-General House Rules Quiet hours from 10pm-7am Per Watercolor HOA, please include all guests aged 5 and older in your total count of adult guests to receive amenity and pool access wristbands. Sleep arrangements are provided as a courtesy and are not considered in the occupancy count. This home is allotted is 10 wristbands All amenities are controlled by the HOA. 360 Blue does not have access to additional or replacement bands. Please note: Per HOA Policy, all golf cart rentals in WaterColor must be made through The Electric Cart Company and will be limited to 60 vehicles throughout the community at any given time. Homes are permitted one golf cart per home. Homes with owner-provided golf carts are not permitted to rent an additional golf cart.

• Non pet friendly homes This property does not permit dogs or other animals. If we discover a pet in or around this home without our permission, we will immediately charge a $500 non-refundable pet fee and/or evict you at our discretion.
• General Refunds 360 Blue will not refund guests for any reason or condition beyond our reasonable control; this includes weather conditions, evacuations, construction, noise, any Acts of God, difficult road conditions, utility outages, medical reasons, inoperable or malfunctioning amenities.
• Age Requirements The lead guest (named on the booking) must be 25 years of age or older. Guests who are 25 years of age or younger must be accompanied by a responsible parent or guardian in any vacation rental managed 360 Blue. We do not rent homes to those 25 years of age or younger who are unaccompanied by a responsible parent or guardian. Moreover, there must be a ratio of at least (1) parent or guardian, over the age of 25 for every four (4) young adults, who are 25 years of age or younger. We reserve the right to confirm the name, age and address of everyone in your party before or after confirming your booking. Any booking obtained with false information will result in forfeited payments and eviction.
• Security Camera Notification Please note: This home MAY have exterior security camera(s).
• Smoking Policy Smoking is not permitted in this home. Guests who violate this policy will be charged an additional $1,000, plus the expense of any necessary cleaning. Violations may also result in immediate eviction and forfeiture of all amounts paid to 360 Blue. A payment request will be sent via the AirBnB Platform and is payable upon receipt.
• Maximum Occupancy Maximum occupancy must be adhered to. Tent camping, pop-up campers, caravans, RVs, large gatherings, tours, events, parties, photo shoots, media use, or any other commercial or residential use are not allowed on any property without our prior written consent. Any guests in violation of this policy are subject to immediate eviction and forfeiture of all payments made to 360 Blue in 360 Blue’s sole discretion. The lead guest will also receive a review from 360 Blue noting this experience.
• Check-In / Check-Out Policy Check-in begins after 4:00 PM (local time). Parking in the accommodation driveways and/or unloading of personal items prior to 4:00 PM is not permitted. Our teams will need unrestricted access to the accommodation preparing for your arrival until 4:00 PM. Check-out time is 10:00AM (local time). No early check-in or late check-outs will be permitted without written approval from 360 Blue. Refunds are not given for late arrivals or early departures. Guests are only allowed to occupy the home for the dates and time noted in the reservation and you have no other rights to use or occupy the property. Attempted early check-in prior to 4:00 PM or guests not checked out promptly at 10:00 AM will be billed a full day’s rate, plus the cost of any alternate accommodations for Guests affected by your failure to vacate.
• Neighborhood/HOA Rules Most accommodations located in residential neighborhoods or condominium developments are controlled by Homeowner’s Associations or Condominium Associations. These Associations have rules that must be respected, regarding parking and amenity access among others. It is the responsibility of the guest to understand and abide by all requirements associated with any booked lodging. Violations will warrant a fine that will be the guest's responsibility, and in some cases, failure to comply may result in eviction.
• Care of Home/Damage Please treat the property with respect, leaving it in the same condition, cleanliness, and order as when you arrived. Damage must be reported immediately, and guests are responsible for their actions and those of any accompanying individuals. Upon check-out, ensure all personal items are removed and the space is tidy. Be mindful of noise, dispose of trash properly, and park in designated areas. Guests must lock windows and doors when not on the premises, and rearranging or removing items is prohibited. After check-out, the property will be inspected for damage, missing items, or excessive dirt. If necessary, repairs, replacements, or cleaning will be charged to the guest. Additional cleaning services are available upon request for a fee. Any additional fees due to cleaning and/or damage will be sent via the AirBnB Platform and are payable upon receipt. If you or one of your guests causes unintentional damage to the home or the personal property of the home, you must disclose the damage to us prior to your check-out. Any unreported damage will incur a fee, at our discretion, the fee request will be sent via the AirBnB Platform and payment is due upon receipt.
• Swimming Amenities Pursuant to the Residential Swimming Pool Safety Act found in Section 515.27, Florida Statutes, swimming pools must have certain safety features, such as fencing and/or door alarms, depending on the pool configuration. Of note, the pool alarm WILL SOUND if not pressed prior to exit and entry via the door every time the door is accessed. If any pool alarm at any door or window leading to the pool area is not working, please contact 360 Blue immediately. As an important health and safety matter, you must allow our technicians access to the pool and pool alarms for any necessary service during your stay. Should a disabled or tampered with pool alarm be found upon guest’s departure, a $5,000 payment request will be sent via AirBnB and payment is due immediately upon receipt. Refunds will not be issued for malfunctioning hot tubs or pool heat. Please bring beach and/or pool towels as we do not permit bath towels or linens to be taken from the property.
• Home Relocations On rare occasions where we are not able to provide the reserved lodging to you, due to home ownership or management changes, we will offer you a comparable home designated by price (not features) at no extra cost. You may also choose another home in our portfolio of higher value and pay the difference. If a comparable home is not available, you may receive a full refund. No other compensation will be payable in these circumstances.
