During the winter, the home is snowmobile-in/out, with the legendary Big Sky Resort just a 12-mile drive away, providing access to some of the biggest skiing in North America. For Nordic enthusiasts, the world-famous Lone Mountain Ranch is an 8-mile drive from the property. With sleeping accommodations for up to 8 guests, The Wildwood Lodge features a master bedroom with a king bed, an upstairs guest bedroom with a queen bed, and a bunk room that sleeps 3. The common area also offers a queen air bed. Enjoy the fully stocked kitchen, fresh linens, towels, and a starter set of personal amenities during your stay. For added security, the home is equipped with exterior security cameras, and pets are not allowed. Extended stays may require a mid-stay cleaning, which can be arranged with the property team.

The following agreement outlines the rules and regulations for properties managed by Wilson Peak Properties.
Authorized Use | Guests will use the property only as a vacation rental residence for short term stays. Guests will use the property for lawful purposes only and will comply with any and all local, state, and federal regulations.
Guest Duties | Guests consent property was received in proper condition, no wear and tear aside from that which Guest has stated, in writing, upon arrival. Guest will maintain and return the property in the same condition they received the property upon arrival. Guests shall be responsible for and pay for any damage to the property, including, without limitation, any necessary or appropriate maintenance and/or repairs required because of the actions or negligence of guests and/or guests agents, invitees, employees, and the like. Guests are responsible for securing the property, including but not limited to windows and doors. Guests will be responsible for any losses incurred due to guest's failure to secure the property, including but not limited to locking the doors and windows and keeping the garage door closed. All such charges shall be charged to Guest’s credit card. Guest authorizes the credit card on file to be charged. Guest is responsible for reporting any property damage or equipment not in operating condition upon arrival, unless otherwise informed in writing from Wilson Peak Properties.
Pet Policy | Pets are not permitted under any circumstance. Evidence of a pet will be grounds for immediate termination of the rental agreement. Evidence of a pet will result in an additional cleaning fee up to $800.00.
Smoking Policy | Smoking is not permitted under any circumstance within the interior of the property to include the garage. Evidence of smoking will be grounds for immediate termination of the rental agreement. Evidence of smoking will result in an additional cleaning fee up to $800.00.
Damage Protection Fee | The Damage Protection Fee is a fee built into the reservation booking total. This fee covers unintentional damages to the rental unit interior that may occur during your stay. Damages must be disclosed to Wilson Peak Properties before or upon check-out of your stay. The Damage Protection Fee covers a maximum benefit of $1500.00 for repairs to damages to the property so long as those damages are disclosed prior to the guest’s departure. All damages that exceed $1500.00 will be charged to the guest. The guest shall be responsible for all damages or alterations caused by the guests, and/or guest’s agents, invitees, employees, and the like during the specified rental period. Should any damages or alterations be assessed upon inspection after the guest's departure, the Damage Protection Fee shall not apply and the guest shall pay for the entire cost of repairs. Guest authorizes the credit card on file to be charged. If the charges or damages exceed the guests credit limit, the guest shall pay the difference immediately.
Check- In Policy | Check-in is 4pm or later. No early check-ins are available unless previously arranged with Wilson Peak Properties. If any guests arrive prior to 4pm without permission from Wilson Peak Properties, fees will apply. If Wilson Peak Properties finds guests have checked in prior to 4pm on the scheduled check in day without permission, a half day's rent will be charged to the guest's card on file. Guests consent to this charge. Guests may call or email 48-hours in advance to request an early check-in. Wilson Peak Properties shall not allow an early check-in outside of 48 hours' notice. Early check-in availability varies with the schedule of the property and is not guaranteed.
Check- Out Policy | Check-out is 10am or earlier. Upon check out, guests shall follow the check-out procedure listed in the Guest Book as provided by Wilson Peak Properties in the property upon arrival. No late check-outs are available unless previously arranged with Wilson Peak Properties. If any guests depart later than 10:30am without permission from Wilson Peak Properties, fees shall apply. If Wilson Peak Properties finds guests in the property later than 10:30am on the scheduled check-out date, a half day's rent will be charged to the guest's card on file. Guest consents to said charge. Guests may call or email 48 hours in advance to request a late check-out, Wilson Peak Properties shall not allow a late check-out outside 48 hours' notice. Late check-out approvals vary with the schedule of the property and are not guaranteed.
Maximum Occupancy | The maximum number of guests is listed within the property's description. The rental party shall consist of Guest and only those other persons who are specifically identified in this Agreement as being in the Guest party. Additional guests that exceed the maximum number of guests allowed shall result in immediate termination of this rental agreement and guests will forfeit all rental fees.
Assignment/Subletting | Guests shall not assign this Agreement or sublet the Property in whole or part.
Operation of Equipment | Guests shall use and/or operate all furniture, furnishings, appliances, electric, gas, and plumbing fixtures located in and around the property safely and only for their intended purposes. If a guest does not know how to properly use/operate any equipment, the guest shall contact Wilson Peak Properties for instructions. Any damage caused by a guest's misuse shall be the responsibility of the guest to have repaired and/or replaced. All such charges shall be charged to Guest’s credit card. Guest authorizes the credit card on file to be charged. a. Guest acknowledges that the water heaters on the Property have been set at a temperature of 120 degrees and fully releases and discharges Wilson Peak Properties and its principals, officers, managers, members, directors, employees, representatives, and agents from any and all claims, demands, and causes of action by reason of any injury of whatever nature which occurs due to the temperature of the water on the Property. Guest further agrees to indemnify Wilson Peak Properties and its principals, officers, manager, members, directors, employees, representatives, and agents against any suit, damage, loss, cost or expense (including reasonable attorneys’ fees and costs and court costs) arising from the temperature of the water on the Property. Guest acknowledges the temperature of the water at any given water outlet may exceed 120 degrees, in Wilson Peak Properties effort to ensure the water flowing from the furthest outlet from the water heater will reach 120 degrees.
Noises and Disturbances | Guests shall behave in a civilized manner and will respect the rights of surrounding property owners and guests. Guests shall not disturb, annoy, endanger, and/or interfere with surrounding property owners and guests or cause any situation or event that could be qualified as a nuisance. If excessive noise or disturbances occur resulting in notification by police or neighbors, guests may be asked to vacate the property and, in such event, shall forfeit the reservation and any money paid.
Parking | Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; any applicable fines/towing fees are the sole responsibility of the vehicle owner. Wilson Peak Properties assumes no liability. a. Properties that require parking passes will have passes available to guests upon check-in. Guests must display this parking pass on the rear-view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. Please leave the parking passes inside the property upon departure. If the guest checks-out of the property and does not leave the parking passes, garage door opener, or house keys at the property fees will apply.
Property Alterations | Guests shall not make any alterations in or to the property, including moving furniture, paintings, rewiring or moving electronics (TVs, stereos, etc.) Guests shall not use fastening devices, nails, or adhesive materials on walls or furniture. All media devices, TVs, Stereos, Gaming systems, etc. will be left in working order. a. Guests shall be charged at a rate of $60.00/hour if you unplug or reconfigure devices and Wilson Peak Properties need to troubleshoot or restore the system to working order for the next guest.
Hot Tubs | Hot tubs are considered a luxury amenity. For properties that have a hot tub, Guests acknowledge no refunds or discounts will be given if the hot tub is out of service during the guest's scheduled reservation. Wilson Peak Properties will do everything within its control to ensure the hot tub is fully functioning for each guest's reservation, if applicable. a. No children under the age of twelve (12) years are permitted to use the hot tub without an adult present at all times. b. No food near or in the hot tub and no glass near or around the hot tub. Guests' use of the hot tub is at guests' sole risk. c. Wilson Peak Properties makes no representations or warranties concerning the conditions and/or use of the hot tub. Guests are fully aware that the hot tub and surrounding patio/deck may be dangerous. Guests will learn about safety precautions during the check-in process and/or by reading the safety information in the guest book. d. A local, professional hot tub company sanitizes refills and replenishes chemicals in all tubs prior to guest's arrival. Therefore, the water may not be warm until later in the evening on the first night of the guests stay. e. Guests will rinse off before entering the hot tub to ensure the tub stays clean for the duration of the guest's reservation. Please use the chemicals as instructed! f. Hot tub covers are for insulation purposes and are not designed to support a person or persons. GUEST SHALL NOT STAND ON THE HOT TUB COVERS, they will break and guests will be charged for a replacement cover. All such charges shall be charged to Guest’s credit card. Guest authorizes the credit card on file to be charged. Please remember to cover the hot tub when not in use to maintain temperature. g. If at any time the hot tub looks cloudy or dirty, guests will cease further use of the hot tub and call Wilson Peak Properties immediately. h. Guest acknowledges that hot tubs on the Property pose a potential risk to Guests. Guests fully releases and discharges Wilson Peak Properties and its principals, officers, managers, members, directors, employees, representatives, and agents from any and all claims, demands, and causes of action by reason of any injury of whatever nature which occurs due to use of the hot tub and any related incidents on the Property. Guest further agrees to indemnify Wilson Peak Properties and its principals, officers, manager, members, directors, employees, representatives, and agents against any suit, damage, loss, cost or expense (including reasonable attorneys’ fees and costs and court costs) arising from the hot tub use, and incidents related to the hot tub on the Property.
Wireless Internet/ Telephone/ Satellite TV | Wireless internet and Satellite TV are considered luxury amenities; guests acknowledge no refunds or discounts will be given if the internet service or Satellite service is not functioning. Wilson Peak Properties will do everything within their control to ensure the internet is fully functioning for each guest's reservation. Most cell phones have good reception in Big Sky, please check with your service provider to determine coverage. Wilson Peak Properties is not responsible for limited or non-existent coverage.
Daily Housekeeping | Linens and towels are provided to each property. Daily housekeeping is NOT included within the reservation booking total. Guests can request housekeeping for an additional fee. Wilson Peak Properties cannot guarantee housekeeping will be available. Any reservation exceeding 10-days will be subject to a mid-stay clean. The mid-stay clean will be the same rate as the regular cleaning fee of the home. The mid-stay cleaning fee will be requested as an additional payment through Airbnb at time of booking. A member of the Wilson Peak Properties team will be in touch to discuss the mid-stay clean if this applies to your reservation.
Fireplace Policy | Guest agrees to NOT throw any paper or other combustible materials into the fireplace, other than the use of newspaper to start a fire. Guest agrees to build a fire within reasonable size to the fireplace, guest will not overfill the fireplace. Guests will be solely responsible for any damage done to the fireplace and any damage done to the property due to fireplace misuse. a. Guest acknowledges that fires on the Property pose a potential risk to Guests. Guests fully releases and discharges Wilson Peak Properties and its principals, officers, managers, members, directors, employees, representatives, and agents from any and all claims, demands, and causes of action by reason of any injury of whatever nature which occurs due to use of the fire and/or fireplace and any related incidents on the Property. Guest further agrees to indemnify Wilson Peak Properties and its principals, officers, manager, members, directors, employees, representatives, and agents against any suit, damage, loss, cost or expense (including reasonable attorneys’ fees and costs and court costs) arising from the fire and/or fireplace use, and related incidents related on the Property.
Storm/ Road Conditions/ Property Conditions | Guest acknowledges that Wilson Peak Properties does not refund due to (A) inclement weather; (B) malfunction of equipment and/or any Property amenities (e.g. TVs, DVDs, telephone, hot tub, internet, etc.) or (C) Acts of God i.e. natural disasters or other acts beyond our control. Wilson Peak Properties will make a reasonable effort to ensure repairs are made and that all equipment is kept in good working order and condition.
Ski Access | Wilson Peak Properties cannot guarantee snow conditions at the time of any guests scheduled rental and are in no way liable for snow conditions that contribute to limited or restricted ski access. Wilson Peak Properties will not be liable for any loss or injuries during ski activities.
Transportation Requirements | Guests may need to have a car or some other form of transportation in order to easily access restaurants, shops, and other services/ activities. Skyline Bus offers a free shuttle service to and from Big Sky Resort, and to other popular areas of Big Sky. The shuttle does not pick up directly at the property door steps. There are multiple pick up/ drop off locations for guest's convenience. Wilson Peak Property units are privately owned, no transportation service is available to guests.
Release and Indemnification; Assumption of Risk and Hold Harmless | Guest, for himself/herself, his/her heirs, his/her minor children, executors, other members of the rental party and any invitees, fully releases and discharges Wilson Peak Properties together with its principals, officers, managers, members, directors, employees, representatives, and agents (collective, “Related Parties”) from any and all claims, demands, and causes of action by reason of any injury of whatever nature which has occurred, or may occur to the Guest, other members of the rental party or any of Guest’s invitees, as a result of or in connection with the use of occupancy of the Property and hereby agrees to indemnify and, at the request of Wilson Peak Properties to defend, Wilson Peak Properties and Related Parties against any suit, damage, loss, cost, or expense (including reasonable attorneys’ fees and costs and court costs) arising therefrom, including, but not limited to, any claim or liability for personal injury, death, or damage or theft of property which is made, incurred or sustained by Guest, other members of the rental party or any invitee. Guest assumes the risk of all potential damages and losses associated with the occupancy of the Property and use of any of the personal property located on the Property. Guest acknowledges that Wilson Peak Properties and Related Parties cannot control aspects of the natural environment and that inherent dangers exist in activities in which the Guest and his/her party may choose to participate. Guest for himself/herself, his/her heirs, his/her minor children, executors, other members of the rental party and any invitees, agrees to hold Wilson Peak Properties and Related Parties harmless in all matters occurring as a result of the natural environment and any activities in which the Guest decides to participate. The provisions of this Section 24 shall survive any expiration or termination of this Agreement.
Inspection of Property | Wilson Peak Properties representatives and agents may enter the Property, at any time with or without prior notice, for any of the following purposes: (a) making necessary or agreed maintenance, repairs, decorations, alternation, or improvements to the Property, or to supply necessary or agreed services; (b) to verify that Guest has complied with the terms of this Agreement; and/or (c} in case of an emergency. Wilson Peak Properties will give notice whenever possible.
Violation of Agreement | If Guest violates any terms of this Agreement, Wilson Peak Properties may terminate this Agreement and enter and retake possession of the Property. Upon notice of termination of this Agreement resulting from a violation by Guest, members of the rental party, or Guest’s invitees, Guest and rental party shall peaceably vacate the Property immediately and forfeit all rental fees and deposits, in addition to any other damages or amounts for which Guest may be responsible in connection with such violation.
Governing Laws and Forum | This Agreement shall be governed by and interpreted in accordance with the laws of the State of Montana. Any action relating to or arising out of this Agreement shall be instituted solely and exclusively in the courts of Montana located in Gallatin County and any appellate courts therefrom. Guests specifically consents to the jurisdiction of such courts. The prevailing party in any legal action commenced to interpret or enforces this Agreement shall be entitled to recover all associated costs and expenses, including reasonable attorneys’ fees and costs as allowed by law.
Severability | Whenever possible, each provision of this Agreement will be interpreted in such a manner as to be effective and valid to the fullest extent permitted by law. If any provision of this Agreement is determined to be invalid, illegal or unenforceable, the remaining provisions of this Agreement shall remain in full force and effect.
