PET POLICY: This home is pet friendly for 1 dog weighing 35 lbs or less. The pet fee is $50 per pet, per night, capped at $250 per pet, per stay.

RULES & REGULATIONS

1. CHECK-IN/OUT TIMES: CHECK-IN is AFTER 4 p.m. Central AND CHECK-OUT TIME is 10 a.m. Central. No early check-ins. This agreement does not create a tenancy or residence. You must depart at the appropriate time.

2. VIDEO ON PROPERTY: Please note that this property has video surveillance on all sides of the exterior of the home.

3. MAXIMUM OCCUPANCY: The maximum occupancy for the home is 10 adults and 4 children. Please do not exceed the maximum occupancy. If it is discovered that you are exceeding occupancy limits, we reserve the right to terminate the rental immediately and without notice.

4. SUPPLIES: Upon arrival, the property will have several days’ supply of toilet paper, paper towels, dishwashing liquid, dishwasher detergent, laundry detergent (if applicable), bar soap, shampoo, conditioner, body wash, lotion, and liquid hand soap in the kitchen. If you are missing supplies upon arrival, please contact us. If you run out during your stay, please purchase more as required.

5. CLEANING FEE: A departure cleaning fee has been charged. However, if the property is left exceptionally dirty/trashed and additional cleaning time is required beyond the norm, you will be charged for the additional time. Please ensure that all dishes are put in the dishwasher and start the dishwasher the morning you depart.

6. NO SMOKING: This is a non-smoking property (marijuana, vape, or tobacco). Smoking is not permitted.

7. PETS ALLOWED: If it is discovered that you have brought pets without prior authorization, we reserve the right to terminate the rental immediately and without notice.

8. MINIMUM AGE: We will not rent to anyone under 25 years of age.

9. EVENTS: Events such as weddings, reunions, rehearsal dinners or any type of gathering of more than 125% of the properties sleeping occupancy are not allowed without prior written authorization from GARBO Premier Vacations.

10. WEAPONS: To ensure the safety of all of our guests, guns or weapons of any kind are forbidden on the property at all times, even if the guest has a concealed-carry permit.

11. INDEMNIFICATON: Guest agrees to indemnify and hold the Homeowner, RJB3 Enterprises – TX, LLC, Robert J Brown, III and GARBO Premier Vacations harmless from any liability for personal injury or property damage sustained by Guest or parties invited onto the property by Guest.

12. CANCELATIONS: Full payment is required at the time of booking. This payment is only refundable within 72 hours of the time of the booking is made. Cancellations or changes to stay dates, including changes that result in a shortened stay, are not permitted within 30 days of arrival, and any such changes will result in a penalty. Cancellations or changes that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival may only forfeit a portion of your stay and any applicable fees associated with the initial reservation.

13. DAMAGE WAIVER FEE: Covers unintentional damages to the rental unit that occur during your stay up to a maximum of $10,000. Any damages that exceed $10,000 will be charged to the credit card on file.

14. FALSIFIED RESERVATIONS: Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.

15. INCLEMENT WEATHER POLICY: Though we wish you a wonderful stay with wonderful weather, it cannot be guaranteed. No refunds will be given in the event of inclement weather.

16. MAINTENANCE AND ACCESS: GARBO Premier Vacations (or its designated agent) has the right to enter the Home at any time during the guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single-family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time or if the Home is unavailable for any reason as determined in our discretion, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

17. DAILY MAID SERVICE: There is no daily maid service.

18. DISPOSAL: Please do not put potato, carrot, onion peels etc. in the disposal.

19. WRITTEN EXCEPTIONS: Any exceptions to the above-mentioned policies must be approved in writing in advance.

20. RENTAL AGREEMENT: These rules do not replace or nullify any portion of the Rental agreement.

21. COVID 19 WAIVER AND RELEASE: Renter/Guest is aware of the Coronavirus/Covid 19 pandemic, its risks and recommended safety guidelines, and desires for GARBO PREMIER VACATIONS to book the home for the Renter/Guest’s use. Renter/Guest is staying at the property entirely at its own risk. Renter/Guest acknowledges that GARBO PREMIER VACATIONS has not and is not able to independently inspect or test the properties for the presence of Covid 19 and is unable to otherwise verify that any property is free from the Covid 19 virus. Renter/Guest hereby waives any and all claims against, covenants not to sue, and releases GARBO PREMIER VACATIONS, GARBO PREMIER VACATIONS's Agents, and Owner of and from any and all liability related to Covid 19.

GUIDELINES AND RULES SPECIFIC TO LAKE HOUSE Guests use the lake, bunk beds, walkway, dock, engage in water activities (e.g., boating, swimming) and bring pets at their own risk and agree to indemnify and hold harmless the host, property owner, and their agents from any claims, damages, or liabilities arising from such use, including third-party claims or legal costs, except in cases of gross negligence. Guests must comply with local laws, safety regulations, and lake authority (BRA) rules.

Lake, Dock, and Water Safety: • Children (under 18) must wear life jackets (U.S. Coast Guard-approved) on the dock & walkway or during water activities. Adults are strongly recommended to wear life jackets for safety. • Life jackets are provided as a courtesy in the storage shed near the garage. Availability is not guaranteed due to loss, theft, or misuse. Guests must ensure sufficient life jackets for their party, especially children, and provide their own if needed. • Return life jackets to the shed after use. • Children must be supervised by an adult at all times near the lake or on the dock. • Guests are permitted to secure their boat to the dock but must ensure proper mooring techniques. The host is not responsible for boat damage (e.g., from weather, improper mooring). • The lake and dock present drowning risks. Exercise caution and follow safety guidelines.

Walkway to Dock: • The walkway to the dock lacks handrails in parts. Use caution, especially at night or with children, to avoid trips or falls. Supervise children closely.

Bunk Bed Use: • Children under 6 are prohibited from top bunks. Supervise children to ensure safe use.

Pet Breed Policy • No exotic or dangerous animals, no dog or cat with any bite history, and no Pitbull, German Shepherd, Belgian Malinois, Rottweiler, Doberman Pinscher, Chow, Akita, Wolf or Wolf hybrid or any mix thereof are permitted on the property.
