in our home. This includes tobacco, marjuana, e-cigarettes, vaping, or incense within the house. Any evidence of smoking inside the property will result in an immediate $300 smoke removal fee.
ITEMS LEFT IN HOUSE
We are not responsible for items left the home however we will do our best to retrieve items but cannot be guaranteed.
NO PETS/NO EXCEPTIONS
Please note that this property absolutely does not permit animals anywhere on the premises, especially cats and dogs. We expect it to remain pet-free at all times.
Failure to comply with this will result in a non-refundable $200 pet fee as well as non-refundable $500 extra cleaning costs to remove pet hair and dander and clean carpets and upholstery.
If pets are discovered during your tenancy, you will be asked to board the pet immediately or leave WITHOUT refund of unused days.
By signing below, you indicate your understanding and acceptance of this policy and certify that there will be no animal(s) in your party while staying in this home.
MANDATORY EVACUATION
If State or Local authorities order a mandatory evacuation of an area that includes the Premises, Tenant shall comply with the order. Upon compliance, Tenant will be entitled to a refund of the pro-rated rent for each night that Tenant is unable to occupy the Premises because of the order. However, Tenant will not be entitled to a refund if, prior to taking possession of the Premises, (i) tenant refused insurance offered by rental service that would have compensated tenant for losses or damages resulting from loss of use of the premises due to mandatory evacuation order.
CANCELLATION POLICY
If you must cancel for any reason a full refund (less deposit) will be given with written notification up to 45 day notice. Any reservations cancelled 45-14 may be refunded IF the house can be re-rented. Any cancellations within 2 weeks of the rental time will forfeit any refunds.
PAYMENT POLICY
$500 Deposit/damage protection is required upon making reservation (this will be returned after stay as long as no damaged has occurred) or required with VRBO Rental
PARKING
All cars must be parked in driveway. The Town of Seabrook strictly enforces parking and any fines or towing that results in not complying with this rule is at tenants expense.
NOISE
Please be mindful of the homes around you. For many of the neighbors this is their permeant residents. Please keep noise at a minimum after 10 pm and turn off all outside lights before bed.
BEACH TOWELS ON DECK
Hanging towels and other clothing items over back deck is not permitted by Town of Seabrook. Please use hooks in garage or hooks in bathroom to hang towels to dry. In addition, please do not put dirty beach towels in dryer. This will damage the dryer.
Signing this agreement you withhold CBK properties from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guests) as a result of any cause, unless caused by the negligence on our part.
