Welcome to Timberhaven Cabin at The Reserve at Bear Lake. Please review these guidelines to help protect the property and ensure an enjoyable stay for everyone.

Quiet Hours Quiet hours are from 10:00 PM to 7:00 AM. Keep voices, music, and outdoor activities quiet during these hours, particularly on balconies and patios.

Smoking and Upper Balcony Protection Smoking is prohibited inside the home, on the upper balcony, and in community common areas. Smoking materials and hot ashes can burn holes in the upper balcony’s surface, damage its waterproofing, and cause water leaks. Do not use fireworks, candles, portable grills, or other open flames on the upper balcony. Never discard cigarette butts or other materials over the railing.

Balcony Safety Supervise children on balconies and stairs. Do not climb, sit, or stand on railings, and keep furniture away from railing edges. Do not drag furniture or place hot objects directly on the balcony surface.

Parking and Neighbor Access Park only in the garage, front driveway, or back driveway. Do not block neighboring driveways or park on the street overnight. At the request of our northern neighbor, parking is prohibited on the boat turnaround easement behind the property. Keep this area clear of vehicles, boats, trailers, and equipment at all times so it remains available for access and maneuvering.

Windows, Doors, and Insects Keep exterior doors closed when not in use. Only open windows with intact screens, and close them when leaving the home. When closing windows, ensure they are fully seated and latched, as a window may appear closed while leaving a small gap. Please report any window or screen that does not close properly.

Heating and Air Conditioning Keep windows and exterior doors closed while heating or air conditioning is running. During summer, do not set the thermostat below 70°F.

Trash Disposal Securely bag all trash and place it in the designated bins at the clubhouse. Close bin lids after use. Do not leave trash or food outdoors, on balconies, or beside the bins, where it may attract wildlife and insects.

Registered Guests and Gatherings Overnight occupancy must match the reservation and remain within the listing’s maximum capacity. Obtain host approval before bringing additional visitors. Parties and events require advance host approval and must comply with community rules.

Common Areas and Amenities The clubhouse, pools, private beach, and other community amenities are reserved for registered guests. Follow all posted rules and supervise children at all times. Please respect community property and other guests using these spaces.

Pets Pets require advance approval and must comply with the reservation’s pet policy. Keep pets under control, follow posted leash requirements, and promptly clean up pet waste. Prevent pets from damaging furniture, doors, screens, or balcony surfaces.

Property Care and Reporting Treat the home, furnishings, and community spaces with care. Report damage, spills, leaks, or maintenance concerns promptly so they can be addressed before they worsen. Do not disable smoke detectors or other safety equipment.

Check-In and Checkout Check-in begins at 4:00 PM, and checkout is by 10:00 AM unless otherwise arranged. Follow the provided checkout instructions, remove trash, fully close and latch all windows, and lock all exterior doors. Let us know about anything broken or needing attention.

Community Regulations All guests must comply with applicable HOA rules and The Reserve at Bear Lake’s Covenants, Conditions, and Restrictions (CC&Rs). Violations may result in fines or other penalties.

Thank you for taking care of Timberhaven Cabin and respecting our neighbors. We hope you enjoy your stay!
