Any disruptive events could result in the eviction and forfeiture of the entire rental amount.

Guest shall not violate any city, county, or state law in or about the rented property. NOTE: any unlawful activity or excessive disturbances are grounds for eviction and/or law enforcement involvement.

All our guests must fill out our contract within 7 days of making the reservation.

All properties are non-smoking properties. Smoking is permitted in designated areas only. A $500 fee will be charged if smoking is determined inside the home.

Maximum occupancy is set by the fire department and we strictly adhere to these rules. Maximum occupancy includes infants and children.

There are neighborhood and local restrictions regarding occupancy, parking, noise, and events. 10:00 p.m. begins quiet hours on Fort Myers Beach. This home has locked areas for personal, maintenance, and cleaning use only. These locked areas are not intended for guest use and will not be accessible.

To make this reservation, there must be two in the rental party who are over the age of 25 and will be staying at the property the entire length of the reservation.

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, a full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, a 50% refund up to 7 days before check-in. No refund after that. Coastal Vacation Properties makes every effort to accurately and completely represent our properties on the website, telephone, or social media. If the guest is disappointed or unsatisfied with a property due to differences in taste according to decor, accommodation, location, or any other reason and declines to stay at the rental property, this will be considered a cancellation and no rent reduction or refund will be issued.

All units are privately owned. The owner and Coastal Vacation Properties shall be held harmless from all claims or causes of actions arising from the rental of the unit by the guest. The owner and Coastal Vacation Properties are not responsible for any of the guest’s items lost or stolen. Coastal Vacation Properties shall not be liable for any personal or property damage by the client from negligent or willful actions or admissions of the client, the client’s guests, or invitees. Client will bring to Coastal Vacation Properties' attention immediately any unsafe conditions that they may encounter, so that we may correct them immediately. Client in signing our Short-Term Rental Contract, assumes all responsibility for personal liability while renting any of our properties. The client is aware that there is no lifeguard on duty for homes with a pool and/or spa. Use of either is done at the client’s discretion and sole responsibility.
