Please treat this home as if it would be Your’s!! We appreciate it! -Absolutely NO events/parties of any type or weddings allowed , unless authorized by the manager and or owner of the property, if unauthorized event occurs the reservation will be cancelled and result no refunds.

A FINE OF $1500 WOULD APPLY!

Occupancy: -Visitors are allowed, which will not create the reason to believe it is a party or event. If you have(non paid) or planning to have extra guests staying overnight you MUST inform us in advance , ADDITIONAL FEE WILL APPLY.

-Parking: Please DO NOT park on the grass area, only where designated parking is.

-Parking is strictly enforced and for the safety of our valued staying guests, no parking is allowed near the main stairs or pathway areas. There are designated parking spots on the driveway.

No Smoking inside!-ONLY OUTSIDE AND USING ASHTRAY!

-Pool: ( Please Keep Doors and Windows Closed each time you come in and out ) NO glass cup or glasses at the pool area, use plastic cups.(not provided) -Pool service twice per week, on Tuesday and Friday.

• POOL HEATER: Only available if your reservation is between October - April, and there is an additional fee for using it at $35 per day. This fee must be paid prior to your arrival if you wish the pool to be heated during your stay.

• In case there is an issue with the pool heater you will reimbursed!

IMPORTANT*

Please Do Not Allow Children in the Pool Unattended (Parental and Adult Supervision is Expected and Required. Owner will not be held responsible for any accidents/Injury, guests assume all responsibility when using the pool.

-Pool Hours: 6 AM to 11PM The pool cleaner comes every Friday morning to maintain and clean the pool, sometimes he asks not to swim in the pool for 1.5 to 2 hours after, you will be informed in advance. Right Side and the center of the pool area is dedicated for guest use . (left side for use of the guests who are staying at the left house. We ask that you please use caution when using the pool as there are no lifeguards available at this property. Also we ask that you please refrain from drinking beverages in the pool in glass bottles or Glass.

If you see that the water level has dropped and you hear noises from the filtration system the water level might be too low. Please be sure to contact us so that we can address this immediately to avoid damaging the system.

-Food: Absolutely No Food consumed in the bedrooms please and use a coaster or napkins to place cups or glasses, in order not to damage the furniture Please respect your neighbors!

-Beds: Please do not jump on beds.

-Music: From 9 am to 10pm and shall not be disturbing to the neighbors. Loud music is not allowed at all!

-TV and Internet Service Provider: Please use the TV remote to use the available app on smart TV, we do not provide free access for netflix,amazon and other apps, you must use your account and log out after. Please note that we do not provide Netflix log-in credentials, guests have to log-in with their own username and password.

-Garbage Service: There are garbage bins on the right side of the house. The Green Top Garbage bin -regular (food) garbage. The Yellow Top garbage bin is for paper, bottles and containers. All boxes must be flattened and no contaminated containers. If in doubt please put in the green bin. Please make sure to use the correct container as the garbage collection service will not remove the container if improperly used, and will fine us. Tuesday (Early Morning Before 8 AM): Green Top and Yellow Top (Must be placed Curbside for Collection) (for longer staying guests) Friday (Early Morning Before 8 AM): Green Top

-Disposal (House #2 There is a remote for the disposal under the kitchen sink. Please kindly do not throw any food waste in the disposal! )

-Air Conditioner: There are (1) Thermostat (living room by the guest bathroom) Please Do Not Set the Air Conditioner below 72F as it gets cold, Always remember to make sure that the kitchen doors and all doors remain closed as leaving them open can cause damage to the Air Condition Unit. Please decrease temperature gradually not from 80F to 70F, from 80F to 77F then 2 degrees in an hour or so.

To Change UP & DOWN Just Hold down the button and after a second or two it will unlock it and allow you to select your desired temperature.

IMPORTANT*

Please Keep all doors shut at all times in order to avoid condensation and further AC failure!

KITCHEN Please kindly do not leave any dirty dishes behind.

-Dishwasher: Best Settings (1 hour). When opening the dishwasher please ensure to hold the top pull out drawer. Also you cannot open both bottom and top at same time or it might collapse from weight stress (Warning from designer). The weight I am told could pull the special marble screws from top support and fix is difficult and expensive.

-Supplies: We have provided you with start out Paper Towels, as well as Toiletries ,hand soap (Should you need more, you can visit one of our local stores.)

-BBQ Grill: Located in the backyard, to be used with caution and covered if not in use. Also we have provided a fire extinguisher. Please note that, we do not refill propane tanks. Guests can refill it, and will be reimbursed upon provided receipt.

-Furniture: Please DO NOT rearrange any furniture or furnishings. Must use coasters on all counter tops and furniture, especially the wood. It will stain, and failure to follow will cause damage deposit withheld. Living room couch may be used as full bed, only applies if there is extra guests who paid the extra guest fee

-Furnishings/Decorations: Shall NOT be touched/played with nor moved or taken/stolen

-Medicine : MNM COMPANIES, LLC. Does not provide any medications. If you require medication there are several (Walgreens, CVS) pharmacies in the area that can sell you the medication. Should you find any medication in any of the medicine cabinets not belonging to you please do not consume them as they may have been left behind by other guests.

-Cleaning Supplies: There are some cleaning supplies under kitchen sink, should you want or need to clean up. If you would like weekly housekeeping services please feel free to contact us so that we can make arrangements, fee will apply

-Laundry: Located in House #2. Laundry supplies are there for you to use.

Please do not hang any towels, swim wear on the railings/glass fence.

-Glass Tops & Counters: Please be careful not to scratch or cut on these surfaces as we do not want to damage the property. If you need to cut something please use a cutting board and use care.

-Ironing Board & Iron: Located closet of the master bathroom (Please use caution when you are ironing and do not leave the iron unattended as this is a fire hazard)

-Random Inspections: Might occur with 72 hour notice, to make sure that home is kept in clean and safe condition.-applies only to longer stay over 10 days

-Floor/Rugs: Please make sure not spill anything on (rugs)it ,the damage will cause the rugs to be sent to the dry cleaners, fee will apply from damage deposit.

-Pets: Not allowed, even as visitors.

• Repairs: Any and all repairs needed to be completed in any reasonable manner of its emergency shall be allowed/permitted in order to prevent further damage to the property Also to prevent any discomfort to destruct the great experience of your stay ,therefore appointed/ authorized person may act on owner's behalf to undersee the work ,such as property manager of this Estate.

Events and gatherings are strictly forbidden without prior approval, and additional fee would apply. Decorations cannot be placed without our prior approval inside the property / or outside. *Extra change would apply in case our cleaning team have to take them down.

-BEFORE YOUR DEPARTURE:

Please make sure to dispose of any foods that might decompose in the refrigerator and place them in the garbage container with the Green Lid. This is a big house so please make sure that you conduct a thorough inspection prior to your departure and have collected any and all of your belongings.
