Sleeping arrangements include two king beds, a queen bed, and two queen beds, along with a pullout queen sofa bed in the living room and a day bed in the study, which is ideal for children. The home features a spacious layout with two separate living areas, each equipped with 55-inch TVs, as well as TVs in the master and loft bedrooms.

Practical Information & Rules: Check-in is at 4:00 PM and check-out is at 11:00 AM. Pets are not allowed. To ensure a peaceful environment, please adhere to City Quiet Hours from 10:00 PM to 7:00 AM. Pool and hot tub use must end by 10:00 PM, and all guests must be inside the house at that time. Hot tub heating is included; however, pool heating is optional and available for an additional fee ($75/night March-Nov; $100/night Dec-Feb).

2. Pool and Hot Tub Rules/ Agreement- GUEST ACKNOWLEDGES that Owner/Host are not liable for any incidents involving the pool or hot tub. Guests will use Pool and Hot Tub at their own risk and waive any claim against Host/Owner. NO LIFEGUARD ON DUTY! There must be 2 people at all times in pool area for use and no children below 15 years old without an adult present monitoring the child. NO DIVING OR ROUGH PLAY! NO GLASS OR FOOD IN POOL. KEEP POOL ALARMS ON DOOR ON AT ALL TIMES AND KEEP DOORS LOCKED IF CHILDREN UNDER 12 IN HOME. CALL 911 if Emergency
3. Guest acknowledges his/her awareness of the following potentially hazardous conditions on the property: (a) tile and rock around the pool if present, or in the main home and around the any tub or shower in the bathrooms, can be slippery when wet; Guest agrees to use due care in the use of the premises, and waives any claim against Owner with respect to the condition of the premises, other than claims resulting solely from Owner's or their Employee's gross negligence or intentional misconduct. The property has a pool and hot tub, Guest further agrees that he/she will not permit running or dangerous play around the pool, on the pool deck or in the house and will indemnify and hold Owner harmless from any injuries resulting from these actions.
4. No smoking in the house (allowed on back patio).NO VAPING OR ILLEGAL DRUGS ANYWHERE on the property.
5. Guest agrees to abide by the City Code Quiet Hours between 10pm-7am. No loud music or yelling at anytime. If a neighbor complains to Owner about noise or other disruptive behavior, Guest will lose the deposit and be warned once. If another complaint arises or if Police are called to the property, Guest will immediately check out of property and will not get a refund of any rental amount paid. The noise ordinance is strictly enforced by the City.
6. Guests will not exceed the occupancy of 13 people at night and 16 during the day( 8am-10pm).
7. Host or Owner may make specific recommendations to guests. These are local, 3rd party services that the managing Host/Property Owner is assisting to arrange, and is NOT affiliated with the Host/ Property Owner, and by booking any of the available add-ons the renter understands they are not affiliated with the Host or Property Owner, and the guest/renter agrees to release, indemnify and hold harmless the Host and Property Owner for any and all claims related to any third-party activities.
