The first floor serves as a dedicated recreation zone, featuring a living area with a game table, comfortable couch, and flat-screen TV, alongside a convenient kitchenette area and half bath. The second floor offers a heart-of-the-home experience with an open-concept kitchen, living, and dining area. Guests can enjoy coffee or wine on the balcony while taking in the gulf views. The top floor is a sanctuary of relaxation, featuring two king bedrooms that share a furnished balcony with breathtaking gulf views, both with private en-suites. Additional accommodations on this level include another king bedroom with a walk-in shower en-suite, a second queen-over-king bunk room with an en-suite tub/shower, and a cozy twin-over-twin bunk nook. Every bedroom in the home is equipped with a flat-screen TV for your convenience.
Location & Neighborhood The property is ideally situated on the East end of Panama City Beach, providing a serene yet accessible beachfront experience. Guests enjoy the luxury of direct beach access via a private walkway, making it effortless to move between the white sands and the home.

- Pets: Not permitted. Violation results in a $1,000 fee per pet plus extra cleaning charges.
- Smoking: Strictly prohibited on premises, including porches, balconies, and driveways. Violation results in immediate eviction and a $1,000 fee.
- Age Requirement: Primary guest must be 25 or older and stay for the entire duration. For guests 24 or younger, one parent/guardian (25+) is required for every three young guests.
- Peak Season: A 7-night minimum stay (Saturday to Saturday) is required from May 29, 2027, to July 31, 2027.
- Special Notes: Pool heating is available (up to 85 degrees) upon request prior to arrival. Additional fees apply for event planning.

Check-in begins at 4 pm CST. If you select the early check-in option please note there will be an additional fee due to Holiday Beach Rentals before arrival. Early check-in cannot be guaranteed and the fee will not be charged if unable to check-in early.
Additional documents will be sent to you upon confirmation of your reservation including a vacation rental lease agreement that must be signed within 72 hours of booking. If the rental agreement is not signed within 72 hours we reserve the right to cancel your reservation and forfeit all funds.
Your reservation includes a non-refundable Damage Waiver fee that is included in your total cost. This covers any accidental damage reported to management immediately.
No Pets: Pets are not permitted in or on the premises of this property. Unauthorized occupancy of pets will result in immediate eviction and a $250 non-declared pet fee per pet will be charged to the credit card on file.
No Smoking or Illegal Drug Use: Smoking is not permitted in or on the premises of this property including porches, pool decks, balconies, and driveways. Violation of this policy will result in immediate eviction and forfeiture of all rental payments. All smoking devices are prohibited including the use of vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia. If signs of smoking are found on property after departure, Management will charge the credit card on file.
Age Requirements: The primary registrant (credit card holder for the initial payment and person signing this Rental Agreement) MUST be 25 years of age (legal photo ID required upon request) and MUST be an occupant at the home during the entire stay. All of Holiday Beach Rental's vacation homes are family accommodations absent exceptions being explicitly granted by Management. No homes will be rented to students or singles under the age of 25, unless accompanied by a parent or guardian staying at the home for the length of the Rental Period. We require that one parent or guardian over the age of 25 is present and staying in the property for every three (3) guests between the ages of 18 and 25. All homes are subject to inspection upon guest arrival and during guest stay to ensure compliance. Violation of this policy will result in immediate eviction and forfeiture of all rental payments. In accordance with Florida State Chapter, reservations made under false pretense are null and void and check-in will not be allowed, or guests will be asked to vacate the accommodations. This policy includes reservations made by parents or guardians who do not check in, and/or leave overnight during the length of the stay.

We have made every effort to ensure that all information on Management�s website(s) is current and accurate. Availability and rates are live and subject to change. Rates, furnishings, fees, and taxes are subject to change without notice. Very rarely the system will quote a stay improperly. Management holds the right to correct the improper booking. Management will contact the Guest within 24 hours of booking to make the necessary corrections or cancel the reservation for a full refund. Rate changes will not be applied to active bookings.
