To help ensure a smooth and enjoyable stay for everyone, please follow these guidelines. Penalty fees shall be applicable in case of non-compliance.

🚫 Strictly Prohibited 🚫 ● No smoking, e‑cigarettes or vaping of any kind anywhere on the property (indoors and outdoors) ● No fireworks, firearms or weapons of any kind ● No illegal substances permitted, including, underage possession of alcoholic beverages ⚠️ Any violation will result in immediate eviction with no refund, plus a minimum $1,000 penalty or actual remediation costs, whichever is higher.

🤫 Quiet hours – 10PM to 8AM 👥 Guest limit – maximum 13 guests, no unregistered overnight guests* 🥳 No parties/events unless pre-approved by host* ⏰ Early check-in or late check-out may be accommodated upon request* *Please note: All special requests are subject to availability, must be pre-approved and may incur additional charges.

🐾 Pet-friendly ● Up to 2 pets ● Pet bed, blanket, bowls and towel provided. ● Fenced pet run area. ● $350 non-refundable pet fee. ● Guests must clean up after their pets immediately. Pets must: ● Not be outside the guest's control. ● Be housebroken. ● Not be left alone at the property without prior approval. ● Not be allowed in shared spaces (ex: spaces shared with people who are not in the guest’s traveling party) without being harnessed, leashed, or tethered.

🚽 Septic tank system 🧻 Only flush water and toilet paper. 🚫 Do not flush paper towels, tissues, wipes (even those labeled as “flushable”), feminine products, floss or trash of any kind. ⚠️ Improper use may cause system failure and trigger the septic alarm – guests are responsible for a minimum $500 repair fee.

👟 No outdoor shoes indoors; house or bathroom slippers are welcome. ⚫ Use black towels for makeup removal, hair dye or other heavy stains – white towels for bath/body use only. 📺 Exterior TV – keep it covered when not in use to prevent weathering damages. ⛈️

🏊 Swimming pool & hot tub 🚫 Do not operate or adjust the heating system. 💵 Any unauthorized activation of the heating system – whether or not the pool/hot tub is used – will be deemed as consent to heating service and charged accordingly at the daily rate. The heating controls are monitored electronically. Any activation is automatically logged in the system. ♨️ Heating is available upon request only* at a cost of $150 per calendar day (8AM-10PM). 🔄 The pool and hot tub share one heating system and cannot be heated simultaneously. You may request us to switch between them as needed. ⏳ *Heating requires advance notice so we can ensure the water reaches a comfortable temperature, which may take up to 6 hours, especially in colder weather. 🕒 Please specify your preferred days and timings for Pool OR Hot tub heating for each day, on or before your check-in day. 🚫 For health, safety, and maintenance reasons, pets, glass and food are not allowed in and around the pool area. ⚠️ No lifeguard on duty – use pool and hot tub at your own risk.

🛠️ Damage and incidentals – accidental damages should be reported immediately. Guests are responsible for any damage caused to the property during their stay.

● Guests agree to use the property and all amenities (including pool, hot tub, pickleball court, playground, fire pit, grill, and EV & RV hookup) at their own risk. ● The host shall not be held liable for any accidents, injuries, loss, damage or theft of personal property that occur during the stay. ● Guests accept full responsibility for any injury or damage caused by their pets. The host is not liable for any pet-related incidents, injuries, or escapes. ● Parents/guardians are fully responsible for the safety and behavior of their children during the stay. ● Guests are responsible for any damage or extra cleaning required due to misuse. ● Accidental damages should be reported immediately. ● If the property becomes unavailable due to damage, safety issues, or unforeseen circumstances, the host may cancel with a full refund. ● If an unforeseen event (e.g., power outage, weather, pool maintenance) temporarily affects amenities, the host will make every effort to resolve it promptly, but refunds are not guaranteed. ● The host or maintenance team may enter the property with reasonable notice for repairs, safety checks, or emergencies. ● Guests shall not disturb, annoy, endanger, interfere or create inconvenience for neighbors. ● Guests shall not use the premises for any commercial use or unlawful purpose. ● Any internet, TV, cable, or satellite subscription services are provided as a convenience only and are not integral to this Agreement. Host will not be in breach for any service disruption and Guest will not receive a refund for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to said subscription services. ● The host is not liable for weather, local events, road closures, or external disruptions beyond their control. ● This agreement and any disputes are governed by Texas law, with venue in Travis County.
