Additional rules
1. The primary renter and all guests that stay or visit the home during the rental period are bound to all terms and conditions of the rental agreement.
2. The primary renter must be 30 years or older to book. The primary renter is required to be onsite for the entire stay, meaning overnight each night of the rental. Ie, the primary renter can be at the beach, dining or doing an activity while other guests’ are at the house, but cannot arrive a night after the rental starts, depart a night early, etc.
3. The maximum occupancy of the house is 10 people during the day, and a maximum of 8 people over night.
4. No events, parties, including rehearsal dinners, or weddings are permitted.
5. The primary renter and guests are free to use the pool. Use of the pool is at renter and each guest’s risk and owner assumes no liability for any accidents or injuries related to or around the pool or screened in patio at any time.
6. Wet towels are not allowed on any wood or furniture. Also, no one that is in wet clothes or a wet swimsuit is allowed to sit on the furniture.
7. No smoking or vaping is permitted in the house. Any violation of this policy will result in a minimum of a $1500 fine.
8. No pets are permitted in the house or on property. Any violation of this policy will result in a minimum of a $1500 fine.
9. Renters and guests must respect the neighbors throughout the day and cannot play loud music outside or make any excessive noise during the quite hours: 10 pm – 7 am.
10. A maximum of 5 cars are allowed to be parked on the property at once.
11. No fireworks are permitted on property at any time.
12. No illicit drugs are permitted on the property at any time.
13. No underage drinking is permitted at any time.
14. No violations of local, state or federal laws.
15. No reservations will be refunded, nor permitted to move dates, due to COVID, other illnesses, new diagnoses, medical issues or any other changes in the plans for the guests. All renters are highly encouraged to purchase their own travel insurance to cover any of these issues. Booking this house is an acknowledgment of this policy. All cancellations will be handled according to this policy and there are no exceptions.
16. Renters insurance or a damage deposit is required at the time of booking. Any damages caused to the property or its contents that occur during guests’ stay will be billed to the guests. Any damages in excess of either the damage deposit or the amount deemed covered by the renters’ insurance policy (after they have decided), will be billed to the primary renter and must be paid within 7 days. In the event that insurance fails to cover a claim for the full amount, the primary renter will be personally responsible for the cost of repairing, replacing or restoring the damaged items. Booking the house is an acknowledgment of this agreement.
17. Since renters are able to arrange for temp member cards, for a fee, during their stay, these must be paid, to the property manager prior to guests’ arrival. Guests must submit full payment prior to their stay, in order to get check-in information. In the event that guests have not submitted payment prior to arrival, the property manager reserves the right to charge the credit card that was put on file for the temp member card agreement for the cost of the temp member cards.
18. The owner, anyone appointed to represent the owner, the property manager, and anyone appointed to represent the property manager, reserve the right to immediately evict any renters or guests in violation of these policies. No refunds will be given for any renters vacating the home early, for any reason.
