When checking out...
- Leave used towels hanging on hooks in bathrooms(please don't put wet towels on the floor or furniture)
- Used beds should be left un-made.
- Wash dishes, or if applicable, load dishes in dishwasher and turn on.
- Adjust thermostat to 60 degrees heat in the winter and 75 in the summer.
- Put all trash in13 gallon kitchen bags, tie up and place in outside cans. Absolutely NO loose trash in outside cans.
- Remove any opened food items from the frig.
- If you moved any furniture, inside or outside, put it back.
- Turn off lights, ceiling fans, TV...
- Make sure all doors and windows are locked and key is returned where you got it.

Please know that management and the owners completely understand that sometimes accidents happen. Oops, no problem! However,
please be forthright and inform management as soon as possible so that any issues can be addressed to both protect the owner’s
investments as well as to ensure the renter’s continued enjoyment during the stay! Issues found by the management company after
the fact reflect poorly on the guests and will be remedied in a less favorable manner. Please know that the entire property is fenced
and externally surveilledvia cameras not to ever infringe on anyone’s privacy but only to aid in protecting both the owner’s investments
as well as everyone’s safety and security. Check-in & check-out of guests is monitored through this system as well. Return all
recreational equipment and house items to their original locations.Thank you very much for your kind understanding and cooperation.
Lakehouse Front Entry Gate Instructions: Front Gate Entry Keypad code: 9099 SEND
The gate will stay open for about one minute and then it will automatically close. Please never try to manually open and/or close the
gate as this will damage the operator mechanism (applicable repair costs for damages will be accessed). Be aware not to leave a vehicle
(or another object to pry/keep the gate open) in the path of the gate opening or closing as this may damage both the vehicle and the
gate.When exiting/leaving the property via a vehicle, the gate should open automatically (it senses vehicles 50 feet from the gate). If it
does notopen, just press any number on the exit keypad and the gate will open. Pedestrians exiting the property need only to press any
key on the exit keypad to open the gate. Again, the gate will always automatically close one minute after opening. Please note that the
entry gate has 24-hour video surveillance. If there are any issues with the gate operation, please contact the property management or try
pressing the Ring doorbell on the gate entry keypad post to communicate. The gate can also be remotely opened/closed (please contact
property management ASAP for any issue or if nothing works). Again, please never open, close or “pry open” the gate manually.
VEHICLES: If able, please do not park on the painted areas of the driveway basketball court and the pickle ball court. There is ample
parking available on the huge driveway!Also, if you do have a vehicle that is not in clean working condition or that is leaking oil or
other fluids, please do not park the leaking vehicle in the driveway or the garage. Please respect the property.
Maximum occupancy at all times is 12 people. If there is a request for more than the allowable 12 person maximum, please inform
management BEFORE the stay to work out applicable additional costs and living/sleeping arrangements. Please note that the house has
full generator backup in the event of a utility power outage. Additional ice (if required) can be purchased and placed in the freezer sections
of the refrigerators. WIFI is available; SSID name: TP-Link_usna; WIFI passcode: pickleball1769!. Since the house has a septic system, there
is no sink disposal; all food, and all garbage must be disposed of in bags and into the trash cans. Again, all garbage must be bagged (there
can be no loose garbage in the garbage cans). Please be respectful (this is another’s property) and return recreational equipmentsuch
as pickleball nets, rackets, balls, basketballs, corn hole, etc., and any other house items to their original location as they were upon
arrival. Additional work for the management company can be charged extra cleaning fees per the management company’s discretion.
Dog/Pet Rules: Dogs are welcome! Maximum of (2) dogs and applicable fee per dog. Dog(s) must always remain in the mud room/washer
dryer room areas or the garage. For many reasons, dogs are not allowed in the common living areas of the home at any time. If any cat(s),
please keep any cat(s) in the laundry room only during stay and clean the renter-provided litter box as necessary (there are no litter
boxes). There are convenient doggie access doors (insulated!) located in the house/garage entry door and at the side of the garage wall
to allow the dog(s) to access the outside and to do their businessin a specifically designed outside safe area for the dogs. Doggie doors
are marked by a dog image on the door/wall. Please pick up and properly bag and dispose of all of your dog’s poop (reminder...all waste
& garbage must be bagged!). Dog feeders are also available underneath the washer/dryer room sink. Please respect and adhere to these
rules. Additional cleaning or damage fees will be charged if cleaners find pet waste outside or detect pets elsewhere in the house.
HVAC/Furnace System (thermostats): There are ecobee smart thermostats located on both levels with temperature sensors in some of
the bedrooms. The thermostat temperature can be adjusted by simply moving your finger up or down on the thermostat to the desired
temperature. For warmer months, the minimum air conditioning temperature is 66 degrees (regardless of what temperature is set on the
thermostat; note that the electric fireplace is not operative during the warmer, summer months). During cooler months, the maximum
heat is 75 degrees (again, regardless of what temperature is set on the thermostat). Please understand that during the summer season,
the upper area temperature may slightly increase during very warm weather temperatures due to the lofty ceilings and the increased sun
exposure. Keeping the external doors closed as much as possible will assist in keeping the upper area comfortable. Lowering the
thermostat to a temperature lower than 66 degrees will NOT speed up the cooling process nor will it go below the 66-degree limit.
Hot Tub: Please enjoy (use at own risk)! Tub is cleaned after each rental. Children are not allowed to play on, open, enter or use the hot
tub without parental/adult(18+) supervision. If required, a power disconnect is near/adjacent to the tub on the wall. Please ensure that
the water faucetis OFF especially during the colder months. Please ensure to ALWAYS place the hot tub cover back on after each use.
TENNIS & PICKLE BALL COURT RULES
THE COURT IS FOR TENNIS OR PICKLE BALL ONLY!
Please use the court responsibly (use at your own risk) and have fun!
24-hour video surveillance is in use for protection of the court and the amenities & investments of the owners.
Any infractions will be addressed and remedied by management and owners ASAP.
Homeowners and property management are not responsible for any accidents or injuries while using this court (or
any of the home's amenities).
In case of emergency, call 911 immediately.
Please respect all our neighbors (i.e., no loud music). Court usage hours are from 8 am to 10 pm.
Court lights are provided for use only when the courts are being used at night. If the lights have been used, please
ensure the light switch on the pole is returned to the off position once play concludes. The lighting system features
an automatic OFF timer at 10 pm; however, it remains essential that the pole light switch is set to off when play ends.
The court is for residents and their guests only. Children under 12 are never allowed on the court without on-court
adult supervision.
The court is to be used for tennis or pickle ball play ONLY!
Absolutely NO other ball sports (football, soccer, baseball, volleyball, basketball, hockey, etc) are allowed on the
court!
FYI...The property has a large upper concrete area (regulation half-court sized basketball court) as well as a 1/4-mile
concrete sidewalk/track and wide-open grass areas for all other ball sports and fun activities!
Only Tennis court shoes are allowed on the court (NO hard black sole shoes).
NO bikes, skates, skateboards, rollerblades, scooters, wagons, kid's toys, or any other wheeled or motorized items
are allowed on the court! Again, the property has a large upper concrete area as well as a 1/4-mile concrete
sidewalk/track and wide-open grass areas for all other ball sports and fun activities!
Specifically manufactured tennis wheelchairs are allowed on the court. The property and court are specifically
designed for handicap usage.
No animals, pets, food, or glass are allowed on the court!
Absolutely no leaning, hanging, or pulling on the tennis court net.
No chalk, markers or paint are allowed on the court. Again, children under 12 are never allowed on the court without
an adult on the court supervising.
Please ensure that the court is clean of all debris after each usage.
If using the portable pickleball nets, please move them off the tennis court and back on to the lakeside concrete apron
area when finished using after each use. This helps from leaving damaging impressions on the tennis court...thanks!
