Lodgewell has a separate reservation agreement to be digitally signed by guests to maintain a reservation. This agreement details the specifics of this home in addition to the broad terms of Airbnb. If you would like to review a copy prior to booking, just ask and we will send it your way. Rates will be reviewed for accuracy upon booking.

Guests are explicitly forbidden from moving any furniture within the premises under any circumstances.

Airbnb has a maximum capacity of 16 guests and our maximum capacity is 23 guests (including children). Please inform us when making the reservation of the total number of guests, so that we can prepare our space according to your group and charge you the additional guest fee ($30/guest/night) once the reservation is already confirmed.

1. You must contact the host upon booking.

2. No wandering outside of the property.

3. Late check-outs 30 minutes past11 a.m. If you stay one hour past checkout you will be charged for another full day.

4. No shoes in bedrooms. If the floor is stained you will be charged $300 for carpet cleaning.

5. No guns, you will be asked to leave with no refund.

6. You must notify us if you are bringing a pet. A pet fee will be charged separately after booking: $25 per pet, per night. A flat-rate fee can be arranged for stays over 30 days. Please inquire. NO pets inside bedrooms. We have carpet so if the floor is stained or smells the slightest of pet accidents you will be charged $300 for carpet cleaning you must let us know if anything is not to standard at check in. We do not allow cats or aggressive breed dogs due to other guests' safety and liability reasons. The dog must be healthy and up to date (required every 3 years) on rabies and DHPP (vaccines for Distemper, Adenovirus (Hepatitis), Parainfluenza, and Parvovirus). The dog must be flea and tick-free and current on prevention treatment. They must behave and potty trained. Guests will may not leave dogs unattended in the house and if so they MUST be created. Dog waste must be picked up with baggies and disposed of. Dogs must be kept off the furniture and leashed so they do not bother other guests. As responsible pet owners, Guests agree to accept full and complete responsibility for any personal injury or property damage caused by the dog or suffered by any person during the Guests' stay at our property. Guests understand we will charge accordingly for the repair of any damages, additional cleaning requirements, or flea treatment caused by the dog's presence or behavior. We do not allow dogs to bark excessively for the comfort of other guests. With that said we love dogs and if you can be responsible for your pet and adhere to the rules above they are more than welcome to join!

7. No flushing of ANYTHING down toilets other than toilet paper. Please be gentle with our septic system flushing paper towels, floss, hair, beer, cigarettes, tampons, etc. down the toilet or in the sink can damage the septic system. Please be advised, you will be charged $500 if a septic pump is required because of negligence.

8. Respect burn bans.

9. No smoking. We will charge you a $300 fee plus a one-night stay if we find you have smoked in our home.

10. If the house is dirtied beyond what constitutes a normal dirty home you will be charged a $100 fee examples include but are not limited to dirty dishes left out, trash not taken out, bodily fluid, or stains.

11. We will charge $50 for every additional person at our rental past any guests stated on the reservation.

12. You will be charged for the replacement of any broken items during your stay.

13. We have a NEST camera in the pantry facing the outside front entrance. It is not set to record sound, but only video. So please don't try sneaking pets or extra guests we will know and will charge accordingly.

14. Swim at your own risk. There is no lifeguard on duty. Pool available from March to October, from 8 AM to 8 PM (CST).

Owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises. The owners are not responsible for the loss of personal belongings. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the property. Respect this place as you would your own. We take great pride in our furnishings. If you break something or it goes missing, please let us know.
